Great location, immaculate interior, great beach view. Parking was difficult to find, it was noisy outside all night, and the continental breakfast was super disappointing. We went to Seaside Donuts instead; that's how bad breakfast was.

My husband and I went to the Doryman's Inn to celebrate our 27th wedding anniversary. It was nostalgic for us, because we spent our honeymoon there in 1989. At first it was a great reminder of what we had experienced then, but as our visit continued we became aware that the place and service was not what it was then! We also came to the conclusion that the Inn had not kept up with the times or upgraded their facilities. Very disappointing!
The room was #7 with a nice view of Newport Beach. The windows were open and the ocean breeze coming in was wonderful. The parking situation was ok. The parking was a block away and we had to bring in our own bags. When I asked if we could store our bags in the Inn while our room was prepared they paused and then said sure, they can be held by the desk but there wouldn't be someone there continually to watch the bags so security of my luggage wasn't guaranteed. So we just kept them in the trunk of our car and dragged them across the streets and other parking lots when our room was ready.
The room was nice, the bed was comfortable, and there was air-conditioning. But 2 huge things both my husband and I noticed were that the room had insufficient lighting and a toilet that didn't work well at all. The room lighting consisted of two small lights by our bed and the lights in the rooms entry way. In the evening we wanted to play scrabble and couldn't because the room was too dark to see the lettering on the board. When we mentioned this problem to the desk clerk, when we left, she said, Oh, you should have told us we could have brought in a table lamp for you to use." We took this as meaning they had no intention of upgrading the conditions of their rooms, and hadn't in the past 27 years. The toilet never flushed correctly and we had to get up in the middle of the night a couple of times to jiggle it to get it to stop running.
At night it was REALLY LOUD!!! There is a bar/restaurant directly below and with the windows open (which we thought would be nice at night) you hear EVERYTHING happening on the street below! We didn't get a lot of sleep either night. With people walking and yelling till all hours and then the street cleaners and trash pick up early in the morning it was so hard to sleep at all in that room! I am sure that any rooms on the beach side had the same type of experience.
No internet service!!! Really in this day and age a hotel/Inn without internet service??
Then came the breakfast part of the bed and breakfast! VERY DISAPPOINTING!! The coffee was on a shelf outside the breakfast room. Under that shelf was a hidden refrigerator that held the yogurt, orange juice, creamer, and items for the bagels that were in the breakfast room. I had to go to the front desk to find out where all of this is. So in the breakfast room there was not a big selection: Various boxes of cold cereal (oh the milk for this was in that fridge in the hallway), a heated serving dish with mini quiches, a bowl of mixed fruit and a variety of bagels with a toaster. I am sorry but when I pay $399 a night for a room I expect a better breakfast! I get a better breakfast at Hampton Inn and Holiday Inn !! My husband is a Type 2 Diabetic and had a hard time turning any of this into a descent breakfast for him. The next morning was worse. We arrived for breakfast about a 1/2 hour later than the first morning and there was no coffee, no orange juice and no water to drink.
Another thing I would see the hotel cleaning staff walk in about 8:30 or so and then come in to clean up the breakfast room or replenish supplies.
I have dreamed sooo long of returning to this inn and reliving that special place I spent my honeymoon....I was soooo disappointed!!
$400 a night! Don't do it!! I had always told my friends how wonderful this place is. I will never recommend it again!

great customer service! when we first checked in, ...

great customer service! when we first checked in, the lady at the front desk showed us around the inn and explained where everything was. the people next door to us ended up being extremely loud (yelling, stomping, slamming doors) and as soon as we walked out of our room, the manager apologized (without us even commenting on the noise) and offered us another night's stay (which was more than generous!!). the room was spotless and the bed and pillows were comfortable. i'm not quite sure why other people have complained about it. also, the view from their rooftop patio is beautiful! you can watch the sunset over the ocean. overall, a great bed and breakfast!

Such a great piece of Newport history the Doryman'...

Such a great piece of Newport history the Doryman's Inn offers. If you are looking for a truly unique hotel to experience while being right at Newport Beach pier then this is THE place to book. The Hotel was built in 1891 or 1898 have read both and has an interesting legacy of usage. It started out as housing for the fishermen, was a brothel, as well as hotel. It's victorian roots are still the theme and so authentic.
We were there for our anniversary and when I told the charming front desk girl, Cheyenne, she set about getting us into room 8 instead of the one booked. She excitedly explained its a honeymoon suite and thought it perfect for us. She was right. Corner room, ocean, pier and boardwalk view. Canopy bed and gas vintage fireplace. The bed was very comfy and so romantic. And get this..no phone in the room. I LOVED that detail. It's a small hotel so going to the breakfast room and patio was literally just steps away. We explored some staircases and discovered a back way into the resturant below. Dinner in their resturant was sublime!! Try the blueberry lemon drop (drink) too...sooo good. Beautiful bar off the resturant and the wine cellar is great.
And here's a secret...the stairs to left of entry to patio right across from elevator and check in desk have a surprise at the bottom. I'm not spilling the beans but when you're leaving avoid the elevator and take those stairs. Go ALL the way to bottom. Once you open the door the hidden surprise will be discovered. So fun!
The price for all this history, location and time travel is remarkably reasonable... Go go go and bask in the unique..

