Very unprofessional. Look out for these people because they are just out to get your money. It s a sad world we live in when you are told one thing and the company doesn t follow through. Do not rent from this company. Property manager Dianne Beattie is especially one not to trust. As for the response to this review from the company, it s obvious that they ve ripped more than one person off. There is a way to do business and this company does not do it well.

I have been renting from IPM for a year, and they have the nicest staff.

Save yourself the trouble and do NOT rent from these guys. Not only do they take months to solve any problems at all in your home but they have horrible customer service and treat their tenants poorly. I'll save her the embarrassment of naming her but the "manager" has the worst attitude of them all. If you choose to rent from them God help you. Staff is just incredibly rude I can't believe how bad this place turned out to be. The house wasn't even clean when we moved in. Not a pleasant experience at all. Unbelievable

Been with the company for many years now and have always gotten good service. We don't stop into the office often but they recognize us when we do. They worked with us in finding a place well suited to us. Highly recommended.

Now that I'm in a house again my daughter & I are so comfortable in our 3 bed 2 bath home and it is such a pleasure to work with Michelle & Tasha.

The Salisbury office of Investment Properties Management group is phenomenal. They have managed my property in Salisbury for the past 8 years. They are timely in informing me of any issues related to my property. They have always acted promptly in any needed repairs. They are timely in sending my monthly statements and rent checks. They are professional in the manner in which they work with my renters and with me, the owner. I feel that I have a very good working relationship with the employees who work in this office.

I have an awesome review to share about IPM and the staff there....I have been renting a house through them for almost 3 years the staff helped my family and I find a home after an awful life experience they found a perfect t fit for our family and we have been so blessed since to be placed in a great neighborhood with great neighbors!!! They have been good to us repairs fixed in timely manner always...everyone is professional and really feel like family I am so thankful for the staff at IPM....I would recommend them to anyone on the shore!!!!!

This company is beyond AWESOME and I'm not just saying that say that because I'm very particular . Everything was how they mentioned and anytime I call about anything they are on two wheels to come . The staff is excellent with very great customer service skills there has not been one time i have been disappointed with this is company thus far . I am a proud tenant. If more stars was available to give I would most definitely do so because they deserve it . My son and I love our 3 bedroom home I recommend you rent from them they are AWESOME !!

Do not rent the property at 31904 york drive! Slumlords own it! The house failed inspection by the county! 16 violations in all where written up on aug 17,2018! The work was suppose to be completed by sept 17,2018! The work still is not done! There is a major mold issue in the house among so many other issues in the house! There is black in the walls behind vents and the attic is a hazard waiting to happen! The community flooded and the water went underneath the house! The moisture level and humidity level is 100% in parts of the house! How i know all of this? Is i was the last tenant in the house! I have 3 reports, took video footage of the house and took pictures. Do not rent this house ! The should not even should be rented out at all! The work was never completed! I lost a lot of my furniture to mold! Nothing was done for me, but harassed and lied to! So do not rent this house out!!!!!! SLUM LORDS OWN THIS HOUSE!

I have been renting from ipm for almost 3 years now, their staff is friendly and curtious and they take care of any problems that may occur. They rock socks

They harass there customers at the end because they want you to move out as quick as possible to get a new person in. I asked for my entire time the lease was up for them to fix the drains and pipes in my house because sewage would come up into the sink and they would not fix it. Finally now that I'm moving out they sent someome to fix it. Most of the staff is pretty nice but some of them are rude. I ended up buyung a house far from ipm. They will rip you off as many ways possibly and take your money. I will never never rent from them again. I have a 1 year old baby and I spent half my time away from that house because it is disgusting. Everything is cheaply made so it all breaks the flooring was not professionally done and is peeling never agsin ipm.

