This is my review of H2 Real Estate and more specifically their property called Manor Village on Richard Arrington Jr. BLVD. I lived there for a year, and these are all the good and bad about renting from this company.
The good: All of the staff I dealt with there nice and professional, and were responsive anytime I had to talk to them. They also compensated me for the problems I incurred when I moved out, so that bumps them up from a 1 star to 2 stars. The property was in a pretty cool location with a nice view of the BHAM skyline. Aside from that, there's not much more to add.
The bad: Now the buildings in this complex are at least 80 years old and in rough shape. The specific unit I was in was a "renovated" unit that had a new kitchen, bathroom, and updated fixtures.
Before I signed the lease, I asked if the unit had new insulation and was assured that it did as well as a new HVAC system (Ill get to this later). There was also various places where water was leaking by a window, a couple places on the ceiling, and the back door. I marked this on my paperwork and was assured that it would be fixed ASAP. A crew came out and "fixed" (Their version of fixing water leaks is to spread some mud on the wet spot and paint it. Quality fix) two of the three spots, and left the large one by the back door where water was running down the wall. Due to their "fix" the water leaks inevitably came back next time a heavy rain came through. Sent in another work order and they threw some more mud on it, still ignoring the largest leak. At this point, I decided to drop the issue and ignore it since they obviously didn't think it was a large problem and ignored it too. A couple months later, the ceiling fell since the sheetrock had sagged so much, exposing the rotting and moldy wood holding the building together and allowing ants, centipedes, and other pests into the unit. Once this happened, they actually decided to fix it after I sent a firm email to the property manager about it.
The other large problem I had with the unit is the insane power bills I would get in the winter months. When they updated the unit, they didn't replace any windows or install any insulation (Like I was told when I moved in). This made the unit extremely cold in the winter, and dreadful to live in. I would set my heat to 65 degrees and my heat would run every 20 mins trying to increase the temperature. The heater would pop the breaker frequently because it was drawing so much power. This leads me to believe that the new HVAC unit they installed was wired incorrectly. After multiple techs come out to evaluate the problem, supposedly including an electrician and someone from Alabama Power, the problem was still there. My electricity bill would be between $250-$350 during winter months on a 1 bed apartment. They eventually started sending me credits for the power bills after I complained enough about it not being fixed which as a nice gesture. Fixing the problem properly the first time would have been nicer.
Some other issues I encountered:
- A colony of fleas moved in on the sidewalk next to my building, and eventually made their way into my unit. After contacting H2, the receptionist told me to call the extermination company myself. I don't have pets, and this was on the outside, common area part of the building. It's not my responsibility to maintain common areas of the complex, this was H2's problem. So instead of fighting this, I bought 4 cans of Raid and did the job myself.
- My dishwasher was not connected to power when I moved in.
- I had multiple issues with the faucets, door handles, and other finishings in the unit since H2 cheaped out on literally every finishing in the unit.
I do not recommend H2 to anyone. The lack of care when it comes to maintaining their properties and their "we will do that later" attitude is extremely frustrating.
