Money hungry. Refuse to come up with a plan to open pools and other amenities. Gates are always broken in the open position and when they are not, they close on your car as you drive through. They had the nerve to email residents, during the pandemic, "use your stimulus checks to pay your rent". How about KEY "use our stimulus checks to address problems"!

I am Canadian and came down for work. I had clarified with the rental staff at Mansions in the Park that I needed a 6 month lease which was on the site at the time. I was told they could do that with approval. I filled out the form they gave me in the term as 6m-1y. They circled the 1yr and did not tell me that the lease would not be approved for shorter than that. I drove 4000km to get there in the middle of a pandemic expecting to be able to stay somewhere. 1 day before I got there I went to sign the lease and that's when I found out. I will only be there for 8 months and that means I would pay and unbelievable amount of rent I'd I cancelled early. Their buyout, just in case you were wondering, and you should... Is you have to give 2 months notice and then pay one months rent as well for a penalty. So if you have to move out within a month, you pay 3 months of rent. If you work in the energy industry don't bother staying here. We all know how unstable the work periods are. To be told I would also not get back my deposit, after a misunderstanding in communication in the middle of a pandemic is heartless. It really gives you a feel for how these people do business. You make your choice but people will remember how you treated them in this time. I was left with no home. And they knew that.

I lived in Botanica Apartments in Mandeville, and I absolutely LOVED living there actually! The location was really great proximity to so many conveniences like shopping and groceries, and was also very close to my work! The apartments are a little outdated- even the renovated ones have carpet that is obviously a little old, shotty paint jobs, rotting baseboards, unkempt outdoor common areas, mold in the bathrooms, etc, but nothing HORRIBLE, so it was easy to overlook and enjoy the apartment and the location more than these few problems. We moved apartments once, we were refunded our deposit, and Catherine, the manager at the time was WONDERFUL! We moved out of our apartment after being exemplary residents for almost 3 years this summer. I was accidentally late for rent once when I was down with the flu, and I bought the manager a candle, because I felt so badly about it! Other than that, we were never late on rent, our apartment was kept in immaculate condition. It really was. I'm a clean freak and obsessed with keeping my home cute and tidy at all times. Our apartment was on the bottom floor and unfortunately flooded MULTIPLE times. My closet was consistently drenched in water, causing most of my shoes to grow mold and ruined them along with several expensive winter coats. I did not complain, I just called maintenance, and they fixed it in a timely manner-- no problem. These things happen. Our apartment flooded so badly one night that it took days to dry. We had an inch of standing water from a busted pipe. The baseboards were rotted through, and the carpet in the bedroom and bathroom was ruined. Again, no big deal, these things happen. We did not make a fuss. I just wanted it on the record so when we moved out the damages were not placed on us. We moved out in July after buying our first house! We just spoke to the current manager, not Catherine, and they want to charge us money for the baseboards and the carpet because they detected "animal urine." We had one small dog, my cat died shortly after moving in the new apartment (she was very old.) There is no way my female dog ruined these baseboards.... she doesn't lift her leg to go to the bathroom. She didn't ruin the carpet... pretty sure the inch of dirty standing water from the upstairs neighbor's pipe bursting caused that. I have never been so disappointed in my life. Be careful moving in here... write down and document EVERYTHING! I never thought they would do this, but I'm glad that I did document everything, because I will hire a lawyer, because I'm not paying them another cent on top of my deposit and pet fees... not when those things would've needed replacing anyway due to the flooding. Its disappointing, because I loved living here. However, when apartments like to take advantage of you like this-- its just not worth it. Did not have those problems at Cypress Lakes or at any other complex I've lived in. Don't let them ruin your credit by sending you to collections-- its a joke and a scam that they're trying to get people to pay for their outdated facilities. Overpriced for what you get. I don't recommend living here-- there are better options in Mandeville. For the same price point I'd recommend Chenier.

My vehicle was broken into twice at Lakeside Villas in the last year. We were advised security cameras would be put up, this has not happened.Angela and her staff are great! but i feel corporate office needs to step up and make better safety decisions for their tenants. I would advise anyone to think carefully about moving here. Also the neighbors above me were very noisy, nothing done about it but notes left on their door about violating the noise policy. We pay $1213 a month, too expensive to not be safe and protected.
