Excellent location and attention, super rooms and incredible comfort

The facilities are good because they are new but the dining area is very narrow, a bit uncomfortable for 8 people!
In the photos it looks much wider than it is! The terrace only has the jacussi or table, not the 2 things unless you rent premium.
On Monday the pool closed for maintenance until 6 pm, which was unthinkable and disappointing since that day we had it free to spend in the pool. By the way they have a lot of activities in the pool that were actually very bad and zero motivation from the cheerleaders. They shouldn't charge per resort because their public areas are so bad.
The receptionists are scowling and unfriendly.
They do not do cleaning or change of towels in a 5-night stay, it seems absurd, they do not put toilet paper, or soap necessary for our stay, only for the first day, the garbage is not removed every day.
In the patios there are profitable grill very dirty.
The truth is that the price of the night in this complex is expensive for what it is, for lower prices I have stayed in better and more spacious places in Orlando, I think it has the wrong category of luxury.
Completely disappointed! They sell it as luxury and it really is not!

Its a very comfortable place to stay but very boring resort

Very nice place to be! Especially when you re visiting Disney and Universal (Disney 5 to 10min and Universal 20min of driving).

Good place. They need to leave a little more toilet paper and soaps as accessories. As well as bags for garbage and not having to ask.

Everything is perfect and nobody bothers you at any time. Good attention when calling.

I was made to wait for nearly an hour as the lock was broken on the front door to our villa on arrival. When we got in there were ants everywhere. Really bad first impression.

We were allocated another villa which was fine.

I made 2 complaints about our stay and management didnt bother to respond.

So in summary, the clean villas are actually nice but my experience of the customer service was poor.

They have little town houses and we got the four bedroom one around Christmas time for a little over $100 a night. They re two story with a full kitchen living room washer dryer and patio with a private jacuzzi. This is my favorite of the Orlando hotels.

Beautiful and large-scale holiday park in kissimmee. Secure entrance and nice reception. Fitness and mini shop and a restaurant all present at the park. Nice swimming pool with two slides. Houses nice and spacious. Fully equipped. Parking in front of your door

Great beautiful resort near oldtown kissimmee, house was clean, 'own' jacuzi is checked every other day.
Beds / towels are changed in the meantime.
Swimming pool is beautiful, clean and child friendly.
Extremely friendly and helpful staff.
Location is very central, oldtown within walking distance, and you don't hear anything in the park.
Definitely recommended, (Feb. 2020/12 days)

Great place to spend a few days in Orlando, excellent structure.

I went to visit, but I could appreciate some things, such as the swimming pool and the aquatic recreational area.- The aquatic recreational area is small, but ideal for children to enjoy mainly.- In both cases, the care in their facilities stands out.

Staying here for the week, started with a late check in, got to the front desk and they didn't had my reservation ready. When we got
to our rooms the capet was dirty and the place it self looked like it didn't get clean after the last people that stayed left. Towels didn't look clean, we went out the first day and came back late at night and we got in saw alot of ants in the kitcken and in the living room floor. Try calling 3 times to come clean the place and check on the ants and nobody came not even to give us new towels. Bad service

Well maintained property very close to the Parks. Great price with a large pool, restaurant and spacious grounds. Only criticism is that the pool closes at sundown. A bit of a bummer for the kids as they wanted to swim after the Parks :(

Update: Pool facilities and hot tub area is very nice. So, I upgraded from one to three stars.

It's is a relatively new resort, so it is nice, clean and modern it had nice facilities such as the gym and slides, however we were not escorted to our rooms on arrival in the middle of the night and the reception is not central so being at one end of the resort it is along walk in the sun, on the other hand it is near theme parks and shops etc.

Great accommodation with close and easy access to the Disney parks.

Had a week stay here and loved it! The place even had a Jacuzzi. Parking just outside the house was also nice. Would definitely stay here again when visiting Florida.

Very clean and quiet. Spacious, well-decorated townhouses. We love the jacuzzi!

