Laura Leigh Levy the Area Community Manager is extremely rude, unprofessional, and immature. I have had her as a manager at Villas and now at the Nine West Campus. She does not know how to conduct business in a professional way as you can see by my attached screenshots. She threatened to EVICT me on the basis of my room not being clean after move out. She explained I could get out of my lease by "marking me as a skip and accelerate all charges", meaning I would have to pay a full years rent and then she'd let me get out of the lease. The email she sent to me was rude and unjustified. IN PARTICULAR DO NOT LIVE ANYWHERE with LAURA LEIGH LEVY as the manager.

I notice a consistent dissatisfaction rating with this company and their properties. If it were possible to give them -0- stars I would. I've had an on-going complaint against them since 2016 and their treatment of my son in their Arcadia Student Housing location in Charlotte, NC. The location had consistent issues with black mold causing the need for medical attention, in our case (major issues, mold in ventilation systems) not a small complaint about cosmetic appearances). Landmark, the company that owns Arcadia is unwilling to accept any responsibility and instead values profits over humans. They have no regard for their image or quality of service and their employees seem incredibly disconnected and uninterested which tells me they likely value their profits over their employees as well. I would strongly urge anyone considering living in a Landmark property, or considering becoming a Landmark employee to think twice. Their are many other options, other companies that will value you as a customer/tenant or as an employee.

I moved into one of their brand new properties called The One and there were issues from the start. The building and its amenities were not fully ready until a month or two after move in and they close the pool for maintenance constantly for weeks at a time.
The problem I am still dealing with after 5 months of living at this place is still not fixed. They have been using ESTIMATED READINGS for my building and they are completely wrong because my electricity bill is in the high 300's for a 4 bedroom that only 3 people live in. When I called FPL (Florida Power and Lights) they told me they have been having problems with the building and getting accurate readings. When I asked the people in the building about it they just say it is your problem even though it is a building issue. They have me locked in with simple bills (utility payment app for residents) because they do not allow you to remove payment methods and they connect it to your credit score so you are stuck paying it every month whether you want to or not. Once I finally got a hold of somebody from the company they told me that they are waiting for FPL and they could only reimburse me a credit on Simple Bills which I won't be able to fully use because my bill was so overpriced. Then, when I asked to just be reimbursed from Landmark Properties if Simple Bills is not able to fully reimburse me and they denied me the reimbursement. This issue is with their building so I don't understand why I am paying for their problems with the building they don't want to fix. You would think they want to solve the issue in the whole building because other people have the same issue but they deny the fact that other people have the same problem and that I am the only one, which is not the case. I am very disappointed in how this issue is being handled and it is still not fixed after 4 months of them knowing there are extremely high utility bills for only specific rooms.
In addition, it is extremely difficult to get a hold of anyone without threatening to take legal action first which should not have to be done.

An incredibly unprofessional company! Never return calls or emails or help resolve problems. The highlight of residence at their property, The Standard Tallahassee, was getting BLOCKED by Landmark's customer service email, my property's email, and my specific property manager's email. I have picture proof ready for when they try to deny it and ask me to pay rent again. It's clear why their individual property managements think it's okay to do nothing and make resident's lives a nightmare!

Ac unit was leaking for about a week, and they rushed over once it began leakage into the apartment below me. Despite not being so urgent with my floor being soaked through, the work done to solve the issue was very prompt, safe, and clean. Very trustworthy workers.

There was nothing on the building indicating who to contact or who to call and when calling their offices both the customer line and the corporate line, no answer the only option was to leave a message. If I could give this company no starts I would. STAY AWAY

It has been a year since I moved out of one of there apartment complexes they owned (they changed company's around the time I moved out) and have yet to receive my security deposit worth 1000$. I have called on multiple occasions and either have no one pick up, or they hang up on me. The last time I called they redirected me to someone and as I was about to leave a message it hung up on me. I also emailed the person and never got a response.

I rented with Landmark for a few months before deciding to switch to another college housing company. The location was nice, but Landmark was very unprofessional and didn't take much care of their properties. The pool was open to the public, so there were always random people and kids from around Athens parking in my yard. On four separate occasions in the past couple of weeks, I have seen random people park their cars next to the dumpster and get inside of it searching through the trash, which was uncomfortable to me as a college female, especially coming home when it's darker outside. Overall, I wouldn't rent from this company again.
