This title company basically held my for sale by owner contract hostage for 41 calendar days. The lawyer stated that I needed to do a quite title action (sue the previous owners) against the previous owners since he stated some of the paperwork was done incorrectly. The lawyer also stated this action would cost between $1-2k and take 1 to 2 months to complete. I ask him to find another way to get me title insurance on this cash sale and I waited, week after week, for some type of assistance.
Finally out of frustration, I spoke with another title company I had done business with before in FWB (First National Land Title) and they agreed to help me close my land sale deal. FNLT could have closed my land sale deal in 3 days if I did not need a survey.
I do not recommend this company. If I did not have a patient buyer I probably would have lost this sale due to this title company either not researching the previous paperwork fully or the lawyer intentionally trying to get me to do legal work that was not needed. As someone selling For Sale By Owner, this was a very stressful situation and I am glad I got a second opinion that helped me close this sale with another title company.
