I am so happy I found this apartment! Coming from ...

I am so happy I found this apartment! Coming from just the other side of Westwood Village, dealing with loud neighbors, trash left in hallways and so much more, this place has been a dream come true! Still walking distance to school but without the headache of dealing with close to campus living! Nia & Dominique in the office are so great and have been so helpful throughout the whole move in process and are always so responsive. You can really tell that they care about making sure you're happy and understand everything when applying and signing your lease. The maintenance team here is also so great! Everything is always so clean, even the hallways and the gym smell good! I'm so excited I finally found a great apartment!

WARNING: If you are thinking about living here, DO...

WARNING: If you are thinking about living here, DON'T.
Trust me, don't do it to yourself. The single pro about this place is that it's very pretty, but there were so many constant issues that I've never experienced elsewhere. Not to mention- this place is MUCH more expensive than anywhere else in the area.

I have listed my issues in the following 5 points.
(If you are still considering moving here, after my warnings, ask Nia or another office employee there about these points, I'm willing to bet my life savings that they won't have a good answer for any of these.)


2. The building is exceedingly old, which stems many issues. Black mold is constantly popping up in the bathroom and kitchen, and the walls are paper thin so you can hear everything your neighbors are doing. Everything. They can hear everything you are doing as well.
3. Drive a car? DON'T move here. There is no free parking anywhere, so you are stuck with paying exorbitantly high prices (>1K/month) for a parking spot underneath the building. But theres a +1year long waitlist for one of those spots, so you won't be able to get those either. I wouldn't park on the street either, street cleaning means the city will constantly ticket you.
4. Like online shopping? Order stuff from Amazon? Half of your packages will get either lost, or stolen. The people in the office only work until 9am-12pm, 2pm-5:45pm weekdays, so if your package doesn't get delivered during those exact times, no one is available to open the gate for the delivery driver. I've had Amazon packages delayed +1 week.
4. Horrendous service. Nia, one of the office employees, is unpleasant at best, and they are constantly confused, constant miscommunication with each other, loosing paperwork, arbitrarily charging fees, and unable to answer the most basic questions.
5. There is a HUGE homeless problem. Homeless people are constantly breaking in. Why? because the gate is broken, and easily jimmied to get in. I once woke up at 3AM in the middle of the night to a homeless man banging on my door. If you are a woman living on your own, you know how absolutely terrifying that can be. We call the police constantly, and still, the problem persists. They need to replace the lock with something like a smart keypad, not a keyed lock thats easily broken into.

TL;DR: Don't live here. No A/C, and they don't let u use your own. Mold, thin walls, no parking, lost packages, bad service, and homeless people breaking in.
There are so many better places to live near Westwood (just across the street too!) that are so much better than here. Trust me, don't live here. You will waste your money and regret every second of living here.

We were looking for an apartment for my niece while she studied at UCLA. The apartments are very close to UCLA. They are very quaint and on a quiet street in the busy Westwood Village. It is a gated community and very secure.

There are many nice things about the apartments but the best was the property manager Nia. She was very helpful throughout the leasing process and beyond. She was very professional, considerate and a big advocate for us. She went beyond her way multiple times to accommodate our requests and help us out. I would recommend these apartments just because of her though that would not be the only reason.

Thank you Nia and maintenance team for making this the best apartment I've had. Everything is always clean and anytime I need maintenance for something Nia sends her team right away and everyone so nice and friendly I highly recommend Lindbrook Manor.

I've really enjoyed my time at Lindbrook Manor. Any service requests were taken care of very quickly - often within 24 hours, the grounds and building are clean and well maintained, and I felt like the location is ideal (close to a lovely residential neighborhood, but a short walk to many restaurants and shops). In general, the place has sort of a tranquil atmosphere. Nia was also great, and was definitely a factor in making me feel welcome in the area. I would recommend!

The experience I ve heard of this place so far is perfect. The units are beautiful, with hardwood and marble. If the units are also in really good condition, And I don t think I ve ever seen so many amenities. The staff and management have been so helpful, Not just in helping us figure out the paperwork, and finances, but in my experience going beyond to be friendly and make us feel welcome. Did I mention the amenities? Long story short, I m glad I moved in. I m too blessed to be stressed!

Moved here about 6 months ago and so far I have had nothing but a pleasant experience. Nia the property manager has always been very friendly and helpful since the beginning and the rest of the staff has also always been very friendly, professional and responsive. Not sure why there's some negative reviews on here, but I guess you'll see that everywhere, seems to be impossible to make everyone happy these days. I will say that based on my experience here so far, I would definitely recommend Lindbrook Manor.

Do not rent here. This apartment is overpriced, there is a problem with homeless people that come into the building, the building is old and requires maintenance with frequent water outages, repairs take forever and are shoddy, and the management here has incredibly poor communication. This is the worst apartment I have ever lived at.

The apartment is extremely expensive. The apartment is not rent controlled, and they will increase rent every year. Parking is not included. I lived in a studio at Lindbrook Manor, and I moved into a large 1 bedroom only two blocks away, and am paying less now for 2-3x more space with parking included.

There is a significant homeless person problem in this building. I reported that I found a homeless man sleeping on the stairs inside the building leading up to my apartment months before I moved out and there was no action taken. Management did not alert or warn residents and allowed this to escalate to the point where police were involved. I heard that an apartment had actually gotten broken into before they finally put in security measures.

The building is old. The building suffers from frequent water outages, hot water being turned off, and electrical outages. There are regular water outages that would last all day, with hot water or all the water shut off. There is no air conditioning and the heater is a small wall mounted heater that only turns on and off, there is no set temperature control. Windows in the building are old, drafty, and do not latch. Years of paint make the windows stick. I requested a repair to make my windows sit properly so I can latch them from the inside for security reasons, but the windows physically could not be aligned to latch.

Repairs take months to complete and management is extremely unresponsive. Repairs that are done are shoddy and don t last. I had a leak in my shower that damaged the wall behind the shower stall. They repaired the leak but then left my apartment with an unfinished, unpainted wall for months because the maintenance guy never came back. I requested repair of a loose sink faucet. All they did was caulk around the faucet which did not fix the underlying problem, and the faucet loosened again very quickly. A piece of wooden trim above my window fell off the window because it was secured improperly using DOUBLE SIDED TAPE! Maintenance staff usually only last a few months. Every time I had a request it was a different guy. I suspect there is a systematic problem higher up that makes them unable to retain good employees.

The management here is the worst I have ever lived at. I actually sued them in small claims court over return of my security deposit because of their terrible communication. According to Nia, it is company policy to only communicate with tenants via the telephone. I think that is extremely outdated and bad company policy, especially since it is in the interest of both parties to have written documentation so everything doesn t become a he-said-she-said situation. However, they will not communicate with you over email or even through letters because they refuse to have anything on the record. When I said I would record phone calls for evidence if I required legal remediation, they stopped communicating with me. To me, this is shady and seems like they are trying to hide something, or at least control the narrative so that the only written documents are the ones the management provides.

The management also changed the rules mid-lease. There are no air conditioning units in the studios. When I moved in, I was told by Tatiana that portable AC units were allowed, but window units were not allowed. I had a portable AC unit for 2 years. Then I received a notice to remove the AC that I had approval to have on move in. It is ridiculous to not provide AC in the building and not allow tenants to have their own AC. It can get over 100 degrees here! The leasing office still has a window unit AC, so it s pretty hypocritical to make all the tenants go without AC, but management still needs it.

Do not rent here.
