11 Things Loc Minh Huynh (Peter) Could Have Done Better:

1. Show up with the client when they want to see the house...or anytime for that matter.
2. Don't be shady. He told me he would submit the offer at $550k and then right before escrow closed, he would do an addendum to reduce the price to $500k and then pay me $50k in cash. I declined!

3. Share all counter offers with the client. He turned down our counter offer by text less than 5 minutes after receiving it.

4. Turn in paperwork on time. I had to submit a Notice to Perform, which he ignored.

5. Don't play games. About 30 days after escrow opens, he submits a request for repairs. I expect a request to fix the gas leak (which was fixed) But no. His request is to trim the ivy. The seller declines. Within seconds he puts escrow on hold. He threatens me by text that he will report me for not disclosing the "dangerous ivy". The buyer is unaware of this and tells him to remove the hold. The agent does not.

6. Work in a timely manner. He created delays that turned a 20 day escrow into 46 days.

7. Follow the client s wishes. The buyers thought escrow was closing on Nov 15th so they did their final walk through on Nov 14th. As they walked through the house, they asked where all the furniture was; they believed they were buying a furnished house. However, the RPA did not ask for furniture nor appliances, so the seller had left it empty.

8. Protect the client. Because this agent did not do his paperwork nor his inspections in a timely manner, he risked his clients' deposit unnecessarily.

9. Follow the contract. The contract stated that the seller could remain in the house until 3 days after the C.O.E. After escrow closed, the agent pressured the seller to leave.

10. Pay attention to details. On the escrow instructions, they had misspelled the buyer's names. The only thing this agent told escrow to fix was his commission.

11. Be respectful and act in a professional manner. He was rude to the buyers (his clients!), the escrow officer, the seller and me.