The staff at IPM went above and beyond during the year I rented a house from them. Repairs were always done quickly. Due to no fault of their's, the house I was living in was broken into. They came out early the next day to repair the door. The office manager even asked me to write down a list of the items that were taken so she could look for them on buy and sell sites. She showed genuine concern. I highly recommend the staff and the quality of the houses that they rent!

I must say that my experience with Investment Properties is the BEST experience that I have ever had with any rental agency. The staff at Investment Properties are friendly and professional. Michelle and Natasha are so pleasant to deal with. Anytime I've had a maintenance issue they are very quick to respond and get it resolved even with the constraints of Covid when lockdown happened. Can't say enough good things about these ladies and IPM.

I've been renting from this company for two years now and have nothing but positive things to say. They always address any maintenance issues in a prompt manner and have always been pleasant when any concerns arise.

My friend rented out one of there homes and when he finally got all settled In and returned to stay the first night in his new home, he discovered that the place was infested with roaches. The property manager acted liked she didn t know any thing that was going on.

IPM made moving in so easy, from the squeaky clean property, to the nice staff even the promptness to the tenants in the wake of this crisis. They are the best.

My husband and I had a great experience with securing a tenant (rather quickly) for our home through Investment Properties Management. They made themselves available almost immediately whenever we needed anything - property photos, showings, Diane even helped tidy things up when necessary for last-minute showings. She was great and very helpful to us through the process as first-timers!

We have used investment Property Management now for the last several years and we couldn't be more pleased.
They screen and manage our property which frees up our time to take care of other business.
We receive our checks on time and if there is any repairs that are needed they discuss it with us first. All I can say is that we should have used them sooner.....

Unfortunately, we were the tenants that put down a security deposit with the expectation that we were going to be refunded our money because the property manager knew we were looking at another home and assured us we could get the deposit back. The home was on the market for two days and we were told there were several applicants. Then less than a week after we gave a deposit we notified the property manager that we would be moving into a different home that was more affordable for our family and the move in date was two weeks sooner. The home we put the deposit down for was rented 3 weeks later, a week after the move in date, yet we still donated our $1600 deposit to the homeowner or IPM.

Michelle and Diane really worked with my husband and I after we moved into a property that hadn't been taken care of by the owner. They did everything possible on their end to ensure we were as comfortable as possible.

Rude and unprofessional staff.

After finding a property we were interested in renting, we contacted IPM, and did our application which we paid for. They quickly set us up with a viewing.

Upon arriving, the lady seemed to be wanting to force us out. The realtor had no interest in us, and seemed to force us through each room. There appeared to be one mold spot which the realtor blatantly denied. Despite all of this, we liked the property and were interested in renting it. She said it was ours if we wanted it. We asked if it would be fine to let her know in three business days. That was the last we heard from that lady. Several emails asking about the rental, with no reply. Once we saw it had been taken off zillow, we assumed it was no longer available.

I advise all friends and family against this company, due to being unprofessional, unfriendly and not helpful.

I had rented a house through someone who lives in another state, so she hired this management company, less that four months ago, they did not properly inform me they were my new property management. They have sent me 4 notarized letters giving me 30 days to vacate the premises, pulling at anything they could grab, first they used my pets, I told them I had permission, then they used the reason they did not have a signed lease, I faxed them one, then they tired to say I made alternations to the lease!!! They have been given a verbal list 6 times of things wrong with my property and have done nothing about but send one contractor out, who told them the whole drainage system was clogged.... I have yet to hear back, I have electrical problems, I have 20 foot limbs in my back yard from hurricane Sandy STILL!! My washer doesnt work due to the drainage system, my heater isnt working properly, the floor in the bathroom is rotting, need I go on??? The lady named Diane has been nothing but rude!! Even had the audacity to ask me when I was moving out. I pay 1000.00 dollars a month on time, I have three children who are enrolled in school, I refuse to uproot my family, until I find a house that will suite my familys needs. This is the worse place I have ever had to deal with, I will be putting their rent into an escrow account, I will be giving my lawyer all their letters they have sent. I will be contacting the better business bureau, I am looking for another house, but I want everyone to be aware of the hassle and harassment that I have dealt with in the 4 months of dealing with this business. Go anywhere else but here!!!!!

