5/7/21 Update hear at The Avenues. City of Franklin came out yesterday to explain the hours authorized for construction to the construction workers. This evening we had to go out to the site and tell the construction workers to leave. To their credit , they shut down and left. Goodall Homes continues to disrespect the homeowners here. Simply pitiful.
5/6/21....Construction STARTED at 6:30am here at The Avenues at Shadow Green. Thank you for the continued respect given to the current homeowners. And this was loud grinding/cutting concrete work too.

Informative agents! They were not pushy at all and answered all of my questions. The homes were beautiful. All interactions were done virtually and we viewed the home leisurely.
A great neighborhood with quality homes at a reasonable price. Homes are well maintained with people that care about each other. Location is exceptional with easy access to shopping, only 30 minutes from Nashville, 15 minutes to the airport and plenty of parks and recreational spots to visit.
Nothing but liars, the salesman Craig would tell you anything to have you purchase the home. Then to found out it not nothing that your were told. I wound not recommend them, I moved here because I was told a Olympic size pool was going to be installed for the subdivision. What a lie, we got a backyard pool for 200 homes. 20x40, the restrooms are bigger than the pool. The playground consist of two slides. Paid extra for the pool when I purchased. I'm not surprised Goodall is not embarrassed by the pool. They shouldn't be telling lies to get people to move in. Also HOA is Metropolitan Property Management, the worse.
This is my third home, and it's by far the worst I've ever owned. Issues with workmanship, an ineffective QC process, lack of follow-up for significant repairs, and constantly shifting personnel ensure that the house they build is full of obvious and avoidable issues, and is repaired to the cheapest and least effective standard possible. We have had our home for over two years, and we remain in the warranty process because the repairs can't be completed in a timely or acceptable manner.
Starting from the final walkthrough, we noticed that toilets were installed with a noticable tilt, hardwood flooring was scratched, and concrete driveway/patio had gouges and scratches. After a few weeks, we noticed more significant issues- every exterior window was scratched (cleaned with a dirty rag), every piece of drywall had excessive mud, lacked sanding, and was extremely lumpy, exterior trim pieces were missing, hardwood floors were not secured properly, all tile in both bathrooms required removal and reinstallation, dead outlets, Heating AND cooling issues with both the AC units and the ductwork, bad caulking, poorly installed trim pieces...to name just a few issues.
Every repair that was conducted- every single repair- incurred more damage to the house. Hardwood floors, carpets, cabinets, walls, railings, doors, furniture, appliances...all damaged due to careless contractor repairs. At least 75% of the repairs required more than three visits to repair until a basic standard was met, or I gave up trying to have them fix it.
During this time, the Goodall person in charge of warranty repairs changed over 5 times, resulting in our warranty issues being dropped, repair plans not turned over, causing us to go through the issues all over again with the new person. Five times.
When I meet people considering purchasing a Goodall home, I tell them of the issues I've had, and recommend that they refuse to close until they have had a professional inspection completed, and all the listed issued fixed- avoid the warranty process if at all possible. At this price point, I would have rather purchased a Saddlebrook home, or a lower-end home where I could expect to incur quality issues.
Guys trust reviews, I know some of them are good but there are a lot of people that I ve had negative experiences. If I can go back and not buy this house I would. They have done a really bad job completing the items on our inspection. They were not completed at the time of closing and I was assured that they would be completed. We have now been closed on the house for two weeks and I don t even know if the heating upstairs works. This is how bad the follow-through is. If I could go back I would not buy this house and I m going to encourage every person I know to not buy one of their homes.
Buying and building a home is a stressful situation. Our liaison, Carly and our PM, Matt made the process bearable to pleasant. For the most part, the house is what we expected. There are a few punch list items, but the warrantee team seems to be willing to take care of all of them. My only complaint is the yardwork. The placement of the sod is terrible; gaps and overlays create trip hazards. The back lawn was seeded with the roll of seed and straw. The ground was not properly prepared and I will have to remove the clumps and rocks under the netting before I could mow the new grass. We purchased our first home with Goodall last year. Overall it was a good experience. We really like dealing with Carly, the agent for Goodall homes. We first wanted a basement home but were advised that they had no plans to build one...but within a few months they started building basement homes in our neighborhood so we decided to sell our current home and move around the corner to one of those homes. The home we purchased had been under construction already for some months, to the point that we were told in June of this year (when we went under contract), that we couldn't pick out anything in the home because it was 6 weeks out from completion. Which was fine. So again...we purchased a home that was 6 weeks out from completion, instead of picking one of the many empty lots that we could have picked to just build a new home...we just didn't want to wait out another full build. Well...soon after purchasing the new home, we were advised we would instead be closing in September. Then within a couple of weeks of being told that...we were told we would close instead in early October. Then another delay to late October. Then another delay to early November. Then another delay to the day before Thanksgiving. Here we are...the 10th of November...and we have received an email, in the middle of the night last night (yes...an email, not even the courtesy to give us a phone call), advising us that we won't be able to move in until almost Christmas. Did I mention that in the 8 months that they've been trying to build this home, they have completed (between the villa's and new homes) over 20 new homes. I repeat...over 20! Oh...we close on the sale of the home we currently live in on the 18th of this month...which is a whole other story. We actually ended up selling our home, for less than what our first offer was, just so we could find a buyer willing to accommodate us on the amount of time we needed to remain in our home while Goodall delayed us 6 times. This experience has been awful. Which is sad to say...because we love our neighbors, we love the neighborhood, and the location. If you want this company to build your home I will say the finished product is very good. But the process is atrocious...they've lied, misled, and honestly have just flat-out not done their job at every turn. We've been told every excuse in the book as to why we don't have a completed home...but somehow they keep managing to move in other buyers throughout this whole process. No accountability on their part. Doesn't matter that my family has been displaced through Christmas. Now we have to figure out where we're moving, where we're storing our items, and how much all of this will cost us out of pocket. Again...great homes, but an awful experience to get one done.