It was absolutely amazing from the setting, location, the personnel all of the way down to the restaurant. We had eaten at the restaurant a few times before, which is amazing all by itself, but the stay at Dorymans just made for the perfect evening. We have stayed at Balboa Inn (which is nice) and at Bay Shores Inn, but we will never stay at either of those places as long as Dorymans has an opening.

The inn looked sad on the outside and had no parking, neither free nor paid. Door was locked in the middle of the day. Called the number, and they wouldn't let me into the lobby to see it and ask questions. Very crowded area. Decided to definitely not stay there.

Doryman's was not worth the price. The hotel was very clean and the staff was great, however this hotel advertises as a bed and breakfast which I feel is a BIG stretch because the only difference from other basic hotel breakfasts were some mini keish's that appeared to be from frozen. I expect more from a bed and breakfast (pre-made eggs, bacon, sausage...something to show some effort). Additionally, we were excited to see the nice tub and jets in our room only to find that the jets don't work anymore. Lastly the ambiance seemed a bit dated. Between the staff and location this hotel definitely has potential, but I will be staying at the newport hotel for my future vacations which is less expensive and has not disappointed me in the past.

Beautiful corner room with a view, lovely and very help staff, convenient location. Parking was a bit of a headache at first, but once that was resolved it wasn't an issue for the remainder of the week. Couldn't ask for more, even while most everything in town was restricted due to COVID19.

Great place for a romantic getaway with an old European feel to it. Rooms are well appointed and comfy and those with a spa are especially nice. After a soak we headed to the roof top to watch stars in the cool night air.

I was absolutely disappointed!!! It was nothing of what I expected!!! The room was outdated, no coffee maker no complementary water, there were crickets on our bed, the bed was harder then a rock, the pillows were flat, the complementary breakfast was bagles, coffee, fruit and nasty quiche, no orange juice, no water, it shouldn't be called a bed and breakfast, I was expecting more for the money we paid.

We originally were booked at a vacation rental that turned out to be a HUGE disappointment and disgustingly dirty. We called this placed, booked it the same day and felt like we walked into HEAVEN. Staff are awesome there. Rooms are beautiful. Breakfast was delicious. We felt very much at home there. Thank you Doryman's for rescuing our vacation! We rented bikes right across the street, ate at the local restarants (those were a little pricey) but they were classy and served good food as well. We will be back. Thanks again.

Really 4& 3/4 stars.
Great place to have a little break at the Ocean. Brilliant location for day & night life, excellent restaurants & bars all around. Great vibe.
The staff are wonderful & everything is laid back & not stuffy at all. Kind of oldy-worldy English style, very quaint.
Great lite breakfast included & to sit on the charming breakfast patio was perfect. It will be our "Go To" again for sure. Price was good for Newport Beach & no ripping you off for Wifi or parking charges which was amazing given the location (which is always a nightmare to get a parking spot.) I accidentally left my IPAD & they called me within half hour of checking out so I was able to go back and get it before I left town.
The only reasons for not 5* was our room looked a bit tired, needed a few repairs & touch ups but that might just have been our room #6. Also would have been nice to have had a couple of bottles of cold water in there, even if you had to buy them, as there's a great little fridge in the room. So just take your own beverages.

We have stay here off and on for years. Give both kids stays here. This weekend we stayed in room 6. Great room but with the restaurant only servicing out side guest were right outside our room load and parting till 11:30. I had to call to asked them to quit down...
What you pay for the room make sure the restaurant isn't useing that area.
Everything else was great.

I won a raffle for three nights here last year. From the time we arrived until we left it was relaxing and exciting. Pampered by the staff and all our needs handled professionaly and with a smile we could not have been happier. This is a small boutique hotel and their attention to detail shows. We stayed in a lovely mint green room with a king size bed. We eventually had to leave and that was the worst part of our time! Go here with someone special you will be pleased with your stay.

Not kid friendly, room was smaller than we thought...

Not kid friendly, room was smaller than we thought it would be. It was a king room, stated online it was a large 2 bedroom. That's not correct, it's just one large room.
Our ac kept turning off and the heat kept coming on.
Breakfast was not what we thought for what we paid for the room. Was cereal, yogurt, and bagels.
Staff was nice but that's it. Definitely not worth it for the cost.

Won't be staying there again.

