This is specifically about David Gaylord, with Arbor Financial Group. First, a friendly suggestion: work more efficiently by using a mortgage loan broker.
Brokers will save a great deal of time, help avoid numerous "hard inquiries" (negatively impacting consumers' credit ratings), find the best rate and finance company, provide invaluable support for processing a loan (helping to avoid costly errors during the initial process and for the future of a loan) and more.
David Gaylord is extremely efficient, knowledgeable and responsive with excellent communications. David processed the first mortgage on this property, helping us to avoid a financial train wreck with another broker, with questionable ethics who, ironically, was highly recommended. This most current transaction was for a very sensitive, complicated refinance resulting from a mess I had created through a marriage (subsequently ending in divorce). The legal and financial implications from one small error could've resulted in yet another ongoing financial mess. While not being able to provide legal advise, David Gaylord was able to provide suggestions from his extensive experience in the home mortgage industry.
David's patience with what may've seemed like numerous inane questions (and would've been perceived as such by other financial professionals), despite serving as confirmation and verification, was invaluable, highly appreciated and admired.

For a point of reference, I read numerous negative complaints about the lender David had placed us with, loanDepot, who I had never heard of (despite extensive experience in corporate finance). It was discovered through further research that those complaints emanated from homeowners "shopping" their own finance, "retail" borrowers working directly with the finance companies. Inexperience dealing with the intricate details, as well as cumbersome communication channels (working with possibly several different lender representatives, possibly with limited or even no experience, when going directly through lenders -- "retail"), resulted in those negative comments or complaints.
In summary, whether working with a highly effective, honest professional like David Gaylord with Arbor Financial Group (hopefully, for your benefit and peace of mind), choose a mortgage broker to ensure a smoother, successful mortgage finance transaction. The benefits are numerous and there is no charge to the borrower (fees paid for by the lender, which in a "retail" transaction, 100% of those fees would go to the lender).

Worst company ever. 5 months for a refi. I had the money to do it upfront and should have. Bunch of goofballs. Ask for president, he is never available Just called me back and rude. Threatened to end acct. if so, I will be suing them for waste of my time
Jay is great to work with. Him, along with his team kept me updated through out the escrow process with text messages, emails and periodic phone calls. My loan was a bit tricky due to some minor nuances which a previous lender said they couldn't do and I called Jay and he explained to me the industry jargon and got my loan done
Marc has helped me re-fi my house on two occasions. He has helped bring my monthly mortgage down $600 in total. I also didn't have to pay any upfront fees either time, which was imperative to me going through with the deals. Most importantly, working with Marc was easy, hassle free, and well worth it. I'm not sure my family would still be able to afford living in our house today if not for Marc.