I'm going into my third year of renting a property from IPM. They were more than helpful with the leasing process, and were fine with my status as a student. I have also been very happy with their efficiency at handling house related issues.

I have rented a lived at one of the properties that they operate for 2 years, they provided excellent response to service requests and staff was efficient and effective in handling of issues regarding the living conditions of the household. Further, upon leaving the property, the handling of closing details and finalizing our moving out appears to have been resolved quite efficiently and with issues only arising from my own busy life. I strongly suggest anyone looking to rent get in touch with them as they have a variety of properties that they operate and are extremely professional in the handling of everything from moving in to clearly outlined and informative lease agreements.

I would live in one of their properties again in the future, and may well do just that at some point.

STAY FAR AWAY FROM THESE PEOPLE!! If you own a home and live out of state, they will rip you off!! They charged us double the costs of various repairs and claimed to do repairs that were done poorly or completely wrong! So sorry we didn t find a new company sooner! Would never recommend them to ANYONE!

Excellent landlords, all my issues and concerns have always been dealt with promptly and effectively.They are very professional and I would defiantly recommend them.

On a side note they aren't much for small talk or conversation. They get straight to the point; which sometimes they can feel a little impersonal.

The experience I had with IPM was second to none. My cousin and I were looking for a place to reside, and the ladies at IPM made it extremely easy. We turned in our application and it was processed in a timely manner. Both ladies (Michelle & Natasha) showed extreme patience as I called a couple times a day, everyday, to check on things. Thank you so much for the positive experience, and we cannot wait to move in.

In my time of need this company came through with a clean, affordable home and anything going wrong they respond promptly to the issue.

Natasha is wonderful!! The application process was quick and they worked with my schedule to view the home I was interested in and when I chose to move in sooner there was no issues!! Very professional but laid back at the same time which makes the process much easier. Any issue I ve had they have gotten in touch with the land lord and so far have handled promptly and efficiently. So far everything is great!

I have rented from this company more than once, and with good reason!! They are very kind & professional, on top of that they take pride in their rentals & any necessary upkeep. If I ever rent again, it will more than likely be with Investment Properties Management!

This is my second year renting from investment properties, The Office Staff is very easy to work with. And I have not had any maintenence issues with the home I'm renting. I have recommended investment Properties to my Friends and Family.

They are great. I just moved to one of their properties a d it was beautiful and clean. The ladies Natasha & Michelle in office were amazing.

Poor Business Practices and Rude office staff. I had to call to get my deposit returned. Office staff admitted the late return and then later used a play of words as to exact dates. After receipt of return deposit it was found to be short the correct amount of interest and overcharged utilities. Unfortunate that businesses can't be trusted especially when they have good tenants. Due Diligence paid off.

STAFF IS ALWAYS PLEASANT...Never had an issue with repairs.... will work with you as long as you Communicate with them..

Great rental agency! My close friend as rented from them for years. They are friendly, nice and always on top of issues and or concerns. They have affordable rentals in nice areas that you would feel comfortable living in especially if you have children unlike some rental agencies in the area!

Do not rent the property at 31904 York drive in Salisbury MD in klibourne Estates! It is still not up to code! I do not know how it passed through inspection! It has a real high content of mold! Mold will start growing on your things! And the air qaulity is bad! Very muggy in the house! Bottom line Charles and Anita Kurrle are the Biggest SLUMLORDS out there! All they did was put a bandaid on it! Oyea forgot to mention the black in the walls! Just take down the vents in the master bedroom and in the hallway! DO NOT RENT THIS PROPERTY! IT HAS MOLD THROUGH THE HOUAE! The roof never was fixed! There is a violation report on it and Rixk Dwyer wrote it up!
