Really good customer service!! Have been doing business with Advantage for many years!!

I leased a house for three years. Never missed a payment and never late. When it was time for me to move out into my new home, Advantage Reality illegally withheld my lease deposit. As a result they have an outstanding court ordered judgement for over $1,700 dollars. They refuse to pay. Don t get taken Advantage of. Find another company. Do your research. The judgement is still active.

Went here because I was very interested in a property they had. After going there in person they were to contact me by phone when I could see the property and never did. I called every other day for after waiting a week and they kept saying they would get back with me and never did. Would not recommend renting through this agency.

Incompetent property manager. Rest of staff has a hard time receiving emails or calling back when they said they would.

They do not return service calls.Took 30 straight days of calling to get the broken oven replaced. I can call ten times in the course of a month for the same problem and they have no information on file so I have to explain who I am and what the issue is all over again. They lost all my billing info after renting from them for 4 years, then called to let me know that
I'm late in payments. Very disorganized.

Absolute nightmare. We had a one year lease, wanting to stay another year, and we had to notify them that our lease was up. Our particular owner was completely in the dark about what was going on (hvac issues), and took over a month to get it fixed.

3 weeks after signing a new lease, and returning said lease, we were given a 30 day notice (in the mail) because the owner did not want to renew the lease. 12 days after said notice, we finally had contacted the property manager after multiple days of trying to figure out what is going on.

After 3 hours of talking with property management and home owner, we came to the conclusion that Advantage Realty, had not communicated with us, tenants, and the home owner as they were obligated to. We have since signed a new lease for another year, only because we can't afford to buy our own home at the present time.

DO NOT RENT FROM THESE PEOPLE. They are extremely unprofessional if your a male you must communicate with them through Snapchat or nothing gets done. They gave us attitude when we went to them with mold and told us there was no mold (which no one was sent out) a 15 year old unit that was told needed replaced by 4 people THEY sent out. But they still refuse to fix any problems when when it causes us to pay 350$ a month in electricity And health risks for our 3 young children.

This review is for the property management side only (now called southeastern rentals). They never return phone calls or emails. It takes us constantly calling and emailing (basically bugging them) to get through or things to be done. Nothing happens quick enough, slow paced. Been a month since a leak was reported from the tenants in our rental house that ruined the kitchen flooring. We have requested pics but have yet to receive them - but we did receive the estimate of costs to repair it. We are a military family who has been using this company since 2014 .. the first few years communication was great. However things have went downhill since then. Very discouraging for us as we are not in state just to pop by and take care of things in person.

Welcome to Sumter SC where the people are nice and everybody knows everybody.We also have the amazing United States Air Force and our own outside skate park located on Hwy 378 beside Shaw Afb we also have our own local brewery opening soon downtown Sumter as well as many great locally owned businesses come visit the swans and ducks and yes lots of turtles right here at swan lake where we hold the Iris Day Festival and if your needs are Granite we have you taken care of come on down and see he Waltons at Walton Counter tops located downtown on S.Harvin St.is your roof damaged by the storm or just bad contractors we have you handled in many places here also give Josey Builders a call you like to shop oh we have lots of amazing stores located all over the town close to Shaw Afb we also have the Sumter Mall broke down no problem give a call to the nice good folks at JJ towing and let Mr.Rick come give you a tow.We also have some amazing schools and lots of Friday night games for all the community to go out and enjoy Wanna see a good softball game during the week we have our Lakewood HS Gator lady softball girls who really put on a show....Like to fish and hunt and you need some items come on down to your local Simpsons hardware store where they have amazing prices and an amazing staff .We are located right down the road from Columbia just take Garners ferry rd on in to Sumter we are cross the River and if they ask how did you hear about us tell them their local home town girl Amanda Racey did Hope to see yall come visit us

The rental department is rude and unprofessional. The lady at the first desk is racist and I would never rent or buy a home through this company. I have never seen a rental company pull your record just to view a property. I have never been evicted but I have had past late payments years ago when I was going through hard times. Because of that I m not good enough to even check out a key to view their properties. And I believe they did this only black I am a black women.

I love Advantage Realty . My realtor was awesome and found us a house the day we came to South Carolina. Everyone should go to them if you're looking to buy or rent in Sumter. Tiffany is amazing .

My experience with the property management service offered was awful. Communication within the office is absolutely atrocious. It will take weeks and sometimes months to get answers to basic questions as you get bounced around from one person in the office to the next. As the home owner, I was never notified of repairs to the house until my monthly payment was less than expected and I contacted them to ask what happen. I then tried to bring these concerns up to the office manager who never replied. When our contract expired and I informed Advantage I would be moving on from their services, they continued to put off their move out inspection of the property. They withheld the keys and wanted me to waive them of their responsibility in the move out inspection. Avoid this company at all costs. Much better options available in Sumter.

Advantage Realty continues to miss-manage military owned rental properties. Over the course of more than one year I have had complications with their management of my rental property in Sumter, South Carolina. Only today I found out of an additional issue with my property, a maintenance need dating back to the 1st of March, which failed to be adequately addressed. Apparently numerous attempts have been made to contact me through email and telephone. Once again, as always, no telephone records nor email can be found. Previously emails were sent to addresses that were incorrectly spelled. A property management organization which lacks organization and proper management within its own offices is not a preferred organization to represent my best interests. Though we did previously discuss terminating our contract with Advantage, it took a few months to finalize a contract with a new firm.

The worst rental company i ve had the displeasure of dealing with i ve had issues that i cant get resolved for 6 months. Its ridiculous just throw the whole rental company in the garbage .

Full service real estate company. Great agents. I had an extremely pleasant experience purchasing my home that was listed by Advantage Realty. I highly recommend using Advantage for buying a new home, selling your current home, or finding a rental property.

Spent months looking for a home. They returned 0 calls and sold multiple houses from underneath me. Never actually scheduled a showing after telling me one would be scheduled. 0/10 would not recommend.

Used this company for over 5 years. In the beginning they were good, quick to repond and always paid on time. However with staff changes and new accountants this was not the case. We had payments arrive late and it was always the bank fault. If I called it would be days before a return and usually I had to run them down for updates on repairs. We now get fees paid to us if the tenant is late and better customer service. We tried to work with them but after changing property managers I can tell you I wish I changed MUCH sooner.

I have moved 6 times in the last ten years (military) and this is by far the worst rental company I have ever dealt with. They are completely non responsive to any issues (emails and voicemails never returned), but are quick to respond when it comes to issues dealing with money you owe them. If you are military, stay away. I am working on getting them banned from USAA and AHRN listings.

This property management team has been with me for a couple of years now and they are like extended family. I transferred from a different company in town that I wasn't pleased with. Jessica and Tiffany know my property inside and out, and stay in touch with my tenants so I don't have to stress for a moment. The team works very hard to ensure my place is rented as soon as possible. If I ever have concerns, they make it a top priority to help take good care of my tenants . Even though I'm 8 hours away, when I call I don't even have to mention my last name. I feel confident I'm in good hands and that means so much to me.

The rental department is rude and unhelpful. The women working there hire there husbands as plumbers electricians etc and do a poor job. Its a money grab.

I wouldn't rent from them called in to check on a property they had on-line the lady was very short answer I had to ask her all the questions barely wanted to talk and give me answers about the house so with that been said no worries I take my hard earn money somewhere else .

Never use this company for rentals. They let issues go until the very last second. Refuse to fix issues that they claim are not issues . Slow to do anything at all then take an attitude when you ask repeatedly for the same thing to get fixed and they only ever send someone to look at it. Would rate 0 stars if I could.
