Facilities and staff are great. My complaint is about the compliance process. I totally understand the need to have residents comply with architectural issues. We do not want to live in a neighborhood where people get to display pink pigs in front yard. However, the process at Mt Park is archaic at best. More importantly , the people involved are less than helpful; rude maybe a better description.
My first experience with the HOA was when my contractor built a small garbage can enclosure in my front yard. I was out of the country when it was built and returned to find a less than attractive structure. I immediately asked my contractor to fix it. As I was fixing the issue I received a less than friendly letter from Mr. Mecelino, the HOA enforcement officer. I immediately contacted him, apologized and told him the structure was being removed. His response was to remind me of the potential fine.
Last month I had the interior of my house painted. While the painters were there, I contacted him to tell him I was considering painting the garage doors with the same color. He said i couldn't. I told him painters were there already and it was going to be the SAME COLOR. Again, his response was that I would be fined.
About three weeks ago I sent in an application for redoing my back deck. I was unable to apply for the approval by email after repeated attempts. So I delivered the application to the office by hand. After the committee met I was not informed of their decision. I called, I emailed, I sent carrier pigeons. The crew is starting in few days. I finally was able to find out that it was approved by calling for the third time. I just don't understand why it has to be this way. Worst compliance process i have ever dealt with.

Great gym and overall facility. It can be busy in the evening (as with any gym) but is usually very empty during the day. The staff is generally friendly and nice. There is sometimes a bit of a vibe like you are in a government office. Basically, a business where customers have a choice tries a little harder to be accommodating. Most "customers" here don't really have a choice but to belong to this "club" so the staff can just kind of coast along without really going out of their way.

My only real complaint is for the staff to PLEASE police the weight room better. There are constantly people slamming weights around, talking on cell phones, moaning while throwing weights, leaving piles of sweat on machines and just doing all of the things that are against the rules in every gym in the world. I know in the past I've seen the obligatory list of rules posted but lately it seems to have disappeared. Some increased signage reminding people of the rules would likely be a good first step.

Weight room layout is very poor and doesn't make sense. There is a little cardio/weight room area in the hallway that has no mirror. Most weight rooms at least have mirrors to check form.

Staff does not enforce rules that should be enforced (i.e. not allowing people to bring their babies in strollers into the weight room--yes, people do that) but chooses to enforce rules that are not listed. I've seen staff tell a couple of people not to move things into different rooms. This seems odd, because each room is so ill equipped, that people need to move things into different rooms just to get in a normal workout. Maybe the association should work on better equipping the gym.

Gym is EXTREMELY crowded from 4:30-7pm, which is normal BUT there is barely any space for anyone to move around. Should consider expanding the weight room.

Not to mention the stair master machine, which I see people frequently use, looks like it is about to fall apart and is from the 80s. The one time I tried it, I was genuinely scared it was going to break on me. I had a friend who said he emailed them a year ago about the machine, but of course, nothing has been changed.

Wouldn't go to this gym, but I technically pay for it through HOA fees, so might as well. Also noticed that staff turnover is very high. Note that the hours are pretty awful too. Only opened until 7 pm Fridays and 9p.m. Mon-Thurs. Weekends are significantly less.

The Mountain Park H O A is made up of a membership of residents who are thousandaires, trying to act like millionaires. In other words, phonies. The H O A Board, reflects those attitudes. This has been going on since the birth of Mountain Parks and is part of the reason that Mountain Park has always lagged behind the rest of Lake Oswego in property value levels, even though the homes in MP are on average larger than the rest of LO and this EXCLUDES those home ON THE LAKE. The Board of Directors have almost always been made up of the same types who run for school board, city council, etc. In their defense however, MP is only a part of LO which is a cesspool of liberal thought and populace and I urge you to not even consider this city for living purposes.

During Covid-19 the rec center was closed. Totally unstable do to the circumstances. The problem that I've faced is them being unwilling to refund any of our money (we paid upfront as is required) for the nearly 4 months that the center was not open. In addition, when they reopened the times that are available to be "reserved" do not coincide with any normal 9-5 job, making the facility completely unusable for the majority of the people that pay for it and expect it to be available for them to use.

Like other areas of Portland, Mt. park can't meet the needs of the home owners. An out dated model that is straining to keep up with demand of its growing population. FYI- The HOA fee doesn't apply to renters (the property owner pays the due) so a family of 4 can suddenly move in, and congratulations they may use any of the resources as a resident of Mt Park weather they be renters or home owners. You will be subsidizing any class that requires a sign up that has already been filled to capacity that you were assured was available, including the well advertised school. When as a new home owner, I asked why Mt Park isn't meeting the needs of those that are paying for the HOA, I was told too bad the rules are what they are with no future plans to accommodate for the booming population growth-Welcome to Mt. Park, the line starts here.

We pay for the gym because, as homeowners, we don't have a choice. However, we would never consider using it: the staff is extremely rude and the whole atmosphere is just depressing. I think even one star is too much

I detest HOA's, They require home owners to conform to a preset list of rules and standards based the opinions of small group of executives. This inhibits the home owners freedom of self expression with with their own property.

I don't know about the actual homeowners administrative and billing side of this organization but I went to the their club house for a kids birthday and holy cow it's beyond amazing. They have a giant pool area with a built in lazy river and whirlpool type area. I have never seen anything like that outside a water park in california. They even have a huge industrial size water slide to boot. My kid was too small to ride it and I couldn't leave her alone, but it looked really fun.

As if that wasn't enough they wheeled in a shave ice machine for the party and made shave ice for everyone after swimming. I would totally love to sign up for a membership here sometime. I bet it's expensive, but at least for the one time I have been there I really thought it was super nice.

It was also very clean, updated, and somewhat easy to find.

We are wondering how many Mt. Park residents have noticed the complete deterioration of our open spaces, walkways, parking lots, entrance gardens and parks. One would have to have walked these areas we have mentioned for a number of years as we have to realize the severity of the problems faced by this community. The once beautiful community of Mt. Park looks like an overgrown and abandoned property. If one walks off the beaten path of roads, parking lots etc., one will notice weeds, undergrowth out of control, paths encroached by blackberry vines and dead branches . We have lived here for 23 years and we are appalled and worried. From what we can tell, NO maintenance has been done in months and month. We have heard that a "skeleton" crew has been doing work. Skeleton? Why? Our HOA dues, in part, cover the maintenance of facilities including outdoor assets. We would like to suggest that concerned homeowners do two things: get out and walk the pathways and common areas and go to a board meeting and report your observations to the manager of the HOA and the board members. We plan to. Our home values depend, in part upon the appearance of our community.
