I'm not a member of the OCP, but I have been staying out here at the Texoma Shores Resort. This is a very nice and relaxing and peaceful place to stay. I have been here for awhile and John Michelle who runs this place are AMAZING!!! They are always so friendly and helpful. The park stays well maintained, it always looks nice an mowed. The restrooms and showers are always clean. I'll stay as long as long as they let me. I really like this place and I try to tell everyone I Kno about it. Thanks

Being a part of Ocean Canyon has been a great experience! I love coming to Tres Rios RV Resort, Ocean Canyon's North Texas location (One of their premiere facilities in my opinion.) The mature oak trees along the river create a beautiful setting! Many of the spots are shaded and my dog loves that! I especially appreciate the staff at Ocean Canyon Parks; They always go above and beyond to make sure our needs are met. They have free donuts every Friday, daily bike rides. My kids LOVE when we go to an Ocean Canyon park! Lots of friends and fun activities! I would recommend a stay at this park to anyone! This strand of RV resorts really puts the emphasis on family and friends with a lot of different activities. Adults and kid's alike will enjoy the beautiful scenery, adult and kid crafts, card games, dominoes, swimming, hikes, bird watching, fishing, potlucks, Church service! I especially enjoy the "date nights" they put on! Every Thursday, us park "regulars" get together for a date night at a local restaurant! I have made many new friends from my stays with Ocean Canyon and can't wait to make more!

We now have a great Housekeeping Supervisor and Crew at the OCP Mtn Lakes Resort! I have experienced the results of their hard work! Beautiful clean and updated facilities! Thanks to the management for putting Chris Brewer and her crew in place! Super Job!

We have been members since 2016, Overall just okay with it. We have stayed at almost all the properties. The staff are always pleasant and helpful. Usually plenty of activities going on if you choose to participate.
What we do not care for is the poor quality of the RV sites. Most are unlevel, are grass, dirt or if you are lucky gravel. Roads are generally not in good repair. Visiting any in the rainy season makes enjoying your site impossible.
The utilities at your site are generally in good working order.
Location, location, location properties seem to be isolated and often quite a driving distance from civilization. Not all bad if you want to get away.
We will be leaving Texhoma Shores tomorrow if we can get out of our mud hole site.
We have canceled our reservation at Millwood Landing as we have been there before during rains and do not wish to repeat another visit there while it is so wet. Golf course is not very playable on a good day much less as a swamp.
Curious what if any improvement we will find when we arrive at Mountain Lakes, or is it getting worse too?
Disappointed that for all the money membership costs does not appear any of it is going back to improving RV sites.

I'm an employee at (Ocean Canyon Properties)Mountain Lakes Resort located on the banks of the beautiful Lake Guntersville, and Tennessee River. As an employee, it feels more like I'm on a daily vacation at place that's surrounded with beauty and something fun for all ages daily.

I am just returning to Mountain Lakes Resort after being gone for the past 6 months and I noticed the first time I used the facilities in the clubhouse how clean it was. House keeping is doing a great job keeping the facilities clean. The entire park is looking good. Thanks to all for their hard work!

This tries to be a good camping resort, unfortunately there are a few drawbacks. The outdoor pool is always grimy, the picnic tables are old and warped, and the main road around the sites is full of some pretty bad potholes. I would only give Mountain lakes more than a two star review but these same issues have been this way for years! Also the new cafe due in July is months away from being finished. If they would only do maintenence on the easy stuff, like cleaning the pool on a regular basis and replace the boards on the picnic tables it could be a four star!

We have been at Texoma Shores Resort for about 3 months and absolutely love it here and plan on staying as long as they'll have us . John and Michelle were very helpful before arriving and continue to do so. They are always busy trying to better the park. There is just no words to describe how much we love it here and " the kids". They are being adopted as our own . Great place

I have been to most of the campgrounds. Esoecially love Branson. Billy Gails across the street is always the best breakfast. We went to so many shows and near Silver Dollar City. Going to Tres Rios to see the promise and the dinosaur area
Caught my first fish at Mtn Lakes.

Company has very poor customer service and will lie and pressure you for hours until you finally give in . We have used our membership twice and have been paying our fees and dues . Even though we are not happy with the product and even called and told them not happy and was lied and pressured into getting it and wish to cancel membership . We were told since they weren t there at time of sell they have to assume I m the one lying not the sells man and since we signed a contract there was nothing I could do. No customer service at all .