AMAZING! I love everything about our stay here at Doryman's Bed and Breakfast Inn. It's a cute beautiful hotel totally worth the price. Right up on the Oceanfront across in front of the ocean. We stayed in Room 8. I say the best room, but every room is BEAUTIFUL and unique with its own signature touch. Our room had a beautiful ocean view, good size, and very romantic Victorian setting. I can not get over how gorgeous our room is... fireplace and all! I read other reviews about the noise outside, but it wasn't too bad althought it was a Thursday, with the TV on it drowned out the sound. All the ladies in the front were very helpful and very friendly. The continental breakfast was cute perfect and light with quiches, fruit, boiled eggs, cereal, oatmeal, bagels, yogurt and orange juice and to eat on the top of the roof with the view of a beautiful morning sun over the beach was fantastic! The 21 Oceanfront Restaurant right underneath is AMAZING! From setting, scenery, service, and food. I rate 5 stars too! 100% Awesome! Its a beautiful up class romantic restaurant. This was a perfect get away spot. Everything you need. The Pier is steps away and little shops all around you. Bikes to rent for a beautiful beach cruise. I am very pleased with my stay here and already have recommended this place and would recommend any time. So blessed! I look forward to returning every year for our Anniversary! Or even with the kiddos.

Great experience. Hotel is located right in the middle of everything. Loved it. Plus they have a roof top hangout. The staff was great and super accommodating and helpful. Room was very clean and bed was perfect.

Very charming and cute. There's a secret stairway and a lot of fun details. Stayed in room 10. King is very comfortable but twin bed was awful. No bath tub, so that was a little disappointing. Right next to the Newport pier which was great. Free breakfast was lacking. Cleaning service was somewhat unprofessional...maid was in the bathroom and stayed a while(?) when we arrived. Also when cleaning our room there was a child with her that was going through our stuff?... and the "clean" towels smelled bad...Not great there. Also the noise level is pretty high late into the night in room 10 because it's got several windows with some bars open late right next door. Overall a fun place with a great location.

Pros: Great location with a lot of fun stuff to do within walking distance. The restaurant downstairs is FANTASTIC. These are the only reasons I give this two stars.

Cons: We had to switch rooms because the one we had was infested with flies, and I don t mean one or two, I mean 15 at least. How does that happen and no one that works there notices? Also kinda rude staff and the rooms could use a thorough detail cleaning. Staff couldn t even tell us what time the dorymans fish market right next door opened, we guessed 6 am and they were sold out by the time we got there. I don t understand how you don t notice that? It s seriously 20 feet away. (and for any staff that might read this, it opens at 5 am, tell people to get there early). Also thought this was a bed and breakfast? Just bagels and fruit, you get that at motel 6. Both rooms we were in smelled like mildew. For the price of these rooms I expected much more and won t be back.

No heat in our room. It wasn't working and it was cold at night as it was the end of December. We were offered another room but we wanted this one because of the size and location. There was a fireplace and we had to keep it on all night and and it was really bright. Also there are bars or nightclubs next door and there were drunken people being loud and loud music still going on at 3:00 am. Spent a lot of money and it was really really bad. Would not recommend or will never come back.

My partner and I stayed here before and after I had a surgery at the local hospital, and the hotel staff were so helpful and kind. They made sure I had everything I needed, and even upgraded our room for the night after the surgery to make sure we were as comfortable as possible. The decor is great, the beds are super comfortable, and the beach views make it feel like you have tour own private beach. Highly recommend!

My mom and I had a very nice stay during Mother s Day weekend! The hotel was very convenient to restaurants, the pier, nearby shops, and the beach bike path. All of the staff was friendly, and gave us some great tips on local things to do nearby. Rooms were clean and cozy, and the breeze and sounds of the waves were a great thing to wake up to. The area is a bit loud a night, so make sure to bring some earplugs. Parking was very close, and the pick-up area in front made it easy to load/un-load.

By far one of the best stays I ve had in a long time!! Check in was a breeze! The young lady at the front desk with the dark hair was BEYOND nice and helpful!!! The location was perfectly situated next to the beach. And the balcony views were incredible!! I would certainly stay here again!

Room was a little small compared to most, also near the front desk. Breakfast options are definitely an afterthought. Wifi was good, Room TV was good also (HDTV OTA box) Proximity to all of the pier shops and beach is 100% why 4 stars instead of 3.

Pros: location almost on the beach, room was comfortable, continental breakfast was really good. Loved the fireplace. Cons: Check in was at 3 pm and no one answered phone or was available to check us in. We sat around waiting outside the hotel until someone from the restaurant was able to let us in the door. Our room was on the end with many windows that didn't keep out the sound of drunk kids. It was about an hour or so, from 1 am to 2:30 am, of kids yelling, fighting and being drama queens outside our windows. Lost sleep. I can handle lost sleep but the check in process with no one answering is awkward and unprofessional.
