This company filed two false evictions on me because their leasing manager was stealing money orders. Once I showed my stubs as proof of payment they investigated and found my payments. They had to notify the courts of the false eviction and terminated the leasing manager. They also have poor maintenence i had leak into my apartment for an entire 6mo from the upstairs unit they were notified weekly but never fixed the problem. Finally the tenant moved out so I didn't have the problem anymore can't dial for tenant following me. Also my stove went out and they told me that was not an emergency. At that point I lost it. I lived there for three years because it's all I could afford. I'm I'm glad I'm able to afford more now. I would stay far away From their properties.
Do not expect your deposit back! I moved out of my unit in August, left my apartment looking better than when I moved in, and have still not received the refund. It clearly states in the lease agreement that it will be returned approximately 30 days after move out and it s been 4 months. I ve reached out to the leasing managers and they swear it s out of their hands-it s a corporate issue. I ve tried contacting corporate numerous times and they have not tried to get in touch. Very disappointing. I would not recommend renting through this company.
I moved into Carpenter Estate in 2015, I loved it. In 2018 I started have problems and nothing got fixed. I was calling and sending letters. Sometime in 2018-19 they starting losing property managers. due to stealing. In April of 2020 I spent a letter to them stating all the things that needed to be fix ( including the mold in my sons closets from when the heater bust. and wasnt fix properly)no reply. In July of 2020 I sent a letter stating that I would be moving out by September. At that time they where still going through managers. I moved in Aug. 2020 and still have not heard from them about my deposit. I've called them 3 or 4 times in 2021.

So, this is a horrible and potentially corrupt Property Management Company and I would not sign a lease within any property they manage.
1. They overcharge in rent due to their "computer system" not being configured correctly after they acquired this property from Granite. Come on, you really didn't consider or ask how Granite set up their leases? Of course you did, its a fishing expedition to see who fails to catch the "error" in Hayes's favor. We caught it, questioned it and they are supposedly sending us a refund.
UPDATE - UPDATE 1a.- The part of our security deposit we were supposed to receive has was never mailed. They have ignored all attempts to reach them by phone. They have failed to return all messages left over the past month. These folks are withholding funds that do not belong to them which is illegal. PLEASE USE CAUTION IF FORCED TO DEAL WITH HAYES GIBSON PROPERTIES.
2. They claim to walk through the unit at the end of the lease (no tenant present to discuss identified issues unlike CA law that requires the prop. management company to go through 2 weeks prior). So now we; as are many, are at the mercy of their assessment (its turns into a he said/she said) and they claim hundreds of $$ in fees to clean. It was scrubbed by my wife in April. My son did clean it before departure yet they claim it was a mess. I have not seen any pictures to substantiate their claim. Seems quite unlikely that their assessment and costs to clean are anywhere close to the fees charged. Profit generator.
3. Amongst the fees was $80 to clean the floors (give me a break) and then an additional $25 to remove a scuff in the floor (BS) Not the carpets, the 100 square feet of floor.
4. The pictures attached are from when we moved into he apartment in August 2017. So I feel it was easily left in the same condition it was originally leased to us in, that is a fact, with pictures and we ended up cleaning the place ourselves, we've seen the work the cleaners do, it is extremely basic. Not anywhere close to the fees they charge.
Lastly, I have called twice this week to discuss the security deposit withholdings. Left a voicemail on Tuesday, no response. Spoke with the office Thursday and was assured they'd pull the file, do a "quick" review and call me back today. As of 6pm eastern, crickets as usual.
They have no interest in customer relations/support/retention. All I can say is buyer beware, they seem a bit shady.
They are withholding 1/2 or more of the security deposit to clean a 450 square foot apartment. Ludicrous and dishonest.
If they'd perhaps lived up to their commitment to discuss this with me today as promised I would perhaps have been more generous but they couldn't do that either.
My son was told that his deposit was sent out in August of 2020 and he still hasn't received it and it is now February 2021. They always give you the run around when we call to Carpenter estates apartments in Cleveland Ms. I'm thinking about taking them to Justice Court so I can sue them for his deposit
I moved out the tanglewood apt in Memphis April 30th the manger did a walk through plus i took pictures of everything stove refrigerator clothes bathroom and bedroom just incase they want to lie and even took live video, the manger Shada told me it would be 90 days before i receive my deposit it been 2 months since july i call the office no one answer the phone i email hayes and gipson with my concerns they email me thank you for reaching out but if i have to get a lawyer to take care of this matter i will they got the right on.

I rented from this company for about a year. The low rating I assign Hayes Gibson is a consequence of a number of major problems. First, as several others have noted, it is usually difficult to get in contact with anyone. Second, when I did the check-in inspection of the apartment, I failed to note a couple bent slats in the window blinds. On check-out inspection, I was told in person that I would pay at most $300 out of the $500 security deposit. Weeks later, I received a letter informing me that the fees in fact totaled to $513, justifying the amount largely by the time required to replace the window blinds. I failed to see the mail in time, and forgot about the issue for a while. Then, a few months later, I received a second letter, informing that my outstanding $13 debt was being referred to a collections agency. Apart from the nonsensical economics of involving an inspections agency over a $13 amount, I am left wondering why a business would behave in such an unnecessarily hostile manner over a $13 amount, especially given that I was a tenant in good standing for a year and that I returned the apartment in good conditions.
If I could give them a 0 I would. I m confusing on how the office is closed but you re calling people to tow cars who can t receive a parking pass because the office is closed. Further more how are you offering rent relief but making the people who live here pay. $150 every time their car is taken. Then the visitor parking spots are filled. A nurse lives here thanks for the hassle during this pandemic.
