This management crew took over and changed the name of the complex I live in. The staff is lacking, they don't tell you when they are going to be working on projects in the complex. They set out garbage pails by our apartment doors and told us we would be charged $50 dollars a month to pick up our trash and that it is mandatory and you have no say as to whether or not you want this service. Now mind you, no one was notified they were doing this , I had to call the office to find out what the deal was with the pails they should have told their residents in advance. They don't answer your calls and if they do they never get back to you to answer your questions. I am not happy with the way they're running thimgs.

An absolutely abhorrent company to rent from. We moved out of our Salt Lake City apartment on 7/16 and cleaned our apartment, only to be slapped with nearly $500 in move-out charges on top of them keeping our $400 deposit. As they did not send us an itemized list of what we were paying for (who does that??) we had to request it, only to see we were being charged for carpet replacement.

In ordinary circumstances, that would be fine. However, in May of 2020 our apartment FLOODED WITH SEWAGE. This was a direct consequence of management's negligence to maintain the property, and it was a complex-wide issue, not at all exclusive to our unity. We were offered no compensation for the hotel we had to book to escape the stench, and although our carpet was completely saturated with BLACK WATER, they used a steam cleaner and blew fans at the affected areas. This was not at all adequate clean-up.

Now, they're claiming that it was "pet damage". Our two cats have never had an accident in the five years we've owned them, and we've never experienced this charge at other apartments. There is absolutely no reason we should be held liable for damage to the unit that MANAGEMENT caused. We have contacted them numerous times in an effort to resolve the issue, but they decided to send our bill to collections. Never, ever, ever rent from this company. They will destroy your unit and charge you the fee. Mind you, black water is extremely dangerous and they made no effort to protect us as tenants. Absolutely disgusting. We will likely be pursuing legal action over this issue. No effort has been made by the company to resolve this with us, they're using a very "too bad, so sad" approach. Absolutely vile.

I lived at a Avenue5 property in Washington.
No matter the urgency of your maintenance issue, you will be waiting for months to get it "fixed." When they inevitably don't actually fix your problem, you are back on the waiting list.
Management is rude, unprofessional, and ineffective. They are terrible to work with, and don't actually do their jobs.
Rules at the property are not enforced, which results in safety issues. Parking is a nightmare. The recycling is always too full to use. The buildings are smelly, and the walkways are disgusting. For the price I paid for rent here, this place was just a scam.
Read through reviews carefully before choosing to take a risk here. Especially if you have children that you are trying to give a safe place to live.

The company never answer or return calls. The apartment complex they are over had my mom car towed when the guy was supposed to register it. She went to him and he said he couldn't do it to just keep doing a visitor pass until he add it. Well car never got added and was towed the next day. I went and spoke with the guy(Brian) myself which was rude and disrespectful. He admitted his error and didn't care also basically told me it's his word against mine and he really don't have to talk to me. They don't have good customer service and obviously the corporate does not care as long as they get paid for the rentals. My mom does not have the money to get the car out the impound and all the guy had to do was call to let them know he didn't register the vehicle like he should and it was towed in error. I really hope their other properties are not run the same as this one.

Two weeks ago the management at my apartment building changed suddenly to Avenue 5 and it has been downhill since. As I write this, Redmond has record high heat (100+ degrees), apartments have no AC, and the management has done nothing to address apartments being 90+ degrees. They could solve the problem by lowering the temperatures of the hallways and letting us keep our doors open but get this... they don't have the access code to the hallway AC. Instead of helping tenants manage unlivable heat, management closed their offices abruptly today, isn't answering the phone (including the emergency line), and ignores emails and voicemails. Meanwhile our pets are in peril. Mind you, the building has a lot of pets. This is literally a life threatening issue and management just took off for the day without telling us why. On top of that, my and my husband's bikes were stolen after I had warned management that the bike room was not secure. Avenue 5 has failed to share security footage with the Redmond PD officer. They've ignored my emails and calls (they don't answer the phone, ever) and I have received no formal apology from management. I'm frustrated beyond belief that we're stuck with incompetent, careless management for another 12 months. Thrive is great but avoid Avenue 5 at all costs.

If you move into a complex owned by Avenue5 here is what you can expect at move out.

