Deserves 0 stars. This corporation does not care about it's residents and the people they are supposedly "serving". Making millions of residents who can't even get proper equipment and safety. The community I live in, in Durham NC has had recent issues with people stealing packages off of our door steps. I've noticed for the entire year i've been here that there are cameras - contacted my leasing office and come to found out that the cameras DO NOT WORK!! My package was stolen this week.

I was a resident at one of the properties recently acquired by Ginkgo and just moved a month ago. When I vacated the property (early) on great terms with the apartment in great condition, following all mandates on I was assured I would receive my deposit in approximately two weeks. I have attempted to contact the apartment office with difficulty and finally reached someone Friday (7/23/21). The young lady stated she could not pull up my old account, nor could she transfer me to the front of the building (really?) to inquire about my deposit! She asked if I could come to the office and I stated I work during the day and it would be challenging. She then stated I'd have to call back to get in touch with someone or drive there to speak to someone. She had no idea, I work from home or now reside down the street- so I hopped in my car and drove to the office. When I got there- not sure she was the young lady I spoke to on the phone, but now I'm told it's gonna take 6-8 weeks! I work for an employer that employees > 10,000 people and I work in finance. I submit request for payments every week and the checks are processed and I have them in my possession to disburse in 2 weeks! I've called the office twice and no response!

They flat out don t answer or move you around while nobody takes accountability. The resident advocate isn t one at all. She s an employee of the company to save the company money and do the bare minimum for their residents. That s just a title to give appearances that they actually give a flip about you but they only care about your money. They re cheap. Lazy, do not respond to you while you have concerns. We had mold and a leaking water unit I told them about upon first moving in they ignored it it started leaking into the wall. You have to have a permit to replace water heaters. Ac units etc and once the work is completed they have to come from the city to make sure the work is done correctly. It hasn t been. They did the cheapest fix and not once contacted the city (if they re willing to break the law to conceal MOLD, what else morally are they willing to compromise) mind you this review comes after numerous attempts to have this rectified with ZERO reply. They get paid to do absolutely nothing and I ve contacted my attorney about it. He s researching what I need to put in my notice to vacate but you bet your bottom dollar I m referencing black mold and the lack of them calling the city to have it inspected which means they just did the bare minimum and there s probably still mold. AC unit is still incredibly loud and I also complained about that, cabinets rotting.... they don t care at all.

I am from Buffalo river. And Grinko and sharon lakes apartments.I got a hole in the celing and a passum living in my celing nothing has been done. My bathroom floor is all mold and caving in and leaking. I spoke to jorge and lily and they been playing game like someone a kid. Telling me they dont know what going on and they going to speak to each other and one knows. Then they tell me they are coming to fix it friday then monday then tuesday then they dont show up. I have put my order for 2 months to get this fix and nothing has been done. This crazy we pay rent and we should not be going through this. I going to see what the inspection and court got to say. Lilly looking to argue then to fix and trying ways to act like they are going to fix things and not. I done caught on to all their games.

If I could give 0 (zero) stars I would. Living at Sharon Crossing (SC) since Ginkgo took over has been the worst apartment living experience EVER. I've never met a company that is ok with so many complaints from renters, but do nothing to fix anything. The only things that's done on a regular basis at SC is the grass is cut, what seems like, every other day! Management (Lily) does NOT care about the tenants, but would rather argue with you about every situation brought to her attention. My car and almost everyone in my building has had their car broken into, towed, etc. I have had service people violate my personal space and things, never fix anything that's broken (garbage disposal, air condition, water issues, etc). I have been asking since I moved in for the nails under the carpet to be hammered down or something because the perimeter has nails all around it and I've been stabbed in my feet several times. The buildings were repainted and they did not bother to send messages out to residents and things were thrown away or thrown into the grass, and do you think anyone thought to put the things back, NO!! If we, the residents, had know we could have removed things ourselves. I had something taken from my balcony and thrown in the garbage when workers came to paint and found it when I took my trash out and it was stuck to the side of the bin. Steps to my balcony are not private and these teenagers are always sitting, smoking, eating and disturbing my home, but no one says anything or does anything about the crime on site and the illegal activity. My parking lot is always used as the trashcan, auto repair shop, playground, etc. The complex always looks trashy/dirty because no one picks up trash. We have had so many different maintenance workers in the last 2 years, it's not funny (yet most of them knew nothing about maintenance). Unfortunately I cannot afford to live anywhere else due to the high prices in the Charlotte area, and I think Ginkgo knows that and that is why they do not try to do better. We pay for pest control EVERY month, but no one sprays unless you request it. So why do we pay if we are not getting the service (rip off). There is always a bug problem (mainly because of all of the wooded area and the overflow of trash on a daily basis). I just received my renewal rates and I think it's ridiculous that my rent is increasing by $50+ and everyone knows that no job is increasing your pay that much yearly, so how can you justify the increase of rent! Also we are still in a pandemic! I need a safe, affordable and well maintained home to live in and according to your mission statement: Our mission is to provide reasonably priced, high-quality residential housing that is energy efficient and environmentally sensitive. From what I have been experiencing nothing about the mission statement is true. I do not expect to hear back from anyone regarding this rating, due to lack of response from previous review and surveys completed, but I hope the people that can make a difference do so!

By FAR the worst property management group I have ever seen. First two months went by fairly smooth, then you would be better off bending over in front of you mirror and talking to whatever you see there. Maintenance is basically non existent, had my A/C go out three separate times(It still was not fixed and continues to work intermittently). They simply supplied a portable unit and made me pay for the electricity to use it. Trash is constantly overflowing and parking has become impossible(they blame it on the city). I know for a fact management has changed at least three times in the two years I have been here, and the old management never spoke highly of the company(Will gladly tell you to your face they will not fix problems). Not to mention the fact people are paying 1300 a month for appliances from the early 2000's that do not work. Now to top it all off, they want to tour my apartment while I am working from home before I move out, even with Covid?? Will not allow me to leave and come back because will only come from 9-4. PLEASE HEED THIS WARNING, YOU WILL GET SCREWED BY THESE CROOKS. I am SO HAPPY that my lease is finally over and am out of this nightmare! Can't wait for real estate to crash on them!

My dog chimmy was killed at the community pet friendly dog park by two viscous pit bulls! The manager KIM say after 3 weeks of nothing when I finally went to the office and demand some justice I was told they had to leave and had other complaints it s been 3 months and they still live here she lied to my face and the trying to get extra money from me after hope paid my rent !!! There rotten lairs horrible company I want to leave a zero !!! Lies and shuffling you around this place is a joke!