Started by the attendance at the entrance which was lousy, we arrived at the house the curtain of one of the rooms was broken did not rise, ie it stays dark all day, we called to repair and did not appear. The front door had a broken lock, it did not close properly, and one of the bathrooms had mold, which is very serious in homes in the United States.

The resort is in a great location. We were there to visit the parks and Royal Oaks is very close. The pool area was very nice. The Town house that we got was nicely laid out and very spacious, however. When we arrived there was a bag of garbage left by the front door. The carpets were very dirty and needed cleaning badly. The kitchen was very poorly equipped. There were no dishcloths, very few cooking utensils and no pots and pans. We were provided with a dish cloth when we requested, but no pots and pans. The fridge had missing door shelves and the bottom shelf was broken. We called to report and a maintenance guy came. He was very apologetic but nothing was done during our stay to correct. There was no hair dryer. One was supplied when we asked however would cut out after a few minutes. Overall we were disappointed with the town house that we stayed in.

My family and I stayed here in Jan 2019 for 4 nights. This resort offers spacious town homes with multiple bedrooms, living area, kitchen and an enclosed backyard for a home away from home experience. They have hot tubs in the backyard of each town home, which I found extremely relaxing and theraputic after a long day at the theme parks. They have a great big common pool as well. Your privacy is respected and staff is friendly and helpful. I look forward to another stay here, the next time my family is in Orlando.

Resort is great except for a few lights that are put and a missing remote. All have been reported to the front desk but as of now nothing has been fixed

Amazing!!!! This will be the only resort we ever stay at!! Our own hot tub was the icing on the cake..

Wonderful place, super spacious, comfortable is very organized. The houses are extremely large, all furnished, a kitchen well disposed and complete with all the necessary utensils to cook at will. A broad and comfortable lady. Outside area with ufuro, the rooms are huge with king size beds. Heating in all environments. Parking in front of the houses. I recommend a rental in this property with 10 people super comfortable.

Place was immaculate! Very large 3 bedroom townhouse! The family was able to stretch out and not feel ontop of each other. On same street as entrance to Disney....major plus for us! The water slide was amazing for both kids and adults in my family. The private patio jacuzzi changed our lives! The only negative is that they dont have ceiling fans and the home can be somewhat warm especially if you are a FL native. We weren't allowed to turn the AC below 73 because 72 can freeze the unit. There were not any additional trash bags or toilet tissue so being your own. Also bring your own seasonings to cook with because there is absolutely nothing to cook with except the dish ware. I loved my stay here. Check in is 4pm sharp...dont bother coming early. I highly recommend for large groups or family!

Pretty close to resorts. Unit large and clean. Hot tub was hot. Great.

It is very good the hotel houses you get are huge they are kept nice and tidy.Although around the pool you have to buy your drinks and it is VERY expensive altogether though I recommend coming here.

The place is amazing, if you are booking a house here look at Airbnb first, nice houses there and most of the times they are better with nice touches from the owners.

Just got home from an amazing vacation at Regal Oaks! The staff was wonderful, but my biggest shout out goes to Jesse!! She was the best bartender/waitress/ entertainer/nurse. She knows everyone and made us feel extremely welcomed and at home! Did eyelashes washes for one of my kids almost daily (lol). She is amazing! The facility was extremely clean and well kept.

Spacious "villas" perfect for families & small groups. Full kitchen, living/dining room, multiple bedrooms w/ensuite bathrooms, patio w/hot tub & lounge chairs, washer/dryer. Very clean & comfortable (housekeeping not included for stays under 8 days)! Very good location.

GREAT place IF your standards are very low. We like a clean place, this place is filthy and you better bring EVERYTHING but the sink from home! I will try to add pictures. Smells like animals have been staying in here and there s either dog or cat hair all over 2727 coupe! We looked at another unit and it s just as bad. They are NOT maintained well. The front desk gentleman tried to do his best to accomadate but after a certain time there s not too much he can do! Basic cleanliness woods go VERY far even something as simple as putting a new bulb in or a screen on so you could open a window. Won t consider this place again! Either needs an over haul or new cleaning staff!!

