I recently worked with Dean Goulet; he was the listing agent on a house I was interested in. Initially he seemed professional and easy to work with. That changed once I made the offer. He encouraged me to consider all cost of the repairs, so the offer was inconsideration of the required work the house needed, siding and septic were the expenses.
He replied back that the seller had accepted my offer. I was ecstatic, I wanted to do the P&S agreement the following day, but Dean was going to be busy so it would have to wait till Monday.
Monday, we met, and he requested a deposit which I put down, why not the house was all but mine. We went up to the house where we took pictures of a couple items I was interested in. On the way out I asked Dean if he saw anything that could complicate the sale.
Dean takes a pause and says I'm showing the house this afternoon to people that had previously looked at it.
I was taken back, he took my $15,000 deposit knowing he was going to be putting my number out there.
Needless to say, Dean got a little more than my offer and sold the house out from under me.
If you want an honest forthright broke keep looking, it's not Dean.
