I currently live at the Aria on L, managed by Vantage Management Property. Absolutely do not ever live anywhere that is managed by Vantage. Here are several reasons why:
1) When I moved in, my SSN was incorrectly inputted in when applying for the apartment, causing our application to be declined. I continued to encounter issues all the way until my move-in date. I probably should have taken this as a red flag, but at the time of move-in in 2016, there weren't a lot of competitively priced buildings in the area so I continued with the move-in.
2) The same, dimwitted building manager continued to cause us issues with the payment portal system for months after move-in. Due to this, even though our rent was paid on time, every month, she filed an "eviction complaint." This is not the same as an actual eviction notice. This goes on your permanent record and can be viewed in background investigations by employers, other apartment companies, etc., when your personal record is pulled. Note: this is not the same as your credit report, so it cannot be disputed. The DC District Court system and my attorney have both informed me that the courts cannot strike this notification from your record. I am not pursuing legal recourse against Vantage Management who, despite my ongoing attempts to settle this out of court, have taken no accountability for their action/inaction in this matter.
3) Vantage has lost our - and several other residents' - lease(s). They have also released leases via email (which includes SSNs and other personally identifiable/sensitive information) to other residents via email during the course of my residency. They also have refused to take accountability for these actions.
4) The front desk personnel picks and chooses as to whether or not they will accommodate you the same as the rest of the residents in the building. For instance, since I have raised these issues and decided to terminate my lease early due to the issues the building has caused, I have been informed by the front desk staff that they cannot accommodate an elevator reservation for move-out on a Sunday/Monday due to the "leasing office being closed." I quickly found other emails where they notified the building of an elevator reservation to accommodate both a move-in and a move-out on a Monday just 2 months prior and let them know I'd expect the same accommodations to be arranged for my move-in. Vantage has yet to respond to my inquiry on why I've been discriminated against in this matter.
5) Considering we pay basically the same rent (now, in 2018) as the rest of the buildings in the area, which have way more amenities and are nicely staffed, etc., we have no access to receive our packages after 6 pm on days when our "leasing office" (front desk) is open and no way to access our package deliveries on Sunday or Monday any week. There has been no attempt to allow residents access to the package room, yet they allow delivery of these packages to just be thrown inside the building's front door, behind the desk on those days.
6) I was informed prior to move-in that WiFi was free - yes, free - in the apartments themselves by the same dimwitted "building manager." Of course, she was incorrect, but nothing was ever done to remedy that situation.
7) A very nice resident in our building has taken on the role of a Tenant's Association leader since our building management company is so incompetent that they haven't been able to handle the apartment on their own. She has informed the building that recently, a resident decided to go month-to-month after her lease ended and she received a letter which did not provide her with a different rent amount in the original letter. After choosing to then roll over to a month-to-month lease, the resident's lease was extended and a retroactive $150 rent increase month-to-month fee was unlawfully added to their lease.
I could go on and on, but if this hasn't deterred you from living at the Aria or other Vantage properties, I'm not sure what else to say!
