AVOID IF YOU WANT YOUR DEPOSIT BACK I ve been renting with letting agencies for years and in a few different countries but I ve never seen that level of dishonesty. My partner and I have rented a flat with Andersons Sutton Coldfield for a bit more than a year. It wasn t in a great condition when we moved in but we knew it was a temporary place for us so we didn t really mind, but for some reason they were expecting us to leave it in a better condition when we moved out. Flat was clean but far from spotless, loads of lightbulbs were not working when we moved in but they have charged us for the replacement of lightbulbs and 8 HOURS of cleaning when we left the property. Now, I would have agreed to pay for additional cleaning as I can understand that, despite having taken a day off to clean, I m not a professional cleaner; but 8 HOURS of professional cleaning in a SMALL flat that I have spent hours to clean before I left that I can t understand. Besides that, no help with property maintenance which is their job- while renting: we have been left for more than 5 weeks without hot water in the kitchen. We ended up giving up on having this repaired (we knew we were about to move out at that point) and it s only because the future tenants (whom we ve met because Andersons CANCELED THEIR VIEWING WITHOUT NOTIFYING THEM, so after seeing them waiting outside we decided to show them our flat ourselves) texted Andersons to say they would take the flat if the hot water was fixed that someone finally came around to fix it.
Dealt with Kelly recently as she found a new tenant for one of my properties. She is a true professional and so helpful and pleasant. I can also say the same about Sarah who again is so pleasant when she calls . They really make my life a whole lot easier. Well done the whole team. I certainly would recommend their services.
Avoid at all costs! Terrible service by these amateurs. Rent from them at you peril. Highly suspicious of recent amazing reviews... must be paying for them...
AVOID! We had the same experience's as all the other tenants;
Unclear and incorrect administration charges (then taking weeks to refund), constant refusal to comment of tenants obligations or answer straightforward questions, excessive charges for cleaning and replacing light bulbs when moving out.
Andersons also lost our initial inventory, refused to acknowledge the clause for reasonable age related wear and tear in our tenancy agreement, and have an overly defensive and unhelpful attitude from all staff when trying to resolve disputes.
Me and my fiance have just rented a flat through Anderson Residential Sutton Coldfield. Our estate agent Kelly Gardner has been so helpful, friendly and has given her best advice when needed. Everything has been sorted very efficiently! We are very happy with the service we have recieved.
I and landlord signed my deposit return form a few days after I moved out. 23rd of November was that date I moved out. I signed my side on the 5th of December. After 5 days I called Anderson Lettings they only checked my form then and said the form is not completed even that agency job to do where it says "We agree for the tenant to receive...." I sent email again saying that's not what I need to fill out. Other agent responded later on asking my bank details. After 3 days I called again and asked what is the update for my deposit return. They said will call me back tomorrow never did. The next day I called them again then they could not load the system to check. Said will call me later that day. Never DID. Now it's the 16th of December. By the law, it's up to 10 days to return the deposit once landlord and tenant agreed and signed the return form. Very disappointing this is because it takes 1 minute to charge the money but the return can not be done in 10 days and it is still in the process.
Cannot fault the service provided by Laura Trawford and her team. Very understanding and caring. From viewing to getting keys only took 6 days. Thank you for making this happen so quickly.
Staff are very friendly and helpful. Kept us upto date with every step of the process. Laura was fantastic very friendly and generally a lovely girl. Would defiantly recommend to anyone.
Unprofessional and unreliable service. We made an appointment on a Saturday to view a property where my partner and I travelled from Gloucester to Sutton Coldfield area. They were a no show to then state the following Monday the appointment was cancelled.... Not particularly helpful. In relation this review please below Justin and Liam Boddey review. I think Anderson estate agents are really good to find a property and there servive is excellent and the agent Kelly who i delt with is really professional abd friendly and i highly recommend
I wish I read the reviews about this residential agency before renting with them. I paid my rent regularly and on time, but when I vacated the property, they charged me exorbitant amount just to clean the oven, wash curtains (I used my own curtains when I moved into the property, and kept theirs in a safe place). I also took photos of the property before vacating it. After so much delay, they contacted me to say they were not refunding my deposit. Horrible experience! Horrible extortion!
Dealt with Kelly recently as she found a new tenant for one of my properties. Have dealt with her before and always found her to be extremely helpful, professional and knowledgeable.

