I applied online. However the website had apartments listed that weren t available. So basically I paid my $35 application fee for nothing. Then I called trying to be put on the waiting list for apartments opening up in the near future & have yet to receive a call back. So I advise you not to apply online because chances are you will be applying just for the sake of doing so & you ll be paying a $35 application fee for nothing. I ve been trying to contact them since February about this matter & haven t gotten anywhere. It s a shame that companies are ripping people off especially during times like this. Shame on Sonya Nick & the entire AZ management team. I hope that the owners of this property hire a new management company with integrity to manage their properties because yall have zero integrity whatsoever. I wish I could give this place 0 stars. While the apartment was fine, the staff were terrible -- unresponsive, rude, and sneaky with your money. They made upcharges and charged us for things we never knew about WITHOUT TELLING US. It took months to rectify these situations simply because they were so slow to respond. Our apartment was covered in mold, all over the walls, and they refused to help us with the situation. Please do not rent for them. It's not worth the stress.

My son rented a 2 bd room right across from John Caroll univ. the staff at A& Z mgt were great. Sonya Bell was my agent and Jessica at the office were awesome. i strongly recommend this Landlord .

Be aware of the extra "Administration Fee". I just moved out of Kensington Club in Rocky River at the end of February 2021 and upon receiving my security deposit (which took over 30 days to receive, I moved out 2/28 and the check was post marked 4/2) it was $130.00 less than I had originally put down. This was not due to any damages or cleaning costs, but for a "pre-leasing fee" and "administrative fee", looking back at the lease it is stated (item 16) that this fee is mandatory and can either be paid at the beginning of the least, in installments, or taken from the deposit. SO you can either have $10-$15 added to your rent, be charged $165 for this "administration" and application fee ($35.00 nonrefundable) for the apartment, or have it taken from your deposit.

I feel as though the almost $9,000 I gave them over the year I was there would be enough for "administration" but I am mistaken.

I am giving them 2 stars. 1 I will give for the property manager, she was responsive to my emails and did follow up timely with my inquiries to this fee and 1 because I did not completely hate living at the apartment. Beside that the walls are paper thin and you will hear everything going on above and below you. The first tenants below me had a terrible cough that kept me up at all hours of the night, the second tenants had a dog (even though the complex doesn't allow them?) that would bark randomly day or night. My apartment was right next to the railroad tracks and trains would often come by blowing its horn and shaking the whole building. The parking situation is unreliable, you are able to have a covered space for an additional fee, but a heavy snowfall this winter brought the awning down crushing the cars underneath. If you want to use the lot it is first come first served and usually the spots were all taken by the evening and you were left to park on the side of the lot in the grass or try to squeeze in.

Altogether I would not recommend the Kensington Club apartments for the sounds and unreliability of the parking and I will not be looking at other AZ Management run for their absurd administration fee.

Finally! After several years, AZ Mgmt had found a manager and office staff who seemed to really care about tenants. Work and improvements were happening at HH: security, upgrades in the laundry room, carpets cleaned, plaster repairs, painting and other improvements and PROPER repairs to the front of the bldg trim and facade took place. They even put in a package acceptance service at the office and finally repaired the elevator so it wasn't breaking down every other week.. There was talk of a garage overhaul, painting of halls, new window blinds, etc. Seems to me like AZ corporate, once again, put a halt to all of that, going forward.
Once again, needed work seems to have slowed down. Since the above work was done under a different manager, it looks like AZ replaced that manager. IMO, it almost seems like AZ dislikes property managers who are proactive, likely because proactive means spending money and fixing more than what they absolutely have to. The previous lead maintenance man left as well. He said he had enough. I hope my fears are not true and I hope that things come back to continuing with improvements, but since the changing of the guard, not so much.. Also beware, they currently have a 10 PAGE LEASE, which I promptly refused to renew. I'd rather pay the extra $75 a month until I move on.

The literal worst. I would rate them lower than 1 star if I could. Maintenance would take months to show up even after multiple calls, power would frequently go out, they would try to add exra charges to rent after months of living there, paint falls off the walls, nobody returns calls, getting into the leasing office is impossible. AWFUL experience living here. RUN AWAY!

We just started a lease at the Hampton House and Mitzi has been super accommodating and personable. She has done a great job working with our schedule for appointments and taking the time to address my many e-mail questions. The grounds and structure look incredible for a building of its age, and the upcoming adaptation to a web-based maintenance scheduling system (along with online rent pay) will be very convenient. We feel very secure with future communication with management and attentiveness of any maintenance issues an old building will yield.

Staff -- Mitzi -- is absolutely superb! I had very last minute requests and mitzi answered my questions, assisted me through the whole process! She made it so easy, with working a non-conventional schedule, to process and get settled! Could not have asked for a more straight forward, friendly, and flexible team.

From Day 1 of contacting AZ Management, they have been absolutely wonderful and a pleasure to work with. They made it super easy to secure the perfect apartment, and made the paperwork/moving process simple. The building I reside in (Hampton House) is extremely well maintained. Maintenance is on site often, and the building is consistently cleaned. They have delivered on all of their promises, and I would recommend any of their units to any of my friends, family, or anyone who is looking for a new home. Don't base your opinion on a few negative reviews. Thoroughly do your research. I wouldn't want anyone to miss out on a place like this! Thanks AZ Management!
