We have used Lighthouse for our private and student rentals since 2002 and found their advice and service to be excellent. We believe that they strike an excellent balance between the needs of the tenant and the landlord and would have no hesitation in recommending them as a friendly and reputable letting agency.
Lighthouse are excellent letting agents, they are fair with both price and their quality services towards their clients. I can not fault their tremendous customer service which means any problems that a tenant has can be resolved in a matter of hours. The property was in great condition when we arrived at the start of the year and the property was very well fitted out. After dealing with them for two years I would not express an interest in letting with any other company. I do not believe I would receive the same high quality that I do with Lighthouse.
Compared to a lot of friends in other places of the country I think that we are very lucky to have such generous agents.

I have been with Lighthouse for a number of years during which time lighthouse have managed up to three houses for me. They have collected rent, managed tenants (students and others) and managed the maintenance of the buildings. All this has been carried out in a very professional manner and they have always contacted me, usually by E Mail, before carrying out any work whether I have been in or out of the country.
The people in the office have always been helpful, knowledgeable and polite.
Currently waiting outside for 4 hours and it's 2 degrees at 6am, for the really loud fire alarm to be turned off. 24hr Emergency number is disconnected. Can't turn alarm off as lighthouse didn't supply us with a key when we moved in and they haven't given us one when we complained 2 weeks ago. Lived here last year and got charged a hefty cleaning bill despite no cleaning been done. Stains in carpet, kitchen disgusting. Microwave is poor condition 3 months ago we reported a hole in the bathroom ceiling and nothing has been done. Staff are nice and friendly, however after constant requests they continuously fail to take action after repeated promises.
I've read some of your reviews about how repairs takes so long and other stuff and i have to say that's half true. I've had a boiler problem and after i've send an email to one of the staff ( it was friday), next monday the plumber came. Yes, it took over 1 week or so to get the job done because the plumber didn't get my problem quite right and did not tested thoroughly and he had to come 3 times. What matter is that the job is done and also the staff is very nice and understanding to your requests. 4/5 because of the plumber.

I currently live at a lighthouse property in Lincoln and absolutely love it and the service they provide too. They are very friendly and helpful whenever we have had a problem (rarely). I would recommend any students to look at the properties lighthouse have to offer.

Lighthouse Property Services have been looking after a property I own in Lincoln for just over a year. I've found them to be friendly and helpful in all dealings, and very quick to respond to queries from me or my tenants.
If I could give this agency no stars I absolutely would have. I've had quite a few issues with them from the first semester of my second year, they seemed really kind and personable during our viewings. Firsty the house was dirty upon arrival, there were spiders, dead moths and other insects all over the place- during our viewing we were told this would be cleared up by the time we moved in but it wasn't.
The staff are so rude as well especially Rachel- you would think it would be tiring being a bitter old mess to a bunch of 18 year olds but she preserves continuously.
There is so much more I could write about their foul quality standard but frankly I would be here for ages. You can go on overheard you will read more horror stories relating to this business or even other websites such as allAgents
There are plenty of other worthwhile letting agents in Lincoln that offer better looking houses and service. Lighthouse is bottom of the barrel if the barrel had reached the bottom of the ocean and has been abandoned for 2 million years.

