Very unhappy with the entire experience. The management at the Rosemont Plaza leaves little to be desired.Originally, they moved us up to a more expensive apartment saying the one we wanted was just leased out from under us. My daughter needed to vacate her lease early and though we found a replacement tenant, they kept our security deposit, then tried to charge us for carpet cleaning that was not done when we moved in. I found Ann, the on site property manager, very difficult to deal with all the way around. She made moving in and moving out nearly impossible as she was not flexible on moving times. Housing is not ideal in the area but I would definitely stay away from this place.

I have been living in Rosemont Plaza for a little ...

I have been living in Rosemont Plaza for a little more than six months now. Like any apartment building, it has pros and cons. Here s a comprehensive list what I ve noticed so far.

Pros:
-It s centrally located, and I ve never had problems turning in and out of the complex. If you re turning left into the complex it might take you a little longer, but you can always go as the stop light turns. No issues there. Most importantly, the area and the building are SAFE.

-Anne in the office and Preston in maintenance have been amazing since the day I moved in. I had very short notice from my moving company that my furniture had arrived, and Anne helped me reserve an elevator on the spot! Any issues I ve had maintenance-wise have always been resolved within 24 hours.

-Neighbors are great. I m sure this depends on your floor and unit, but I have dealt with A LOT of issues with neighbors in the past, and so far I ve not had any here. The population here seems to be graduate students and older.

-My unit is beautiful. It was remodeled before I moved in, which I m sure has something to do with it. I m not sure if all apartments are of a similar quality.

-Rent is very nearly all-inclusive, with the exception of Internet. With that considered, I think it s a pretty fair price for the area, though it is still a little high in my opinion.

-There is always parking available. BUT, I will say that because this building also has commercial use as well, it is really tough to find a good spot during business hours, and you often have to park in the back lot. That said, it s not a bad walk. Just a little inconvenient.

-The building provides shopping carts so that tenants can use them for groceries, luggage, etc. I thought this was an awesome idea!! It saves your arm muscles if you have a parking spot that s a little farther away.

- Excellent water pressure and hot water.

Cons:
-The AC/heating unit doesn t cycle - it s just on or off - and the temperature is chosen by the management. This was more of an issue for me when it was cold outside, because for some reason the heaters were set to Arizona in August temperature. You can adjust the fan speed though, which helps you be able to moderate the temperature. Not the end of the world, but not ideal.

-The laundry room seems to always have machines out of order and is often crowded. The dryers are awful. Even on the lowest delicate heat setting, they burn my clothing. I am also peeved about the fact that we have to pay for laundry considering the rent prices in the building, but I am not from the area, and I hear that it is actually typical to pay for laundry. I just don t like shelling out 30 bucks a month.

-The building allows smoking in individual units. This was unheard of to me. Where I m from it is illegal to smoke any apartment building, even in individual units. For me, this has not yet been an issue, but I can t imagine if someone in the unit below or next door to me smoked. My furniture and clothing would be affected, and there s is nothing anyone can do to tell them to stop, since it s legal.

-There is somewhat regular construction, though in my opinion it has never been terribly disruptive. I will say that it is frustrating that sometimes tenants get only 24 hours notice of water being shut off, because if I don t leave my apartment during that time, I won t be aware. I work from home a few days a week, so that has been an issue at times for me.

-I did notice the whole 90-day notice to move out thing...I think that s asking a bit much. Every other apartment I have lived in has had 30-60 days notice, and most of the time it has been 30 days.

As a side note, I ve never lived in a building this big before, and so I am quite enjoying the little perks, like having elevators and a trash room (with recycling!). I think anyone else moving here from a smaller walk-up building will also appreciate those tidbits!

It's been about six months and my experience has been ok. Anne is responsive and helpful whenever I have concerns. However the laundry room needs new machines ( I don't think they clean well and they are always out of service), the maintenance staff do messy work (painting, walls, the flooring). I don't think they had the chance to inspect my apartment before I moved in...I would mention how I know but I won't on here. The rent is affordable and it's right next to Rosement Station so it is convenient for me so I can't say I am very unhappy but I can only give 3 stars. I hope this helps someone.

My husband and I have lived in Rosemont Plaza for two years before we moved to NJ. This has been wonderful two years for us.

People - Anne and her team are great! Always friendly, available and responsive, professional.

Location - walking distance to Villanova U, train station, McD, and CVS. We occasionally walk to Acme as well.

Unit - not spacious, but good enough. Two closets in a 1b1b Bigger kichen than most of other comparable apartments in the area.

Utility - all included. Nothing to complain. You have three heat/AC levels to pick so personally I don t think it is inconvenient.

Elevator - definitely a plus. They also provide shopping carts for your grocery!

Cons maybe? - We are not super sensive to noise but you may be aware already this is a complex on the busiest road. Coming with convenience is construction, busy traffic, etc.

Anyway, great memories. Recommend!

Stay far away if you are a commercial tenant! During Covid they did absolutely nothing to relieve financial burdens for tenants. Zero financial credits - even though you could not use the space. They also were not in compliance with CDC recommendations/mandates and had to be informed about this! In addition, they have handicapped parking that does not meet legal up to date sign requirements, and thus police will not fine violators. Rosemont was told about this several years ago and to this day have done nothing to fix it. Thus people who are not handicapped constantly park in the spots w/ no consequences. Finally, they have a landlord who is amazing at community events for residents, however, if you have any type of conflict or complaint about the building, they become extremely reactive/defensive and you receive little to no help.

