I have worked with Carefree for over 6 years and been grateful for their customer service. I do most of my coordination via email and have been impressed by them getting back to me and their resolutions. I have checked in with the tenants and on occasional walked through. They love Pam for making sure their issues get the attention needed. Pam and I have tried to make sure to provide a small gift basket in the holidays for those that are living in my home. It is my home, but we could not keep it in good condition without Carefree having a good partnership with the tenants and good contractors to quickly resolve issues. Thank YOU

This company does not provide even a modicum of go...

This company does not provide even a modicum of good service to its residences. They often ignore emails, never confirm the receipt of emails, and operate competently unprofessionally. do yourself a favor and DO NOT RENT FROM THEM, no matter how desirable the residence. You will end up paying for it in the end.

We showed up after making an appointment in advance. Several other families were also scheduled for the same time. It was incredibly awkward. We had no idea the management company was going to put others into our appointment time and it made it so we didn t feel comfortable asking questions about our family and such. Incredibly unprofessional.

Had a good working relationship with Pam at Carefree for 5 years until she did a complete 180 on me. She is completely untrustworthy and will say anything and not hold up to her word. If you have to deal with her I hope your shower works because she will leave you feeling slimy. If you have an oil furnace be extra careful because that is one more thing for her to get slick with you about.

I strongly recommend not renting from Carefree if you have the chance.

WARNING-- DO NOT USE THIS COMPANY

Pam herself is nice but nice is where the service ends. We found 2 city code maintenance violations our first week of renting; a broken bathtub that leaks onto the floor and a broken electrical outlet that glows red. The landlord, who had us move in without even mentioning he was planning to sell our 4-plex, shrugged us off and soon after We found a note on our door staying that we would have Carefree Property Management as managers rather than him. Still no word that he'd be selling the place. We found out from Pam... We then put in maintenance requests for these items (which the city deems the landlord/management responsible and the city states that the landlord must fix immediately in order to charge rent on the unit) with Carefree.

We were given the excuse "the landlord is not approving any maintenance work at this time". The house was up for sale so the landlord figured he could get away with this. Why have a management company at all if they are not willing to do their one basic job and manage the unit? I'll tell you- Carefree Property Management worked as our Landlord's realtor as well. So the house was sold and Pam got her cut $$$ but we, the renters, had no one to turn to. Carefree Property management only acted as a stand-in for our slum lord, so he could save face and go on a retirement vacation to India.

This cpmpany should be shut down.

Our building sold and now we have a new property management company, Reliance. We put in our maintenance requests and they responded the next day and the maintenance person is here now, fixing our bathtub.

If you find yourself stuck in a renters position with this company, don't let the initial niceness of the woman who owns the company fool you. You must be ready to take issues up with the city and look out for yourself because you can waste time and energy emailing and asking for help and get nothing.

The maintenance done in this place was minimal at best. We went without heat for one month with them knowing the issue and a broken bathroom fan for just as long. All of which could have caused moister damage to the house. I choose to give people the benefit of the doubt most of the time, but this company ignores multiple dates request and chose to avoid talking to us. In the end they have tried to not refund our deposit based on circumspect issues. I would never recommend this for a renter or a landlord. Seeing as improper care could lead to further damages to your home, which should be seen as your investment.

Renting from Carefree property management was one of the best housing decisions I have made. For 4 years, Linda and the team at Carefree has been responsive, professional, kind and provided straightforward communication. My rent remained very affordable and our property clean and well maintained. Thank you for your above average customer service and kindness. It was a great place to live.

Though we never actually rented from Carefree Prop...

Though we never actually rented from Carefree Property Management, we did come very close and I can't help but feel we dodged a bullet. We fell in love with a property even though during the tour the home was in disarray, needing maintenance/paint/cleanings which we were told is not done until the home is officially rented. Weird, but ok. As long as it gets done. Also, this took place in early November and they wanted it filled by December 1st. I reached out to the property manager, Kathleen, a few times and did not receive any replies to my questions. We still put in our applications because it's a charming space in a great location. I still heard nothing. I reached out to confirm they received my payment and an update on our apps and I was directed to Kathleen again who finally replied (a week after applying) and then said she sent me the lease. I find it odd that I have to prompt the manager several times to get any sort of a response/update/ANYTHING. So we review the lease and find some HOA fees that were not disclosed before and this was very unnerving. Also that the fridge is not under warranty? Washer/Dryers, sure, I can understand, but the fridge? So many red flags, but I looked past them. We really wanted the place. I gave them the benefit of the doubt. I assumed things would improve and sadly they did not. Since our move in day fell on a Sunday, Dec. 1st, we were asked to come in Friday the 29th. I had to clarify because that fell on Thanksgiving weekend, so are you sure your office will be open on Friday? Oh! You are right, come in Wednesday before 3pm to get the keys early. Painting is done and we will have it cleaned/carpets done on Monday/Tuesday so it will be ready by Wednesday the 27th. We get our keys from the bookkeeper (I can't remember her name but she was such a sweet lady that we appreciated working with. I wish the other staff were as caring). We went to the unit which has only been somewhat painted. I say somewhat because there was still children's drawings left on the doors and such. The freezer handle broke off, the fireplace mantle wiggled, the fireplace base is not even attached, outlet covers were missing, some blinds were missing, the carpets were NOT cleaned let alone even vacuumed (we found several severe stains and even a finger nail clipping among debris in the carpet) and the garage door did not work. This was all found within the first 10 mins of walking through. The ball was clearly dropped. We decided immediately we were not moving into this home. We came right back and spoke to Shea who said the carpet cleaners couldn't make it. Well clearly, but it would have been really nice to know this. He claims the home was still scheduled to be ready by Dec. 1st. I am curious to know how that would be if the office is closed for Thanksgiving weekend. Carefree Prop. Management failed to communicate with us and they failed to turn the unit by the time frame they put on themselves. I'm thankful they retracted the contract but I am not appreciative that they would not refund me the $100 in app fee + the $100 holding fee/lock change fee given the amount of time/work I took off to put up with this mess. That was a lot of unnecessary stress/time wasted and $200 down the drain, but ultimately we were very lucky to not have had to be bound for a year in contract with them. I saw the red flags and I should have headed to them sooner.