As someone who has used their service I exercise the right to state how my experience was and if it wasn't good then my review will reflect that. I said what I said. Having dealt with other estate agents in the local area we have nothing but praise for the staff at Lighthouse Properties. They are polite, considerate and always very helpful. If they are unsure of an answer to our queries they research and come back to us as soon as possible. We could not ask for a better service.
It's 4:30am and the fire alarm has been on for 3 hours. This is unacceptable and there are numerous issues with our flat. Many promises have been made by the workers at lighthouse and not one has actually been acted out. Wouldn't recommend any property run by lighthouse
This was my first rented accommodation on my own and they made the process as easy as possible for me. I found their replies by email quick and efficient. During the tenancy if I had any problems they were solved within the first couple of days of contact. They felt very friendly and approachable no matter the issue I had. At the end of the tenancy they were super helpful giving plenty of notice for viewings and super understanding with my situation.
Overall after my experience with lighthouse I would fully recommend. I couldn t have asked for a better letting agent.
This agency is beyond a joke.... the house still had stains on the carpets that they had charge the previous tenants for cleaning and they clearly didn t clean it, the guttering above my bedroom window was overflowing for months in the winter and they refused to clean it resulting in damp in my room as well as the living room below, the kitchen chairs were brand new but were falling apart every 2 minutes, the hovers didn t work and wouldn t replace them till we started nagging them to do so. The kitchen tap started to leak and they refused to fix it at first their response.. try not to use it too much in a house of 6 the taps are needed to do the dishes constantly, the water that was leaking everywhere then damaged the worktop around the kitchen sink. We had problems with the wifi and they seemed to be enjoying our frustration about it, what student house doesn t need wifi?!? They ve charge us for rubbish removal when there was no rubbish to remove and they ve charged us to reseal the downstairs shower... which is general maintenance and should be done regularly anyway, if a landlord isn t going to keep up with the general repairs then he shouldn t be in this business and charging the tenants for something beyond their control is disgusting!!
This agency is only bothered about the money, id advise looking elsewhere for a property... or if you were unlucky enough to get house with them, take pictures and mark EVERYTHING they ll blame the slightest thing on you just to get money!
Excellent company to sub contract work for, clear orders on all job sheets and really good communication and most importantly good payers. The staff are helpful and always polite and cheerful.
I have been using Lighthouse Property Services Ltd for many years now. As I live in France, I rely entirely on their professional service to manage my property. They reply promptly to emails and provide detailed statements regularly. They also ensure that the property is properly maintained and all landlord's certificates are up-to-date. They provide a good service and I see no reason to change to another provider.
I think Lighthouse get a rough time of it through renting out to students who seem to wreck a house and then use their 'law knowledge' to have a moan. Our letting was cut short through external circumstances and the manager met with us the next morning, sorting everything out, deposit back to us straight away and paperwork settled.
I have stayed in my house with Lighthouse properties for 2 years now, with competitive rent fees maintaining the same price across the two years because we were staying, we also received 1 month free. I love my house, it's done up completely brand new. We have never had and problems with the services e.g. internet, electricity, gas. Any problems that we do have concerning the house are sorted very quickly.
Do not use at all costs!!! Lighthouse have an absolute terrible reputation amongst the student community in Lincoln. It is well worth walking an extra 5 steps along the road and visiting cloud lettings.
They are utterly incompetent at sorting any issue in a timely matter. During my previous time with them they had ignored a serious damp issue in the room that eventually left the majority of a wall and my mattress covered in mould. They tried to unfairly keep my deposit from me (A trick they use on most student tenants) which had only been returned to me once I had threatened to take them to a small claims court.
Some years later, I had tried to rent a shared house with them again and they have refused to grant me a tenancy, days after charging me a signing up fee and making me fill in paperwork, on the grounds of me claiming my deposit back years ago. Not only have they left me in a dire situation but are forcing the other tenants I was going to live with pay my share of the rent, which perfectly sums up their regard for customer service towards students.
Dreadful year with them last year! We were without hot water for 3 months, the fire alarm would go off on a weekly basis, it took 3 weeks for them to replace a kettle, it was unclean upon moving in and, to top it all off, I was not compensated for my inconveniences.
These people are money-grabbing charlatans. Avoid like the plague!
I have been a landlord client with Lighthouse properties since 2006. During that time I have had three tenants which have been well researched by Lighthouse and to date I haven't had any problems. They keep me informed about any problems with my property and act swiftly to keep it in good order. They have a very friendly and helpful team working for them, anyone of them willing to answer any questions and give good advice. I am very satisfied with the service I receive and would recommend them to future prospective clients.
I have never had any problems with Lighthouse in the past half a year living in one of their properties. Our house is large and spacious with a cheap rent per month for the house/room size and all bills included. I find the staff at the office friendly and willing to help and all problems that we encounter are dealt with within at least a week. I would highly recommend Lighthouse to anybody looking to rent a student house - great prices, staff and properties.
Incredibly rude and unfriendly staff. Had several problems throughout my tenancy with them in a student property, of which always took months to resolve or said we had to sort ourselves. There was a leak which caused damp in the bathroom. The wall was ripped up and exposed for 5 months before it was finally replastered. Mould in the upstairs bedroom was told we had to sort ourselves despite being caused by the leak which was never fixed. Would not use their services again.
Lighthouse Property Services is a branch that i can safely say that i will not be using again.
We were constantly met with empty promises of returned calls, and e-mails, from both the branch manager and those beneath him. The branch manager was arrogant, and cocky with his approach to both my wife and i, and conveniently never available in the office, when we chased after his unreturned calls. The time keeping of the staff was shocking, to the point where we were left waiting for an hour after our allotted appointment time, for the representative to take over the property on our departure.
Advise for ALL tenants when using this company, when taking over the property, make sure you yourselves take photos of the property and make sure that anything you bring to the representatives attention within the house, is noted down on the tenancy takeover sheet, and not at their convenience, as this as we found out is not done. On checking out of the property, again take your own photographs of the property to use as evidence against securing your deposits back.
I could go on all day with many more numerous problems accounted, but i may be here a while, so i will leave it as it is above.
Lighthouse might be all singing and all dancing for the Landlords, but for tenants this company gets 1 star, and that is only because i am unable to rate it any lower.

