These people are slumlords. I placed a request for the landlord to have exterminators come in order to address the rodent problems in my unit. The Barac company has contracted with a company who visits this property every third Saturday of the month. I had to take off work 4 times in one month to allow contractors into my unit so that they could address repairs; running water in the wall from a broken pipe, water leaking into my unit from the unit above toilet and shower. Yet, a notice was sent out stating that all units were going to be inspected due to large water consumption. Each time they had to visit, I had to take off work, use leave, in order to accommodate the notice. The Barac company way of conducting business cause undue hardship on their tenants. They abuse their authority by what I mentioned above. They had the audacity to go up on my rent! I reported them to DCRA and am presently looking for an attorney to sue them for breach of contract for violating my right to quite enjoyment, damages and whatever else I can sue them for. They are the worst! I've asked them to transfer me to a rodent free unit. No response from the person I was told to contact. I wonder if I can sue him personally he will respond then?.. If you can afford to live elsewhere, please consider it. I guess things will change, meaning the care of the property they manage, after the demographic of their tenants changes. Talk about gentrification...

I lived in a Barac property in NW DC for almost 10 years. I moved in right after finishing university in DC, and stayed because I worked in a non-profit (and while the cost of living was going up around me in Columbia Heights, my rent stayed very, very affordable). There are some pros for living in a Barac property: it's inexpensive for pretty large units with really gorgeous charm and hardwood floors. I rarely needed repairs but if I did, they were ok and the people in the office were nice to me. My neighbors were very nice, families, and older, long time DC residents. I feel like we really looked out for one another. The cons however: old, unrenovated buildings - bordering on dilapidated. washers flooded, and i ended up just taking my clothes to the laundromat. bed bug issues all around me no matter how many times they sprayed. I never had an excessive mouse or roach problem -- I'm super neat and clean, but I could see how it could easily get out of hand, because some of my neighbors bordered on hoarding and you can't control animals moving from apartment to apartment (Tip: before moving in, seal every crevice). the walls were paper thin. coughing, arguing, kids throwing balls, music-- I could hear it all. It was a poorly managed and unsafe building. Our door telecom never worked, and there was literally a sign on our back door that said "Please don't do drugs in the hallway." I needed a cheap place. I got what I paid for. The key-- lower your expectations.

Been living at Bass pl. Two years now...worst place I've ever lived. This street is a crack spot.crack heads walk up and down street all day and night,women are prostituting here now...for two years 12 vehicles with no tags have taken ALL the parking spots...ppl dump their cars here! Rental office says we have to register cars now...but months later these cars are still here! 5023 bass pl.is building across from mines...they are fighting all night or yelling at each other to the point they wake you out of your sleep. As soon as you get rid of a mouse another one comes immediately!!! I've counted 30 mice that we have caught and took pics of....my rent is 916 for two bdrm...and 300 for ac fees... On top of all that my hubby has been robbed 3 times...we are getting the hell out of here asap!

My first apartment with them and will be my last. Nice size for price but other than that so much was wrong and either didnt get fixed or never got fixed. Infested with roaches and mice !!! I dont know if it was my building but things never got better asking other tenants. Just know i caught 17 mice in my first 2 months !!! health department did nothing neither did they but kept covering holes, i had to get 2 cats and my neighbors all got cats

The staff are extremely rude. Trying to have a conversation with the older white woman or older white guy in the leasing department is difficult because they are both very arrogant and have no customer service or respect and common decency for their customers.
It is my impression that they have no respect for the people that bring them business. Granted we are poor, but we both work hard to make an honest living and my credit is above a 700 but we don t make enough to rent anywhere else. This does not mean that we don t deserve respect and good customer service.

If you read this do yourself a favor and NEVER lease from this company. The lack of professionalism The Barac Company exhibits is extremely disappointing. If you need a repair done you are better off attempting to fix it yourself. I have tried for several weeks to get my roof repaired and have gotten no where. My roof is leaking to the point it can possibly cave in, when I asked to speak with the leasing manager I was told he was too busy to speak with me, even concerning my urgent matter. The walls are paper thin you can hear everything that happens around you, and they are poorly insulated. You will freeze during the winter, and will boil during the summer.They do not care about their tenants, they solely want your money and that's it. If you are considering moving here, take my advice DON"T!

This place is horrible there are mice and roaches, the walls peel no matter what you do roaches are still there. The carpet is coming off, the window was not made right, and when you go to sleep it's so cold. The bathroom walls peel too. The wall trim was coming off.

If you are using some sort of voucher to apply for 1 of their vacancies, DON'T. They will take your money for an application fee while still holding you to the requirement of an average Joe, applying for one of their properties. The purpose of these "low income subsidy vouchers" are so that young men and women may established some sort of credit, and gain a since of responsibility, while occupying a unit of the companies. The phone antiquate is poor, and while checking an app status the woman actually told me to stop talking while she's talking. All around bad! Take your vouchers elsewhere!

I leased with Barac company for about two years at two different apartments. My first apartment was pretty decent, especially for the price. No issues with bugs or mice and the neighborhood was quiet. The building itself however, was not very well maintained. I eventually transferred after only a few months to a different apartment complex that was closer to my daughter's school. Kudos to Barac company for allowing me to break my lease and do that without any penalty fees.
Next apartment was the exact opposite. The building was well kept but I had several issues with the actual apartment for the year and a half that I lived there. Noticed my first bug the same day I moved in. After multiple exterminator visits and some home treatments I'd bought myself, I managed to slow them down but never completely got rid of them and somehow, a mice entered my place about a month or two before I finally got out of there. I had a leak in my bathroom that I immediately reported to them and because of their slow action, the entire ceiling literally caved in a few days later. Walls were very thin and I constantly heard my neighbors upstairs. Had to deal with two elementary school age boys constantly wrestling and playing as loud as humanly possible way too early in the morning/late at night on a daily basis. Once they finally moved I had about three months of peace while the upstairs apartment was vacant until a new couple moved in and I had to listen to the guy occasionally beating his girlfriend. Great.
Overall, I'd recommend Barac company to someone starting off with their first apartment and a low budget. But keep in mind that, as I stated before, you get what you pay for.

These people took my money and gave a run around just for me to find out that they will not change the carpet even though it was stained from the living room to the master room . They will not replace a fridge that was rusty inside and had broken compartments taped up with clear take. When I decided I won't take the place because they maid me wait a month versus the ten days they originally gave me for a led test upon everything else wrong with the place, they told me they won't refund my $300.

Their service are really lousy. They are not open on the weekend. ESPECIALLY when we need emergency maintenance repair for hot water. They don't have emergency contact for the weekend at all. LOOKIE here, they have 1.9 RATE.. THEY DID A WONDERFUL JOB.
