I would give them half a star if it was possible. Please read.
When we moved in, there was an issue with the roof that caused water to leak into the bedroom. Due to the way the room was set up, the only way to have the water not leak into the bed itself was to put the bed behind the door, blocking it. For more than three years we had people come out and traipse along the roof during business hours, which usually meant someone was taking the day off to let them in and make sure nothing went missing. (After reading some of the other reviews, this seems standard)
When they finally did fix the leak, they left the flume open which has caused random debris to fall down the chimney and into the unit, requiring clean up. This also poses an issue during the winter, as heat will escape through the open flume and let cold air back in its place, raising the electric heating bill dramatically.
We had a bike go missing from the back porch, and there has yet to be any effort or response to add more security to the property, or to engage a locking gate to protect the grounds.
When the lease started five or so years ago, the parking in the area was free and on a first-come, first-served basis. Since then the city has rezoned many of the streets for residents of particular blocks or parts of blocks, leaving the entire collection of units to share perhaps three spots on the street, with no off-street parking available anywhere. The company has made no effort to reserve parking for its tenants.
Our agent is responsive in the sense that you know that they have seen your message, but does not give any real timetable for having anything fixed or replaced. Additionally, any communication between Beacon and any contractors they hire or have deals with (Imagine the reason it took 3 years to fix a leak improperly!) is not shared with the tenants, often leaving them in the dark on things that need urgently taken care of.
If you've made it this far, my message to you is please: take the extra week to ***FIND SOMEWHERE ELSE!***
Lived under this property manager for roughly three years. No complaints.
I have emailed and spoke to mgr Evin about having Beacon manage a property. He said he would send a proposal that day. Never heard back after numerous voicemails.
If I could give 0 stars I would!!! This management is HORRIBLE. A friend of mine just moved in one of their properties & the unit is truly disgusting. The carpet is gross and gives a horrible smell as soon as you enter the home. There's multiple cracks in the walls and random paint spots from attempting to cover them up. No one offered to walk the unit with her before signing the lease but made her sit through a one hour presentation about being clean???? There was a dead bug in the shower. Blinds are dirty. Walls are dirty. Washer stopped working after first time using it and dryer lent from previous tenant was still in dryer. It's truly ridiculous the person that moved her in said she walked the unit & all that needed fixed were minor cosmetic issues???? LIAR. Clearly they're slumlords I wouldn't recommend to anyone & they'll be seeing my friend in escrow court! SAVE YOUR MONEY!!!!!!

I was a novice property manager that quickly got in over my head on some rentals i purchased. Beacon was able to help me get all of my units back to income producing and i am forever thankful. As property investor i recommend Beacon 1000% for all your rental needs and questions.
I am currently renting from Beacon, they were wonderful at first. There was a bad storm with high winds and it blew in a cheap window onto my son's bed, luckily he was not in it. However I called emergency maintenance who came out and put up a piece of plywood, that was 4 months ago and I still do no have a window. I've called 5 times and haven't gotten a response, so I hope the last call I made will have someone come out but I doubt it. The lady I spoke with said she would put in a work order for a window so I really hope she does what she says. It looks like I am living in a abandon home, having plywood on window.
Rented with Beacon and I can seriously say the staff does the best they can to support you. I had my home for over a year. I enjoyed the price and the neighborhood I was in. Great property. Only moved because of the pandemic. Wonderful landlords .
Please read this before engaging in any purchase or lease thought Beacon Property Management or Brand Reality.
I was added to a pre-existing lease with my partner for roughly 6 months at 563 Linwood Ave in Columbus Ohio and to put in perspective the conditions of the home prior to myself moving in.
The attic was not livable, it consisted of sub-flooring and no insulation, all the doors and where there was actually hardwood flooring must of been the originals from the early 1900 s when the home was built.
The floors, stairs, and the doors had never been maintained with scratches, gouges and parts of the floor even splintered. I kid you not a hole in the living room large enough to fit a golf ball in, that you could see straight through to the most gross basement I ve ever seen below.
They had the nerve to pursue me who lived there less than a year for their own negligence in upkeep of the property for preexisting damages. I was sued and now in collections from the greed and thirst of a deplorable company and owner.
Please document and take pictures of the conditions prior to moving in a leased property and if purchasing get multiple inspections as they are criminals looking to get over in anyway possible. Better still, do not engage in any business with this entity.
I speak from experience and believe in fair honorable treatment and why I am posting this message. If I m able to prevent one person from being victimized by Beacon and Brand s abhorrent practices I can rest easy knowing this warning out there.
