It has been a great experience live in Garfield Tower. Emily and Jessica both are great! David and another maintains guy both very nice. I am from NYC, it is much better place than any of the apartments I stayed there. I highly recommend to anyone who want to live in a convenient location, with great service, pool and gym. Free coffee. Garfield Place is the place for you.

Moved out this year after occupying for about 7 years (last day March 31st, 2021)-

Would not recommend renting from any apartment, condo, townhouse, complex- from this company. They charge 2021 prices for places (and minimum effort employees) stuck in the 80s... and not in a good way. Properties do not reflect a modern standard of living and is inefficient with general overall maintenance. Everything from the monthly renting cost to the toilets, to the top loader washing machines are outdated. If you rent from these properties, be sure to invest in a really good renter's insurance and car insurance, you'll see why! (for those that aren't smart enough to in the first place). The lack of proper insulation will have your utilities failing when you need them and running up your bill. A lot of questionable shortcuts are made in "fixing up" their properties. Please do not waste time or money in any place, including here that have no standards or grip on reality when it comes to property rental. They do the bare minimum. Do not waste your energy getting into a contract with properties that aren't of a quality standard or have inefficient utilities that break every 6 months including toilets they claim to fix but end up having to tear down a whole wall after you communicated several times to try to prevent something major. Their sense of urgency is delayed so much that you end up having a worse problem by the time they get to you.

I could go into detail about every issue I've had over the course of the last 7 years and the most recent has been the water main break which I attached photos to- both apartments and cars were flooded in the complex next to me (almost every year the complex I was staying in had plumbing/water problems and was constantly being shut off whether there was a notice or emergency cease, a history of issues even though they "replaced the whole plumbing in the building" just a few short years prior to this major incident)
A few cars from the complex next to mine were completely flooded and I'm sure some residents can't afford full coverage, so there was a few who lost their car without a replacement due to water damage. This happened after a storm- not even a severe storm- I've been there over 7 years and this was NOTHING compared to what we could have had.

Will not be investing in any CMC, future rebrand, or partnered affiliates from here out.

WHATEVER PROPERTY YOU RENT WITH THEM: ASK IF THE CAMERAS WORK!!

I visit my wife at Clifton Colony Apartments, owned by CMC properties, and my car got broken into 3x in one month. I wasn't even there every day, I can't imagine what the tenants go through. I talked to the manager to get camera footage and was told the cameras don't work. She couldn't remember the last time they worked and straight up said they're only there to deter thefts. Well, clearly they aren't serving that purpose, and any management company that cares about their tenants would put real cameras on their property.

To your response: I understand that crime can happen anywhere, but it seems to happen more on your property, compared to other properties around. You know that your property is more susceptible to break-ins because the parking lot is in a position where it is not visible from the main road, making thieves less likely to get caught. Not placing working cameras even after multiple complaints of theft from different residents is negligence on your part. And clearly, despite your security patrols, theft keeps happening, so I don t know what the point of bringing that up is. Installing working cameras would be the least you could do, not to mention your "very best.

Ugh do not rent with them. The property I visited was dingy and every time I visited, it smelled like urine in the hallways and the carpeting is disgusting! I don't live here and I never could because of how awful it is. I was considering moving out of my place, but I could never move in here. I decided to leave a review because when I was apartment hunting I appreciated reviews about places to save me the time of visiting or making an appointment. It's nasty. Stay away.

There is absolutely no way CMC has 4.5 stars. They must be incentivising good reviews. (based on my daughter's experience)

Reading their responses to negative reviews is also very concerning. Why do they feel the need look up the name of each tenant that wrote a bad review and say, "Well actually what had happened was ____. Have a great day!" There's no way every single one of them has exaggerated the truth. Absolutely no ownership. Excuses for everything. Maybe spend the time defending against bad reviews to actually solve the issues on your properties?

CMC keeps raising the rent each year by $20 claiming that operating costs are increasing; however, they didn't even open the pool or gym in 2020, the carpets and appliances are extremely outdated. I get that Covid was an issue, but other, much larger places figured out how to open their facilities - if you're going to keep raising rent, you need to figure out how to make the facilities and amenities we pay for accessible. We will be moving ASAP.
