- 20 EUR for check in/out off reception hours during 18-9 and 13-15 !!
- If you have guest/visitor longer than 2hrs is 5EUR per person (can't say how strictly it is enforced)
- Mandatory cleaning fee 45 EUR
- Sheets and towels 15 EUR

What to improve
- add microwave to the kitchen
- add anti-slippery mat to the shower - kids safety
- add bit more glasses/cups/plates to the kitchen

Recommendation for Lignano guests
- if you visit Lignano do bring (or rent) a bicycle

Beautiful place. Very well organized. The very beautiful and spacious house ideal for 4 people. A beautiful pool with umbrellas and deck chairs. Just a few minutes from the Lignano area. Ideal for families and children. We will be back for sure

Everything was fine. Except:
1. There were lots of ants in the kitchen.
2. Cooling system stopped working in the bedroom. Nobody fixed it.

Definitely quiet place with all comforts. Definitely quiet, a little secluded but a suitable place to always eat outside on the splendid patio. If you love peace of mind then try to book and enjoy your holidays. I forgot, the place also has a beautiful swimming pool!

Very nice resort but too isolated. It lacks qls type of service (food bars). Bikes may be free given the distance from the sea and shops

The resort is very nicely laid out and outside of livagno. The equipment was not very lavish, but it was enough. Pool is very nice, distance to supermarkets and beach about 2km, ideal if you rent a bike, 25 euro a week is ok. Overall was a nice vacation. Lg to the good staff

Quiet, well organized and well maintained resort.
Large spaces available common to all terraced houses.
Equipped with a well maintained swimming pool with whirlpool and concierge service.
The reason for the three stars is due to the fact that it is a bit out of the way and, apart from the swimming pool, there are no services available and the villas have no fence, precluding the possibility for those who own a dog to give it a bit of freedom. during the holidays.