We were accommodated from 1/17/2018 to 2701/2018. The units are in very good condition, the problem is the management of the complex. On the 17th we arrived at night and paid the entire stay in cash, they only gave us a printed paper like we had paid. A couple of days passed and one morning after returning from breakfast, we found that they blocked the unit for a supposed problem with the payment, the problem was that they did not register it and blocked the unit for doubts, until checking that the Payment had been made correctly. They did not allow me to access my documents and belongings. A total violation of my rights, for an administrative error of them. The worst of all is that I lost a whole day of vacation and I only received an apology as compensation from the manager. I do not recommend them under any point of view.

A group of five of us stayed here (2 couples, 1 single) and we all thoroughly enjoyed our stay. More than enough room for all of us and the house itself was a great place to spend our two week holiday. Very clean and great service. Close to a load of places to dine and the theme parks are only a 10 minute Uber ride away. Only complaint really was the WiFi which was a little temperamental at times but the concierge were always happy to help whenever we had an issue. Also had the pleasure of seeing a few deer hanging around the lake behind our house which was nice. Highly recommend

Great two weeks stay! Really spacious two bedroom townhouse with parking place infront. Great equipment was hot tub on the patio and pool towels were provided in unit as well. Washer and dryer in da house, feel like at home, especially if we travel for one month with two kids and need refresh our clothes. We had the view to the trees in the park (corvette lane). Totally private and we were appreciated!

My family and I spend nearly 1 month at this complex and enjoyed it very much, one of the main reasons were, when we did have a dilemma a staff memeber by the name of DJ was quick to the draw on fixing and immediately addressing the issue with a smile. We need more staff like her, she s also a great multi tasker! Great work*

Regal oaks clc is a great resort for families, it's very close to all the Disney parks and attractions with quick access to the highway as well as a couple other major routes you can utilize to get to different areas of Disney as well as other non Disney stuff. There's a Starbucks right across the street you take to get to the resort and just down the street are a bunch of convinient and grocery stores. The actual resort is located next to old Town which is ok if that's something you want to do, but the areas around old Town are kind of run down and aren't a place I would go with the family. Thankfully this doesn't apply to the actual regal oaks resort. The place looks great has very secure entrances with gates and guards, nothing looks dated or run down. There's a nice looking pool with two different slides, as well as a restaurant and convenience shop all on the property. When my family and I travel we (me, the wife, and our 6 year old) always look for suites with kitchens as we like to save money by cooking before we leave and bringing all the food up with us. Regal oaks fit the criteria while offering a larger room then most other similar options, large enough that we decided to invite the mother in law. What really sold us was the outdoor screened in private hot tub that every room had this was literally the deciding factor between this resort and other similar options. Me and the wife thought it would be great to soak in after a long day at Disney, and while it was, we didn't get exactly what we expected when it came to the jacuzzi. The way the resort is laid out is there is a building with 4 to 5 units, then a 10 to 20 foot space before the next building starts. What does this matter? Well Jacuzzi privacy is somewhat dependant on which unit you get, a corner unit at the end of most buildings will only have a wall on one side (for your immediate neighbors in the same building) while the opposite side will just have a screened wall. It's not a huge deal but it doesn't really feel as private as it was made out to be. It could just be the larger 3 bedroom units that are like this as the seemingly smaller units in our building have walls both on the right and left. But if your looking for a larger unit and want a private hot tub it may be worth asking if all of them are as I described or if they have some that really are private with actial walls on both sides. Other than that everything is great it's fully furnished everything is comfy there's a washer and dryer etc. It's literally like a vacation home, or a home away from home. TV's in all the bedrooms would be the only thing I could suggest as the mother in law likes to watch law and order to fall asleep etc. Also wifi isn't included in your stay but wired Ethernet is so you can bring your own router and have your own private wifi just like at home. I would definitely recommend this resort to others families or couples it's a nice place, and I'll definitely be staying here again in the future.