Yes i 100% agree that they came to the correct decision, as we (the tenants) were correct in our argument over the charges, (minus the carpet as we overlooked the animal part of the contract), however this would have all been avoided if the work done by Lighthouse Property services had been adequate and on the ball in the first place! It also does not explain the poor customer services which both my wife and myself met with through your agency on numerous occasions.
This is the worst service I have ever used in my life. First, any problem will take a minimum of 3 months to resolve, from my anecdotal experience; my probelms included only have one half sized fridge, when we was promised two, then was no hot water for the shower, currently as of writing no internet.
Second, major problem is that you are not able to contact the landlord, why ? Why must I go through the middle man of lighthouse, it slows everything down. You will ring lighthouse for weeks on end for them to say we haven't contact the landlord try again in a months time, what a joke.
Lighthouse Property Services provide and excellent full property management service for landlords which takes all the hassle out of letting a property. Everything is taken care of by there helpful and informative staff.
Have been with Lighthouse for all three years of university and have never felt like they aren't fulfilling their role. All the people the work in the office are really, really lovely and accommodating and when I've been in need of assistance they've helped out to the best of their ability
After letting under Lighthouse for two years, my experience was both good and bad. The staff were friendly, welcoming, organised and mostly accommodating, and I had no issues whatsoever in the first year, up until the point of our house being burgled in the second.
This aside, however, I commend them for never charging any damages to my deposit, and being accessible over two years.
So far Lighthouse have been quick and easy to contact and communicate with, any issues with moving into the property they have deal with quickly again with professionalism and ease not had with other property services. And the contractor they brought in was beyond excellent and helped us with more things than he needed - couldn't recommend more.

I feel it's only fair to give this company half the 5 star rating because the young lady i have spoken with prior to my most recent experience has polite and helpful, but the women who i spoke with last was beyond a joke, she was blunt and rude with an attitude problem, talking down to me like a child. Considering this is meant to be part of one of the biggest estate agents in the UK this member of staff seemed to be dressed more casual then the students, i don't see it fair for the whole company to be let down by one member of staff, management shouldn't allow that kind of person to be customer facing.
Our house is excellent value for money and a really lovely property. Any problems we've had have been sorted straight away and the staff are always friendly and helpful, I'd recommend Lighthouse to any students.
I moved into a Lighthouse property at the start of my final university year. Though there were some initial problems, the staff were very friendly and happy to help, quickly resolving any issues. They informed us well in advance of any house inspections, allowing us ample time to prepare, and once they had finished the inspections they left polite notices informing us off any areas to keep an eye on. Moving out and returning the keys was a simple procedure, and they completed their final check extremely quickly, and fairly, and returned the deposit in full.

Have found my experience with Lighthouse to be a positive one, they are easy to get into contact with if there are any problems. They have made the transition from University led accommodation to independent letting very easy.
The first month experience with them has been great, they are helpful, professional, and had the best costumer service from all the property agencies I had to contact while looking for a new house. Had no issues with them so far.
Issues were always dealt with swiftly and communication was excellent. A few problems arose regarding mix ups with payments, but it was quickly resolved via a phone call. I am now renting another Lighthouse Property this year following the quality of service received.

Lived with lighthouse for 2 out of the 3 years of my University life and never once had an issue with the service. If any problems arose, e-mails and telephone calls were quickly responded to and dealt with accordingly, staff were always kind and helpful. Moving out of the properties was a smooth process, we made sure both houses were properly cleaned and as a result the full deposit was returned on both occasions.
Looking forward to starting new private tenancy with lighthouse in 2 months time!
Rented with lighthouse for 6 months very regrettably. House had very previlant damp problems in 3 of the bedrooms and the kitchen which they were notified about multiple times, and treated once in only one of the rooms a week after we moved in. One of the mattresses was very stained and we were told it was 'in good condition' - the girl in that room even went out and bought a new matress because she refused to sleep on it! Had an outside building that we couldn't use because we never had the key for despite me asking every month when calling to pay the rent.
Kamilla was very lovely, only good thing about this company, she was the only one that actually recorded the issues we had when she came to do the inspection 3 months in (even if none were rectified she was at least sympathetic) The manager on the other hand (I think Simon can't fully remember his name) was rude and patronising pretty much every time we had any contact with him. So glad we found a private landlord for our house that we have now.
Recently viewed some student properties and as a group we were pleased with our options. Staff were really friendly too. We hope to secure our house for next year soon with Lighthouse!
Lighthouse has provided me with a brilliant property for my final year at University. House is very well furbished - bathroom especially nice. Staff very friendly and always willing to help whenever possible. Overall very pleased and would recommend to anyone planning on going with then in the future.
Lighthouse have looked after my property in Lincoln since 2006, and I have always found the staff to be very friendly and helpful, and the maintenance service to be very efficient.
Whenever there have been problems with the house, and there have been one or two quite serious ones over the years, Lighthouse have been able to sort them out speedily and satisfactorily.
When tenants have left, the re-letting has usually gone very smoothly, with new tenants being found and vetted quickly, and I have always found them to be very helpful in the process.
I'm certainly happy to recommend them if you are looking for agents to manage your property for you.