We lived at the Lumina apartments who are trying to collect $539.64 for move out costs and an additional $300.00 that we had paid for a pet deposit.

There was no pet damage. There was no general damage. There were no areas that needed additional cleaning. All minor holes had been patched and painted using instructions and paint information provided by Lumina.

THE CLEANING FEE:
Our move out inspector charged us a minimum cleaning fee of $150. He said we had agreed to this in the lease . The lease does not provide clear verbiage explaining that at the end of a lease there will be an automatic cleaning fee. In fact, I have not been able to find any verbiage that the tenant is responsible for an automatic cleaning fee.

The lease only provided an itemized list of areas that may need cleaning, and the potential costs for cleaning of those areas. At move out, I was NOT given an itemized list of areas in the house that still needed cleaning. I was not given the opportunity to better clean those areas of concern.

REPAINTING OF ENTIRE APARTMENT CHARGE:




We are still waiting for these charges to be dropped after 6 months. We have not been able to contact anyone. The phone lines are either not working or you never get a call back, and they do not respond to emails.

By far The Galleria apartment in North Seattle, the WORST place I have ever lived in WA. I moved on 3/28/2021 and I was promised for $500 gift card after 30days of moving and now it s 7/31/2021 and I never received that gift card. They are scam!
They told me that they going to replace the bedroom window when I moved in and they never did. The shower in the bathtub is leaking and I submitted a work order for it when I moved in, and the maintenance guy came in 5 times to just take a look, leave and do nothing. But finally they fixed it this July which they took them 4 months.
Every time I call the management office downstairs to ask about my work order and the gift card each lady has different answers, they are playing around!!

Management is unprofessional. The recycling is always too full to use. The recycling and garbage supposed to be locked all the time, but it s not. There is always homeless people inside the garage. The buildings are smelly, and the hallways are disgusting.

Non responsive, no one in charge, not providing habitable living conditions. We live in an Avenue 5 property in Oregon (LL Hawkins) and our apartment has been leaking from the ceiling for 2 years and has had to be repaired 3 times. The first 2 times the repairs help for a couple months but we are on the third time now and it has been a week. The leak has progressively been getting worse and spreading around our ceiling, we have all of our furniture smushed in a corner of the room so it does not get ruined and have not been offered any sort of accommodation besides trash cans to hold the water (however we had been using our cooking pots and bowls which are now ruined with dirty water). I work from home and had to take days off last week because of this. I asked to move into a new unit of a smaller size and was told I would need to pay the online rate which is $300 more a month than we currently pay. Now I ve been told a person won t be able to come out to look at the roof until tomorrow, and it s been raining heavy all weekend. There were several dry days last week where this could have been taken care of. I don t trust that the leak will be fixed since this is the third repair and am just asking for habitable living condition, but when I asked to end the lease so we could find another place to live it now has to go through an approval process to waive the termination fee, which could be a couple more days. It s ridiculous we are paying for a luxury apartment that we can t live in and are getting no help. It is a landlords duty to provide habitable living conditions.

I have reached out to Avenue 5 through email and phone and have gotten no response. I hope someone sees this.

This is a horrible place to live Rosemonts of Lancaster it took code compliance of Lancaster to come out and tell them the temperature was 98 degrees inside my apartment. The inspector told them they had 48 hrs to get it fixed or that they would be paying a big fine!! (Yes I paid my rent with no air) My air was out for 47 days.This is my situation now!!!!!!!!????
I ve emailed the manager two weeks ago. She just keeps saying I will get somebody out today. Every day now has been 16 days as of today! Nothing has been done YET!! If any of my kids get stung I ve got all my receipts this is pitiful!!!! Do not move over here!!!!!!! I can t even walk to my door and I PAY REGULAR RENT! Not to mention they just went up on my lease to renew it!! I could just Cry!!!!!!!!! There also nesting on my patio!!! I can t even go in my storage area my kids can t even go out there!!!!!!! PLEASE DO NOT MOVE OVER HERE!!! You will definitely REGRET IT!!!

Absolute trash property management. Especially The Lakehouse Apartments. Avoid at all costs. Neussance neighbors get to terrorize buildings, leave broken beer bottles and glass where children play, hold parties in the carports from 2-5 AM.
