Appraisal from QL. They did not include an entire...

Appraisal from QL. They did not include an entire newly finished basement with bedroom and bathroom and an egress window which is well over 500sf. He didn't include the composite deck. He came in at 23K less than appraisal I recently had in Dec, which I was just trying to see how much I gained from adding the basement. Not even did he come in less with appraisal, he came in less than some of the homes that are fore sale in my area that don't even have a finished basement. I even showed him the paperwork from the previous appraisal. As the other person stated I'm sure this will hold up my process as well.

Metro west's appraiser was Johnny McGlothlin. He came to my house and he did the appraisal. He knew nothing about this little community and took Comps from a totally different area where you can buy a house for half the cost. He came back with the appraisal which we disputed. The company did nothing for us to help. They charged an outrageous fee for sub par work. Don't expect to be treated fairly by this company.

Id I could give it negative stars I would. Worst customer service ever. Took 6 calls to get the appraiser on the line after her first call to me. Answered the call and said "sorry we've been missing each other???" Missing each means you've actually tried to call me back. Appraisal itself came back at minimum 20k below market strictly based on lot size. One of the primary comps was the identical floor plan to our house, but only had 3 bedrooms and a loft, where ours had a built out 4th bedroom. The comp had all original appliances and 0/zero/zilch/nada upgrades. Our lot size was 2200 sf larger, which is extremely rare for the area, and has upgraded flooring, kitchen, and backyard. She initially valued our house at 5k less than the comp, and after a rebuttal increased to the same exact value the comp sold for 2 months ago. What kinda of funky math is that? Bigger lot, upgraded, but same exact value in a "stable" market according to them??? What an joke. If you get them on an appraisal, request another asap.

I got my home appraisal for QL refi through Metro-...

I got my home appraisal for QL refi through Metro-West and it was the most un-professionally handled and NEVER recommend this firm for an appraisal.
The appraiser spent 5 min and did not even measure living space, then provided appraisal. It was 300 sq. ft. off the actual measurement, # of room count was miss, the energy efficient item missing, etc.

I had no choice to go with this firm for QL had hired. But, really un-professional

If I could I d give a 0 star. This company is a nightmare and according to the rest of the reviews they are consistently trash. Low balling appraisals and then provided proof of their in competence they refused to change it. All this and more happened to me along with getting hung up by the company and had to pay for another appraisal to show they were $15,000-20,000 under. These people are fools that try to screw with others. They are trash and should not be used

Disgusting. They sent someone who reeked of cigarette smoke into my home who had no clue what they were doing. I paid $525 to have this guy walk around my home ask me 2 questions the entire time and take cell phone pics of my house. I feel violated and way overcharged.

Appraiser was selected by Quicken Mortgage. The appraiser missed 350 SF of livable square footage despite the room being connected to central air/heating system. This caused the house to be under valued by around $30,000 and resulted in a 2 week delay in closing despite photographic evidence and a HVAC report being provided at the seller's expense proving the room is conditioned. Prescribed repairs were completed by the seller and the appraiser missed two final inspection appointments causing another one week delay. Terrible experience caused by appraiser and will never use or recommend Quicken again because they choose to work with such an inept company.

Worst appraisal company ever!! My husband works with a lender and I work with a real estate agent. We see appraisals on a constant basis and we know many appraisal companies but by far this is the worst one. Smaller homes than ours within less than a mile radius from our home have sold between $275-$310k. Our neighbor just sold her house almost identical to ours. Her house was without a pool and smaller lot compared to ours and it sold for $285k less than 2 weeks ago. The appraiser for this company just came on Friday and had the odasity to say that our house was worth way less than our neighbors. Not sure how this company is still in business. Can't believe quicken loans uses them for all their appraisal. Unfortunately if we decide to REFI again in the future we will be going with a different lender just to make sure our home is not devalued by this ignorant company. If I could give them a negative 5 stars I would.

This appraisal company was picked by the federal government out of Detroit to do an appraisal on a country home that was well over the value they appraised as is.
They visualized the repairs that I haven't even made yet $40,000 worth and still value the property $40,000 less than what I would have paid for it, completely ridiculous there's a reason they get one star every time!

Flipping a house must have 2 appraisal if sold in 90 days for fha mortgage.
first appraisal came in at $140,000. 4 days later sent
Metro west Brent parker out he comes in at $120,000.00 with his appraisal.
Crazy $20,000 lower then the first appraisal.
Then his appraisal gets put on the house for 6 months.
Now conventional only.
