Mahon and Rutledge has always delivered good quality reports regardless of the time crunch we are in. It's really difficult to get both accurate and timely information but Mahon and Rutledge gets the job done every time.

M&R has completed multiple appraisals for our investment properties during new purchases and refinancing. I have worked with many appraisal companies and can confidently say that M&R is the best in the business. Exceptional service, timely delivery, transparent fees, data driven appraisals, and most importantly end to end consideration of a property beyond just numbers on a spreadsheet.

9/24/2020 : The appraisal report is past due from ...

9/24/2020 : The appraisal report is past due from few days and I am watching it more like a dog. The appraisal inspection has been done nearly more than 2 weeks ago. The Report is still not turned in. We cannot close the loan in timely fashion because of this. Please - Sincerely- I beg your help if anybody is watching these reviews. Our EM is on stake. If anybody from this firm can help, please help in this issue.

9/26/2020 : Andrew - contacted me about the issue based on this review. I can just tell one thing about this man. He is super passionate about his profession, care for customers, listen to customers and guarantee what is meant by customer satisfaction. He took appropriate action, spoke with the actual appraiser to expedite it. Imagine what, on night of 9/26 10 PM - I get a message that appraisal report was turned in. What a relief ? Thank you Andrew. Keep up your passion. You definitely deserve a 5 star rating.

I have had the pleasure of having a continued relationship with this company for almost two years now. In those two years they have gone above and beyond in meeting all expectations. They have treated us as if we were the only client they serve and as if we were always top priority. Any updates have always been communicated in a timely manner, any issues that we have come across were always addressed promptly and efficiently. Overall, we love Mahon and Rutledge and look forward to many years of continued service. I own multiple properties and have had dozens of appraisals done. By far, Mahon and Rutledge has the most professional appraisers I've worked with. This isn't a mom and pop shop, they really have it down.

Horrible experience. Not a direct client to their services but the GC on a project and John Eng their rep initially came out to my clients property that they were trying to refi and he didn't know anything about CMA (Comparable Market Analysis) or values around the neighborhood. Mind you the property is significant and hard to comp because it's 2 acre SFR home with great zoning and a creek in the back. I told him I am an investor builder as well as GC so I do comps a lot and that I work with tons of like minded people in the industry so can help him with his appraisal insight by providing the neighbors appraisal that he just did recently as well as put together a certified CMA. John and I had a great conversation so I thought cool, this guy is nice. Fast forward the loan company ask for another appraisal for the as is value. I am not there to meet John but he calls me and ask a bunch of questions. I help him out again to create his, as is value. It comes back way lower than the land tax assessment by the county. I call him and and he mentions I cannot contact him. Ok that's fine I did not know this so I just send him an email of my research at the counties website and share reference points just to observe not to persuade, just send information as I did with my initial help. Mind you this is not to persuade him but to help with his impression as I did initially when I sent him info on my neighbors appraisal and a certified CMA that I paid for so I didn't think it would be a big deal since this is what transpired last time. However he told the loan company reported to my client who did not instruct me in anyway that I was in breach and would not use my information I sent him to because the client requested a second assessment by the appraiser. The client fired me becuz of this breach and didn't get the loan. How deceiving is this that he ask for help on the initial appraisal so I oblige and help him than I felt he just needed extra perspective with all due respect to his experience. But to say I breached when I helped him initially is bogus. What kind of flip flopping ethic is that. I feel like I was taken advantage of and in the end I lost a client. Why use information when you need it but call insightful information a breach when you obviously submitted a bad appraisal. It's unfortunate cuz I don't know any of the rules of being an appraiser....I'm the GC. I just feel the rep was very inexperienced so I wanted to help. I didn't realize it was any kind of breach if I helped him already.

Our company has ordered appraisals through Mahon & Rutledge for years. With that said, their quality of work has always been consistent and above industry standard. We have worked with multiple different staff appraisers at Mahon & Rutledge and every experience has been professional and timely. One of the best!

Being a real estate broker, I understand the significance of an accurate appraisal. M&R has performed countless appraisals for our company, not a single one has been inaccurate. Their customer service is top notch, they'll always answer any questions thoroughly and promptly. M&R is highly trusted and I would recommend them to anyone.

Mahon & Rutledge is a joke.
Their pretty good about employing incompetent people to do their work. H & W Appraisal
They have no clue about time management.
They have no common sense what so ever.
What sucks is their going to continue to get handed work. They are going to continue to infect the Puget Sound like a bad Rotovirus.