Called in the day a property was first listed. Made an appointment to view it as soon as they would allow and two days before my appointment I call to confirm and they rented it to someone else. I was told when I called the first time that I was the first person of interest on it and they would call me if it became available to view before hand. I received no such call and if I hadn't called in to confirm I would have showed up to my appointment and would have been stood up by the property manager who was scheduled to meet me.

Please note the only positive reviews here are from landlords and keep in mind landlords pay this company to do what they don t want to, slumlords are what they are, and this company does as little as possible.

Know your rights, be prepared to advocate for them with this outfit, address repairs, maintenance, and any normal periodic upgrades on your own, and take copious dated before/after photos of the place so you have evidence you left it as or better than you found it when they try to keep your deposit.

That underlying stress erodes the peaceful enjoyment of the home you pay for and is well worth keeping in mind if you consider renting one of the properties in their portfolio.

I'm genuinely surprised to not see more five star ...

I'm genuinely surprised to not see more five star ratings here. There's never been a time that Carefree has let me down or kept me waiting on repairs. More than that, though, they've always been friendly and helpful, particularly Pamela Widman. We chose to rent a place close enough to the city that it'd only be a short commute without being crowded in the hustle and bustle of downtown. Pam has always been a pleasure to work with and I can't recommend her enough.

I've read the reviews from the landlords and some from tenants and not surprised landlords like these people because they rob tenants. Look at both sides people. Landlords might keep people in their rentals longer if the management company is/was ethical! Within 2 weeks of moving into my new home I got the most hateful email from Carefree threatening to evict me because 1) my garbage cans were 'too full' (I shared ONE garbage and recycle bin with TWO other homes and I JUST MOVED) 2) the cardboard in the recycle bin wasn't cut up and put in correctly 3) apparently I didn't know what schedule I was on with my 86 year old neighbor to put the garbage and recycle to curb (notty me) 4) my dogs poo (which was bagged and tied) smelled too bad in the garbage can 5) apparently I wasn't cleaning up my dogs poo (although no proof and we picked up daily) 6) our dog made her way into the neighbors yard (never mind the fence was broken on HER side). All of these things could have been resolved with a quick and nice phone call or a friendly visit from my neighbor. I had been a homeowner 6 times, a corporate professional, an honest and very responsible adult and had never been threatened with eviction - especially after 2 weeks and for such minor and silly issues. I was told the next 'notice' would warrant an eviction. I lived in constant fear and after 6 months,I moved on my own and paid the lease break fee because living there caused me so much stress.I did get my deposit back (because I am a great tenant). I hired a plumber on my own, replaced a broken shower head on my own because I refused to call them for help. I simply didn't want to call any attention to myself. I am not leaving out details that are pertinent; i.e. my dog never barked, never caused any problems for anyone, there were never any noise complaints (although I ended up with a neighbor who played his stereo as loud as he could all hours of the night and Carefree could care less). I have not left anything out. If you care at all about feeling secure where you live, do NOT rent with Carefree.

I m so glad we found Carefree Property Management....

I m so glad we found Carefree Property Management. They are quick to take care of any maintenance/repair issues that arise. Their rental process moves quickly. Pam is a strong asset in this company and a true pleasure to work with on anything needed. Thank you very much.

I've lived in my unit for 5 years under carefree. when I've had an issue, they've gotten it fixed quickly. the rent has increased a lot in the past few years, but it's within reason for the area I live.

Terrible beyond terrible.

Terrible beyond terrible.

From not responding to issues with the property, to charging me for a countertop upon my departure that broke during my tenancy simply because it was installed improperly (rubbing up against the kitchen drawer when it opened). It really comes down to them not caring about you as a tenant and knowing that they can get another tenant in the property right away if you leave. I hope to never have an experience like this again.

I can't stress enough what an AWEFUL company this ...

I can't stress enough what an AWEFUL company this is. 1st off, when we moved in they told us we were only responsible for the electricity bill and the rent, then 6 months later they sent us a $ 700 heat bill! They have come in and promised to make repairs and never come back, More recently, we received a " Termination of tenancy without stated cause". The reason behind it? We used a slip and slide for not only our children to cool off, but for all the kids in our complex to cool off on a day that was 102 degrees, and we apparently used too much water. They are displacing my family, and I have a 5 year old and a 3 year old! Over a SLIP AND SLIDE!!!! We have never, even once, been late with our rent in 2 years! It is absolutely insane the way we have been treated! Please, don't use this company! I don't want another family to go through the stress and headaches we are currently going through.

One star is too much. Nothing but the run around, lies, no final walk thru, now waiting for a refund of deposits. Talk to office, promised call backs, have called for weeks. Not once has anyone ever called back.
Total bad service from start to finish...