My brother rented a property through Anderson s, when he took over the tenancy after requesting it be deep cleaned as the previous owner had cats, this was not done. Myself and my sister had to deep clean the whole house. We were told that the carpets had been cleaned, they were still disgraceful. My brother kept the property spotless, and did all the gardening. Each time he had his yearly inspection, the agent would comment it was one of the best he had ever seen. My brother gave up his tenancy on 28th November, it was handed over immaculately. They now owe him rent as he had paid until the 17th December, despite chasing this has still not been paid. Also his deposit, which should have been returned as the house was handed over in far better condition, is still yet to be refunded - despite several call to the office, leaving messages for Sarah which she does not return. I would never rent through them again.
Anderson's residential, sutton coldfield. I had a fantastic experience Sarah Longstaffe who went out of her way to get me a second viewing last minute, which I now rent as it suits my lifestyle. She was extremely friendly and personable made me feel at home with her honesty. Which was really important to me as I was moving to the area and knew know one. I would highly recommend Anderson's to all.
can not recommend these guys enough, the manager Laura, and Sarah, went above and beyond from the first initial enquiry to signing the paperwork. friendly and professional, all our enquiries were answered with a smile and nothing was too much trouble, the manager even offered to work her day off just to help us get in the property earlier. will not use any other agents. keep up the great service.
never use these estate agents be aware.. Used a few estate agents over the years all are ok and never had a problem. Anderson s charged me cleaning charges on floor that was damaged before I moved in. And we re rude about the whole situation.
I've had a shocking experience with anderson, just moved into a property to find the majority of issues not resolved, me and my partner had to deep clean the whole house despite been advised this would be done, it took 2 days for them to fit light bulbs, then i just find out that all documents upon moving in have not been handed to us! the only individual that has given us any help and understanding is Laura from the Sutton coldfield branch!.. If i didn't love the property as much as i do (area, general room size etc) then i would of cut my losses with them.
Andersons have looked after a property letting for me for some years now and I have found their service excellent. Client payments are received quickly and efficiently and client communication is both regular and relevant. I deal with other letting agents professionally and find the overall standard of the industry to be fairly poor, but Andersons are very much an exception to this and I have no hesitation in recommending their services. Moved out of a property over a month ago, still waiting to receive my deposit. I did everything by the book, no rent arrears, left the property in a good condition. Landlord even agreed to return the deposit in full so I m confused as to why I haven t received the money and it s been a month. AGAIN I m being ignored. Shocking lack of communication and professionalism. Interesting to see how they treat their good tenants.
The fantastic team at Anderson's let out many of our properties of varying sizes and price ranges. Laura Trawford in particular oversees and carefully manages our needs even when we must drive her up the wall with queries at times. She and the rest of the lovely ladies (Kirsty, Patsy, Maria and not forgetting the two Sarah's) at this branch are patient and kind and above all really know their stuff! My personal experience has been great. From my first meeting with Kirsty, each step of the process has been: friendly, professional, prompt and more importantly stress free! Coupled with the support of Laura and a few other members of the team i have interacted with to date, it has all been an easy and pleasant experience.
I found renting a property through Anderson to be hassle free. Communication was prompt and accurate. They did what they said they were going to do, when they said they were going to do it without chasing.

Andersons have managed my property management for my properties for over 2 years now. I have always been very pleased with the service that i have received. I am particularly pleased with Sarah Savage who looks after my properties and arranges any maintenance issues that need attending to. I have rented a flat for this agency for 3 years. Easy and quick contact, quickly solve problems related to any repairs in the apartment. I am happy and recommend it.
Very unprofessional compared to London s agents. I submitted an offer through them and they don t even bother to reply to me. After a blank silence, I decided better not to take any properties with them. Who knows what trouble can come.
Very disappointed with the level of service from the maintenance team. Communication is very poor and I will be giving my notice to leave the property soon as I can't afford to be stressed out at 7 months pregnant. I have been patient but I feel ignored a lot of the time.
Trying to get your deposit back off Anderson's after your landlord has agreed is an absolute joke. Constantly lie to you over the phone. Funds have been released will be with you in 3-5 working days. just rented my first ever property since living with parents done it on my own and searching for the right place is scary however upon finding Anderson in Sutton Coldfield everything changed the girls laura kirsty and kelly are super! sarah handled all the ref process and she was amazing! they make u feel so relaxed about the process and communication throughout referencing and so on was so clear and to the point...ive read some reviews on here and all I can say is judge for yourself the guys are amazing! id rate 10 stars but google only allows 5
Absolutely disgusting company. Ignorant and lazy. Raised a complaint regarding this and was just ignored. Wouldn't use this company even if they paid me to!!!
I can only speak from my own experience and mine has been very positive. I have used Andersons a number of times now and found them to be helpful and responsive. Quick to return deposit in full. Would recommend.
I have rented two properties now through Andersons and on both occasions they have been really good. Referencing was done quickly and I was kept upto date throughout the whole process. All the ladies in the office were always polite, helpful and very professional.

Highly recommend this company. I've come to the UK for work and they were able to help me and move me and my family into a great property. Made some general enquiries and asked a few questions on a property and the email responses were polite and professional but not really answering my questions and instead just wanting me to go to a viewing of the property. After deciding not to proceed I emailed them to inform them about this and left details and answered their question list so that I can be contacted about future properties. I then receive a very upfront and rude followup call whilst at work which went to voicemail and was simply unnecessary stating everything again in an angry/annoyed manner. Why bother? After reading further reviews below it totally makes sense now. I'm glad i didn't proceed further with trying to rent a property from them. They seem to have no understanding about customer service or being polite and helpful.
We live next door to an Anderson rented property. Their tennants are a nightmare to live next door to. Loud music playing, motorbikes revving and speeding up and down the quiet cul de sac, large vans blocking everyone, loutish friends who hang around the house shouting, swearing, spitting and smoking I could go on.. We have complained to Andersons on numerous occasions and they simply don't care, all they care about is getting their cut at the end of each month. If this was my property they were renting out, I would be devastated to know that they simply choose to ignore the way tennants are treating someone else's property.

I have been a tenant with Anderson for over 4 years and our business relationship is due to come to an end soon. Up until when Andersons merged with Countrywide, I have been very happy with the service. However, what is letting them down, is the lack of communication recently. That said, I would recommend Anderson every time.