I have used Lighthouse Property Services in Lincoln for several years and have always been delighted by the high level and consistency of service. We have several properties throughout the UK and Lighthouse are the best performing of the letting agents.
Have used Lighthouse for the past 4 years to manage my properties and can't fault them. They are good at sourcing tenants - I hope this continues - and quick to respond to maintenance issues. Outgoings do tend to be higher than ideal, especially when reletting fees come around and fire risk regulations seem to change, but overall a good service.
We have used lighthouse for around 9 years and have always found them pleasant, and easy to deal with . A trustworthy company we will continue to use them.
We have had excellent service from Lighthouse Property Services over 8 years. They have readily found tenants.They have informed us of any problems that have arisen,whilst dealing with maintenance through their in house staff. The flat has had regular inspection and has been kept in good order. The staff are polite and efficient at all times.
Apparently our deposits were already considered to be a "payment" to them. After my housemate and I left the property, they gave back our this certain amount deposit which was very little. We were wondering what were the charges for the deposit. Lucky for me, I came back to Lincoln went to the office to demand a resit, well guess what. They could not even produce it. Why? Obviously mischarging us on the deposit, I expect a accomodation agent which so many property such as this to have a better system than this. If you cant even come up with a simple prove of your charges, it shows alot. The person working on that day even had to reference the resit and type it out. If you do not even have the list of the charges after the inspection. What do you think others would think about? I wish you all the best for the complaints and reviews you will receive from authorities that will be coming in for the weeks to come.

Went with them 1st year of Uni. Appeared friendly and helpful in sales, but were terrible whilst living there. No problems were fixed, apart from 1 potentially massive safety issue that came up.
Tried to go with them again recently after reluctantly trying to give them a 2nd chance. Polite and friendly with sales, but not even got to signing the paper work and had issues with them.
AVOID Lighthouse Student Accommodation at all costs.
I have used lighthouse property services to rent three houses during my time at university. This is due to the efficiency in which they deal with any problem that occurs. They are contactable through the office, telephone and email - so there is always someone to talk to if there are any problems in the property. There is also a choice on how you pay the rent. A direct debit can be set up each month or you can pay in lump sums, which is good for when student loans come in - a lot of companies do not do this, which makes them a good comany to rent through.
Moved in to my property 3 weeks ago, Very friendly company, Kamila has been excellent and very professional, kept me up to date with any ongoing maintenance work. Very happy

I don't understand why the rating is 2.3 Lighthouse have always been professional. They are a great company to live with, always fixing the problems as soon as contacted and making sure the customer is always happy. They ensure the process is simple, easy and they are very reliable. Would recommend.
We have dealt with Lighthouse Property Services for around 15 years and on the whole the service has been good. As with any letting relationship there are issues with tenants/maintenance etc. however the speed that these are matters are dealt with is very good. We therefore have no hesitation in recommending Lighthouse to both tenants and landlords.

Spent all three years of my bachelors degree living in their properties and had little to no problems with them. They are prompt in replying to emails and getting work done. They have friendly and helpful staff. They are a great letting agent that strives to make your student living experience as good as possible.
Disappointed after spending a year in a lighthouse student property, during that time we experienced a broken shower on move in day which was replaced the next day, 6month wait for replacement chairs, broken oven, rooms priced all the same even though 2 out of the 6 were half the size of the others, bad communication, single glazing, and to finish it off charged for a repaint on a room that bad blue tack on the walls when I moved in, and charged for a carpet clean for a carpet that was stained before we moved in, and since have left have recently visited the property to see the same stains we were charged to be cleaned still on the carpet! Getting told people were coming over for no one to arrive or people to come leave and not here anything from lighthouse for some time after as who was in the property. Wouldn't stay with them again. P. S. Don't think it's fair if staff members leave 5 star reviews
