Greg Kartsonas always has a "can do" attitude and always follows through to make sure that any issues are resolved. Sasha is very professional and always prompt in her responses. They have been a joy to work with!

Terrible company to work with - the landscape company they had contracted for WCCA this past year stole a package off of my porch (I have video). I reached out to them and sent them the video. Their response? "Wow, the video is really clear." Then I was told they would get back to me. They never did so I went to the police. The communication is extremely shoddy - we never know when the roads will be plowed. I have helped dig out multiple neighbors in the past. I also weed a common area behind my unit that faces the main street multiple times in the summer to keep the weeds from spreading. It's backwards that I pay an association fee yet I do most of the work.
Joe and Rob responded quickly and professionally when we had a leak in our bathroom. Joe was great at managing the project and Rob did an incredible job remodeling and repairing the damage. Great work and great craftsmanship.
We have worked with LandArc and their Property Managers for years. Their level of professionalism is unmatched and I would definitely recommend them to anyone.

Why isn't there an option lower than 1 star? Where is the zero? I purchased a home in Huron Farms in Dexter, Mi. 14 months ago. After a half dozen e mails to Landarc, I have still never received a single correspondence. No welcome package, not bill for my HOA dues, nothing. I knew my I needed to pay my dues so I e mailed Keborah at their customer service twice. She told me my dues were up to date and not to worry. I knew that was not true and they needed to be paid in the next week so I sent a check anyways (after getting the mailing address from a neighbor since they never mailed me a bill). I told her I never received a bill or welcome package, she said she would take care of it. 3 months later, still nothing. Why do we all pay this company that is always the subject of complaints on the community FB page? Landarc is a JOKE!
LandArc is a terrible Mgt Co. They have ignored the drainage issues around my unit for unit and have water in my basement I shoveled mud and debri from my wimdow well that they didn't bother to check
Borderline harassment. Lived here for less than a year and have been reprimanded for children using outdoor voices at an outdoor pool, have had management steal garbage can with no warning, no reason and no communication on how to get it back and had a big warning sticker stuck to my car for half of my tire touching the grass. Took 30 minutes to get it off. I can't imagine what hassle we'd have to deal with next but we're not sticking around to find out. If you want to live at a place who will punish you for 100 rules that you never knew existed then this is the place for you!
We have been working with Landarc (Karin) for a few years now. She handles all problems and concerns in a timely and professional manner. It's always a pleasure to do business with someone that is efficient and knowledgeable about their clients' needs.
When ever try to contact them to resolve my issue they transfer my call from representative to other and put call on long hold they dont help their customer service is very bad
I have worked with Shari Freeman at Landarc for over 3.5 years for a mutual condominium association client and she has always been very professional, polite, responsive, and helpful. If I need documentation or a question answered about our client, I know that I can reach out to Shari for help and she will respond quickly. I really enjoy working with Shari - she's awesome!
Working with Karen has been very easy. She answers all phone calls, emails and makes working with us very easy. We manage a lot of properties with different Property Managers and LandArc has been one of the easiest to work with.

