A very good and well located 3.5 star property, with all the usual amenities. The views from the front rooms are excellent while the back ordinary, especially on the two lower floors, where the aspect is poor.

We didn't have a chance to use the bar/restaurant but the menu looks good and while the prices are a tad higher than similar cafe in the same street, at least not going out in the cold mitigates that!

Rooms are basic but clean and tidy - would have liked an in room safe.

Rooms are very basic with limited stuff in them. WiFi didn't work in room 227. View was a wall. Beds are really comfortable though. Hotel is well. Located with 5 to 10 min walk to most main attractions

This hotel is handily placed for Waverley Station ...

This hotel is handily placed for Waverley Station and although it's just across the road, it's not overly noisy.
Sandwiched between The Royal Mile (Edinburgh Castle & Hollyrood Palace) and Princess Street (shops & bars) so you're right in the heart of all that's going on with loads of pubs, cafes andrestaurants all within walking distance.
The room was clean & tidy with tea & coffee making facilities, a bath with shower & TV. It was cleaned before arrival and on the last day (we were there while Edinburgh was under Scotland's Level 2 Covid restrictions) but would normalky be cleaned more often under normal circumstances.
The restaurant was a bit pricy for the quality of the food on offer and as a result, we only ate there once findibg much better value for money in Edinburgh itself.
The hotel is currently undergoing refurbishment but the work doesn't impact you as you walk around the hotel.
The staff were great, especially the lady who greeted us on arrival and allowed us to check in early before offering advice & ideas on what to do, where to go, etc. The hotel offers a free bag storage facility which meant that after checking out, we were free to wander Edinburgh while waiting for our train without having to lug our bags around with us.
Overall, good value for money combined with a great central location and a place we would definitely use again.

Good value for money we got upgraded with no issue...

Good value for money we got upgraded with no issues. The staff are just so so helpful. Some guy cracking off about being cold that was not in my experience and their are more than enough blankets. There's no pleasing people sometimes Well done all the staff here. In the morning 2 gentleman were attentive to me reassuring me the taxi would come for the airport.

Nice hotel breakfast was room service part continental with a cooked roll,sausage or bacon was really tasty.
location was good.
some renovations being done but we didnt notice.
prices at the bar were good only drawback was you had to book a slot to have a drink.
Would definitely go back.

Good location near station and Royal Mile, but roo...

Good location near station and Royal Mile, but rooms in desperate need of renovation, feeling like they've barely been touched since the 80's. Manky carpet not reaching the walls, bathroom plaster cracked and topped up with mouldy repairs. Bedroom door needed slamming to lock, meaning I came back 3 days running to find it unlocked (despite having asked that if anyone went in my room they checked the door was locked when they left), after which it was repaired. Requests for more tea and milk not followed through. Lift doors would close, then open, then close again before moving off.

Covid breakfast to room not bad, but was the same every day of my 7 day stay - a little variation to the fruit and pastry would have meant less waste towards the end as I was bored of the same thing every morning. Bed very comfortable but pillows very firm and thick giving me neck ache most mornings.

Signs of improvements happening in the lobby areas but why not sort the bedrooms first? Staff very friendly but let down by just how shoddy the rest of the hotel is.
