If I could give 0 stars I would. The worst people to rent from stay FAR away.they were impossible to get in touch with if something went wrong.They will tell you anything to not give you back your security deposit.I told them multiple times I d be moving out and the date and when I finally went and gave them the key After my lease was up he said your not getting nothing back because I was suppose to write on a piece of paper I m moving out which wasn t in there lease terms and my lease was up.Like i said I told 2 people from there company I would be moving out and nothing about that. VERY UNPROFESSIONAL!!! There places are horrible as well and infested with rodents.

Yea I actually wanna rate them NO stars!! If you re looking for a nice home to rent w/o rodents DO NOT go through investors services. If you want cheap rent in an okay neighborhood and things won t get fixed w/ rodents, when needed, rent from investors services. I learned my lesson TODAY! Several people warned me about this company and I did not listen. I m starting to think they are scammers of some sort.

Just know you have to have previously rented somewhere else your parents house don't count and have a good rental record you must also have the last 4 pay stubs.

As far as it goes, they don't even put in any work when it comes to new tenants, never mind the fact that the doors were previously booted in without being replaced. We don't ask for much, but at least get the roach casings out THE BATHROOM MIRROR CABINET...first thing, set my toothbrush down into bug carcasses... Perfect house warming gift.

So terrible bug problem, once we see this, which was hidden, poorly, but clearly, is when they FINALLY want to admit that there WAS a bug problem.

My appliances are pretty much ruined now, and of course it's the first place I chose to rent appliances for. So now, if they don' EXTERMINATE... NOT BOMB...EXTERMINATE, I will be pursuing legal action for damages.

I reached out to this company after I submitted my application, the man that answered is always to busy to be bothered. I offered 6 month advance to several listings. I believe this business is a scam. If you are a property owner I advise to seek another property management company. You're apple action will be lost, be processed for several weeks or they will never respond.

I move into one of they housing and from day one.if I had a issue.they immediately response to my need faster .when I call and spoke to them..the worker are awesome and they really take care of any housing issue .when I called.the maintenance employee are awesome never rude or disrespectful.very friendly .even the worker inside the office.i have nothing but 5 stars for this company

Wouldn't recommend them at all...called them for a job and the owner said they would be over in a couple hours and never seen or heard from them again..not the way to run a business that's for sure.

If you call with any issues they have someone out right away. They just painted our house and it looks awesome.

Excellent work. Extremely professional, clean and expidient. I am a happy customer and now i have a high efficiency furnace and I can enjoy a much lower heat bill!

They have been managing one of my properties since January 2016. It's a quad that has been fully occupied until very recently when one tenant had to be evicted. I received only 5 deposits into my account since since they took over the management contract; the last one being 6/12/17. I cannot get answers; I reside in a different state. I see some of the reviews are favorable; I must have gotten the short straw.

Absolutely horrible. They run the property next door to me. The grass hasn t been cut in two months, garbage is left in the backyard and on the porch of the empty apartment, weeds are left to grow past head height. Roof shingles are falling off the roof. They actually have tenants in the upper apartment that are living with a leak through the roof. I wrote this review after watching one of their workers sit in their truck for a half hour, do nothing and drive off and doing no work on the place for the second time in a row.

I have been a tenant of theirs since 2015. They are the worst landlords i have ever encountered. They fix nothing! I have lived with a water leak in my dining room, coming from my bathroom since 6/1/2015. Mold was first noticed 3/7/17 and still to this day is present. They have missed 18 appointments over these 4 years to make the repairs. When they have come to make repairs they send handymen that have no idea what they are doing and only mask the problem. NOT ONCE HAVE THEY ACTUALLY FIXED ANYTHING! They have also falsified documents and have the house i live in registered with the city as a false name and address, so i have not been able to reach the actual owners of the property to let them know the way they are maintaining their property. This water leak is just one of the many problems i have with them. Dont call and try to speak to the maintenance manager either, he will never get on the phone, come to the property with handymen when i ask or call back.

I love renting places from here the head lady is great. Very friendly and helpful.

The first woman I worked with was great. After that it was very unprofessional. I would be told that something would be done .. never happened, never contacted to be informed of any thing. Very unprofessional and it's horrible because people have no choice but to rent through them.Its sad really that they are not helping but hurting those who are paying their bills.

If I could given them MINUS FIVE STARS I would. We were referred to them by the seller of the house we bought as a rental in Niagara Falls. In 3 years, they have made ONE deposit in a timely manner. I suspect, as others have stated, that they do not do the maintenance they charge us for, that they inflate the maintenance costs, and that they do not qualify tenants appropriately. We have had 2 tenants go through eviction in 3 years, and the last tenant was in the process for about a year.

What I am CERTAIN OF is that they REFUSE to pay us rent receipts which are legally and contractually owed and that they simply stonewall and ignore our calls and emails. We have terminated the contract (which they breached repeatedly from the beginning) and we have hired a lawyer to get the more than $3000 they owe us (probably a lot more than that really!), and I am filing complaints with legal authorities against them. If you have also been cheated by these people, I suggest you do the same. If we do nothing, they will continue to cheat people right and left. After 3 years of the same performance from them with NO improvement and NO APPROPRIATE responses to our communication, we have every reason to believe that this is a criminal enterprise. RUN FROM THEM.

My family had to move because of the roof on the first house fell into our one daughter's room now the same thing happened in our other daughter's room. No one answered the phone on the emergency number

DO NOT USE THIS COMPANY .TOOK MONEY FOR REPAIRS THAT WERE NEVER DONE.rOOF HAS FALLEN IN . ROOMS HAVE FLOODED .RENT HAS NEVER BEEN SENT TO ME.THE LIES AND PROMISES ARE EASY THE WORK IS NEVER DONE.THEY WILL TELL YOU THEY ARE DOING IT AND NOT..I FOUND A BUYER FOR MY HOME AND SENT THEM OUT TO LOOK AT HOME AND NONE OF THE WORK HAS BEEN DONE !! PAID THEM IN FEB 2014 TO DO ROOK AND INSIDE REPAIRS FOR $ 8000 AND STILL HAVE NO RETURN OR REPAIRS TO EVEN RENT OUT HOME RUN RUN RUN !!!!

This was the worst experience ever. They cant help us because we only had one landlord previous and they couldn't get in contact so there is nothing they can do. Everyone was right DO NOT go through these people they are scumbags. They are quick to see how much money you have though.