Being new to the condo community I wanted to share my experiences with Land Arc. Yesterday morning I sent an email stating a deer found his resting place in our back yard. By 9:15 I had an response they would have someone out to take care of it. By 10 am there was a ring at the door bell Land Arc was there to help. Moments later a crew was out to remove the Buck near the pond. I am grateful for their prompt service.
My Wife fell on Ice at Wattles Creek and had to have a complete shoulder replacement. I called the Office on Big Beaver and talked to a Rodney Brown, who said he would forward information to the Insurance Company. I never received any information from the Insurance Company and have left several messages for Mr. Brown. He never returns my calls which I believe is very disrespectful and unprofessional. I would like to find out who I can talk too to file a claim for my Wife's Medical Bills. I am very disappointed in Mr. Brown's lack of attention to my Wife's accident.
Most unprofessional and disrespectful property management company! Check if they re the management company before you purchase a condo in one of their complexes!!!! Even if you found your dream home - it s not worth the hassle of getting anything done with this company. No return calls. No return emails on a current work order that is now 3 months past the initial discussion. They have no work ethic, no pride in their work, do the bare minimum just to get by. Watch out for Greg Savage - the main project manager - he should not be in a management position with how he handles residents. Worst experience as a home owner.
I am very happy with the work that Advanced Restoration recently did in my home. They were very thorough, kind, answered any questions that I had, and always followed up via phone or email from the office if there were any changes. I found them to be very professional and they stick to their schedule. If they need to change anything, they let you know. I would definitely recommend their services.
If I could I'd leave 0 stars. Every time I try to call and get a hold of someone it goes to voicemail. They do not handle any of the services they claim to handle. They over charge (this is an understatement). Not worth using this company at all. I strongly suggest you find another company or do it on your own. They are not an open book whatsoever.
As a contractor, we work with many property management companies and have for over 20 years. Landarc has been a great company to do work for. They are prompt, professional and the managers we work with year over year are great people. Highly recommend this company for your property management needs.
Great job Greg Savage!!!!. My refrigerator water line leaked and as a result it leaked in my garage. LandArc came out the same day and then I had to deal with my insurance company who didn't want to pay for most of the work. Greg spoken to the insurance agency and made sure the insurance company covered the damages. Mr Savage was always available, professional and courteous. It took a load off my mind.
The worst company ever. To rate it with 1 is way to generous. The staff is so rude and unprofessional. They costed me over 3k do to neglecting to take the necessary steps. My property was sold on land contract so i retained the title and the person stooped paying the association fees. Land Arc never contacted me untill their lawyers contacted me to tell me that the lien was placed on the property, even though they had my contact information. They accumulated fees upon fees and i had to pay it all.
We have worked with LandArc Property Management for several years. They are at the top of Management Companies. Working with HOA's is a very difficult task but they seem to do a better job then most and communication is what sets LandArc apart from everyone else. If you're looking to hire a new management company or you're a contractor looking to work with a new management company you won't be disappointed choosing LandArc!!! I have worked with countless management companies / property managers over the years but Karen is by far the best in the business. She treats every property and project, big or small, with absolute professionalism.
This is a horrible horrible horrible company. They are fast to take my association dues but not handle a complaint from seven months ago which still hasn t been handled. They are the worst company for customer service and are extremely rude.

Phone calls are not returned and issues are not resolved. I'm sitting here on hold now for 13 minutes. My community manager apparently is too busy to call me back for the last 5 days. Now, she is too busy to take my call. How in the world is this company in business?
have made several request to see our HOA records from Landarc who is our community managers. They first told me they were proprietary and refused. I then showed them in our by-laws and the Michigan law where co-owner have the right to view all records and contracts (you would think they would know this being a management company) they just ignored my request. The few documents they release on their website are vague keeping co-owners in the dark. It seems we are paying way to much for services i.e. snowplowing and landscaping and there is no balances on our reserve accounts or where are money is invested. They are doing everything they can not to release documents that we have a right to see. If they were an upfront company they would want us to see these items to show us how good they are. One can only assume they will not release the documents because they have something to hide. We are rallying the co-owners to remove this company and if you are thinking of hiring them you might want to pass just read the complaints.
Greg Savage with Land Arc was instrumental in getting my condo repaired as well as working with my insurance company to get the repairs covered. Initially the insurance company did not want to pay, however Greg diligently worked towards getting them to reverse their decision. The work has now been completed and they have done a phenomenal job. Highly recommended.
Update: The management side of LandArc is god awful. They are poor communicators and they assess fees that have no basis. I was charged for a pet waste fee for a pet that I didn't have. I was sent to collections with no notification that the dues increased for a year.
Worked with LandArc on a large project at 10 condos in Holly. Karen and the staff at LandArc were very professional and very efficient. There communication with the residents and us was thorough and always timely. They did an excellent job in notifying co-owners that we were coming and were there every step of the project from beginning to end. I would highly recommend LandArc for any property management needs.
Landarc management so unreliable. So difficult to reach and community manager will not return your call despite leaving multiple messages. I don t know why our condo association hired or still keeping them, despite so many complaints members had on last meeting I attended
So far this year, communication has been great with Joe Tison. He is an excellent project coordinator for Associa. He knows the business, is customer service friendly and focused, and communicates well when coordinating projects. He has gone above and beyond to help out coordinating repairs, insurance, etc. I m very glad Associa has him on their team.
As emergency restoration company we work with a lot of different homeowners, property managers, and insurance companies. LandArc is top notch and has a great team to work with. They react promptly when emergency services are needed. The AOC team of Troy, Joe, and Greg care for all parties involved making sure the work gets done professionally the correct way to keep any secondary damages from happening. It is nice to work with a team that cares and will get involved onsite when the event is taking place to answer all questions or to give approvals when needed. When a emergency water, or fire event takes place at any of their properties they manage, you can expect thorough, professional, and caring services will be provided every-time.
10/24/19 I had the opportunity to work with Annie Driscoll today and she was amazing. Her customer service, professionalism, and help were outstanding. I have had a great experience working with Annie and LandArc and I would highly recommend them.