Stayed in a two bedroom apartment. Beautiful and spacious with large bathrooms and great beds. Personal spa pool and great facilities.

Good place to stay. It offers houses and a public environment that includes a pool, jacuzzi and children's area. In addition to gym, restaurant, market, etc. The houses are incorporated with Jacuzzi, there are from 2 to 4 rooms per house and the price varies. Unfortunately the hotel does not offer a mini-refrigerator as in other hotels, when you arrive there is absolutely no food, you must buy them personally. The cleaning varies in schedules. The employees (the majority) speak English and Spanish.

They won't let us fish the ponds and told me to leave with out a warning

It is a pleasant and clean place, cheap for the location, the area and the size of the villas. Very close to less than 15 parks of any Disney or Universal park.

Its a nice place. But our place was not set up for us. We had 8 people in our group. The place was perfect size for us. But the bathrooms only had used half rolls of toilet paper....no extra toilet paper (for a weekend stay) Thankfully there was a dollar store in Old town for us to pick up toilet paper. No dish soap and no garbage bags. Units are individually owed from my understanding so not sure if each one was like this. They should be stocked for the number of days of the stay with these basic necessities.

Well-kept villas complete with every comfort. Swimming pool, tennis court, bar, shop and restaurant within the structure. Resort well located to visit the main Orlando amusement parks (Magic Kingdom, Epcot, Animal Kingdom, Universal Studios, Sea World, ...).

Wonderful place, clean, new furniture, very nice view, secure, good hospitality and more.

Room is very comfortable for an entire family. Full amenities makes living here on vacation a breeze.

Excellent location for doing the parks, gated community. Based within walking distance of the old town kissimmee. There is a bar and restaurant on site as well as a small shop for the basics. If you want to leave the car uber to Disney is pretty cheap. You can also get a bus at top of the road. There is a good size area around the pool with sunbeds. Walmart and other stores not far away. We were there couple of weeks ago and we had a three bedroom and three bathrooms two bedrooms with ensuites.

It has all the comforts that one needs.Recomendable

Resort and all of its amenities are excellent. We booked a 4 bedroom through a third party and our room is not up to par with the rest of the resort. Very little provided if at all in terms of dishes, cookware, towels, etc. Mattresses are all very old and uncomfortable. Due to our third party booking, we were unable to get a crib from the main office for our 5 month old. Be wary that not all rooms are necessarily the same, nor do they get some of the customer service benefits of the front desk. Instead we purchased towels and plasticware from nearby stores. Not the worst place we've ever stayed, but I wish we were aware of some of the third party booking complications.

We stayed here for 2 weeks. The location is great next to old town. Condo was great and clean.

This place is just amazing. Houses are confortable, safe and very well decorated. Staff is friendly and they promptly assist you whenever you need it. Located only a few minutes from Disney parks and some outlet malls. Their prices are really (really) low, specially if we take into consideration how nice is there. I highly recommend for everyone travelling with 4+ people! We really had a good time there!

It felt like home from home. We had a great vaction here and many happy memories. We had a couple of minor issues with the hot tub which had to be repeatedly chased up. We also had an issue with a hole in the mosquito net which we reported but never got fixed. Other than these two minor issues I would highly recommend the Regal Oaks.

Really nice facility. Enjoyed our stay here. I suggest you get the "Welcome Package" from the office when you get here. We found it useful. It is close to just about everything you have time for on a week long vacation!

It is the best place in Florida to visit the kids love it and want to come back

It's a good place, just the service sometimes is lacking. We were staying for ten days, and they only provided enough toilet tissue and trash bags for about two days.

My family loved it here so much last year that we came back here again. Everything from front desk check in personal to amenities, the rooms and kitchenettes is plus. And the hot tub too. We will definitely come back again and again .very happy with over all royal oaks experience.