I lived at Rosemont Plaza for 2 years and would've kept living there if I had wanted to stay in the suburbs. It is a great place to live and easily the best rental experience I've had.

Cleanliness: Extremely clean building. We never had a problem with any pests. Lobby, elevators, public spaces were all extremely clean (even before covid). Usually when I've moved into apartments, it's had only a cursory cleaning, but this apartment was spotless.

Maintenance: It's clear the maintenance staff knows what they're doing. We had one issue with the shower and a door when we moved in and it was fixed the next day (despite neither of them being emergency issues). We never had another maintenance issue - likely because the building has really good routine maintenance going on. Also, top notch snow removal in the winters.

Management: As many other reviews have noted - Anne is an incredibly effective person! She's resolved any issue we've had promptly. She's very personable and genuinely seems interested in the well-being of the residents.

Residents: All positive interactions. The people I got a chance to know were friendly. Either the walls are pretty solid or my neighbors were all very silent because I could not hear the people living next to or above me.

Location: My apartment faced lancaster - regular traffic noise was not noticeable. I only ever remembered I faced lancaster when street construction was happening (which is unavoidably loud). Also, the walk to the regional rail station is 3-5 minutes.

The only downside to living here was the internet provider. The internet connection was slow and there were outages often. Most of the time I could wfh/stream tv/play online video games, but you don't pay an internet provider for "most of the time" internet service.

I lived here for almost 4 years, and i cannot find a better place than this. The absolute good thing is the maintenance. Maintanance guys are really cooperative and extremely humble and decent, especially coba and prexton. And the maintanance is done on the day or the very next day the day aftr you raise your tickets. The manager Anne she is a lovely, understanding, friendly and very helpful lady. There are lots of shops nearby , all are walkable distance. Peaceful, and most important crimeless place. I will definitely miss this place. We are moving just bcz of the work change or else would have lived here for many more.

My stay here has been most enjoyable. All problems were handled quickly and without fanfare. I owe this to the office manager whose even temperament managed to get things organized quickly even though the paperwork appeared to consume her and her desk. If ever they are able to clone someone, Anne has my vote to be their first. What a gem to have in your organization.

I d like to start by saying I don t frequently review apartments and I m not usually critical. However, my experience here was by far the worst I ve had as a renter. Here s a few things you can expect living at the Rosemont Plaza:

The busiest, loudest intersection on the Main Line. The traffic outside the apartment is extremely heavy during rush hour, making it impossible to turn into the building. Prepare to wake up each day to the sounds of honking horns and good luck trying to turn in/out of the apartment at peak times.

Very poor insulation the walls and windows are so poorly insulated you can hear a conversation going on in the parking lot even from the higher floors and all your neighbors. There s no privacy.

No central air or heating. Each apartment in Rosemont Plaza has a wall unit that only has heat in the winter months and cool air in the summer. There s no temperature controls, and if it s an unseasonably warm day from November-April, there s no way to cool down the apartment and the air becomes very dry.

Construction. During my time here, the construction was frequent on my floor to retrofit existing units. This was very loud and disruptive. Water was turned off often. There s no getting around the building s structural frame is very old and the renovations don t mask more fundamental problems with the AC, plumbing, insulation, and air quality.

Inflexible lease terms I had to switch to a month-to-month lease because I wasn t sure when I would need to move. This came with both a rate hike, which is pretty typical, and the stipulation that I had to give 90 days notice to move. Why are you paying a premium for a month-to-month lease if it doesn t give you the flexibility to move? I ve never encountered this before in any apartment contract.

The whole process of terminating the lease was also about as pleasant as pulling teeth. I suggested a date well in advance of the 90-day notice that I d like to vacate and was only later informed my proposal would require management company approval. They did not let me know how long this approval process might take. It took months of back and forth to finalize a date and this process seemed cumbersome at best and really time-consuming for everyone. I think this could have been avoided by being transparent with tenants from the outset of those pre-approved dates to vacate and have them select one.

By the end I was just counting the days until I could leave. The icing on the cake was the security deposit was also returned a month late Pennsylvania law requires that deposits be returned in 30 days. It was not. I honestly have no idea how this apartment complex received so many good reviews.

I have been going to Rosemont Plaza for years seeing a Dr. there. The place is spotless, the staff could not be nicer or more helpful, and the location is ideal for the main line. The lobby is beautiful. Anne, the general manager, is awesome! Check the place out!!

I have been living in this apartment for almost one year. Ann is the best manager I have ever met. I have to go to another country and stay there for several months. When I come back, I would like to rent this apartment again.

Terrible place to live. I lived there for four ye...

Terrible place to live. I lived there for four years with my fiance. The place has old blue carpets very outdated, electrical and plumbing problems. Lights and cable go out when it rains. The apartments are small and cramped, management is terrible. Anne the so called manager will lie straight to your face and is is very rude. Do yourself a favor and find somewhere else to rent.
