Poor Management, poor communication with their tenants, no parking, no detail with hallways, stairs and elevators, no treatment on green areas for bugs, ticks and fleas. They should spray between the months of March & May thats the fleas & ticks season.
I have been living here for over a year now, and I must say that my experience has been stellar thus far. So much so that I resigned my lease for another year. Taneisha has been amazing and is a big reason why I decided to move in. She is very knowledgeable and efficient. If there was are issues regardless of how small she makes sure it gets taken care of.
City center has been a our home for 2 years and it's been great. Taneisha the resident services manager is always pleasant and always willing to help with anything you need.
I had a lot of issues when I moved in. Non the less I love my community and the team. Taneshia and Candice goes above and beyond. Maintenance can do much more. Overall great community.
I have lived here with my mom for over a year. I love it here. Everyone one is nice. I had an issue and went to resident services where I informed Ms. Taneisha of the situation. She listened to what I had to say and resolved the issue. She was very nice and pleasant to talk to.
I have to say this though in response to residents complaining about the hallways. It is our responsibility to keep the hallways-clean. Put trash in its place and please clean up after your dogs.

I have been here through all three management companies, and I must say that this new staff is super nice. They have a lot of work to do to undo the damage that was left behind from the last management companies (the horrible parking and gate situation) but I do see slow improvements (crews have been working on the gates this week). I'm happy with my apartment.
This place is terrible. They want there money but they take there time doing everything. The guy Eddy is rude and the rest of the staff is too. Pleasee don't waste your time moving here. The want to much and have to many rules. Don't let them lie to you. They boot people car just because they can.

Great community, great location, the amenities are amazing, the staff in the leasing office as well as maintenance are very friendly and very pleasant.Overall I would say 4 stars out of 5. Keep up the good work guys- Eddie, Johnny, Ileana,and Nicole ..
Terrible resident service, never answer the phone. Takes forever for them to send someone to fix anything when they finally do answer. They also don t return calls. Parking is extremely difficult at night, not enough parking spots and towing is strictly enforced. Also have been towed by mistake because they re too busy to actually run the license plate. I would not recommend this place to anyone.

1. Management - they are the best - we have Madelyn Rosete, Assistant Manager has always been very great and professional the way she deals with us tenants. She is easy to get along with and will accommodate the needs of the tenants. Every time you have a concerns re: the community she makes sure it will be taken care of and she prioritize the needs of the tenants like us.
2.The community is very clean ,well kept, surroundings are clean and safety are well enforced by management.
3.Staff in the 2 offices are very friendly and attentive to all costumers and they even have coffee and chocolate bar located in the office itself that entertains all new and current residents.
I highly recommend this community to everyone, lastly this place is close to everything, shops, hospitals, grocery store and etc.....
I will give 10 stars to City Center on 7th..........
Honestly, I loved the service and the amenities. The person who helped me, Madelyn, she was amazingly helpful and kind.
The hallways are dirty, the gates are ALWAYS broken, management never answers the phone, they tow cars constantly and in 9 months that I have been here there has been about 10 cars who have been broken into. I do not recommend this community.
I lived here for 2 years and the neighborhood is no longer the same. Parking is horrible, and I can no longer go to the pool since the last 4 times that I've attempted to go the smell of weed is so potent that I am scared my child might get high from it. Needless to say I am moving. Most of my neighbors smoke in their balconies and I can't open the windows without letting the smell of weed come in. Not worth the 2100 dollars I pay a month.
I moved to city center to be closer to work and have been so happy here. I have some issues with parking when I get home late at nights, but the Customer Service I receive is like no other. Taneisha at the Resident Services is the greatest. She is a real professional and is the best at her job. She s warm and friendly. Make sure of you have any issues go to her. She resolved anything. Thank you Taneisha. You are awesome.
We have been living here since before this property changed owners a couple of months ago, and things are greatly improving. The new owners, (Harbor Group), have been working very hard to turn this place around and provide all the services we were promised when we signed to lease originally. They are enforcing the rules and making sure that tenants follow parking and valet/garbage rules, and "cleaning up" everything that was going wrong before they got here. I want to mention that Michelle, who is the property manager, has been amazing! She is not only extremely professional and accommodating. I have recently been transferred for work to central Florida and she has made our request to transfer to another Harbor Group property as easy as possible. Cudo's to the property manager at the new location as well (whose name is also Michelle), as she too has been amazing during this transition. If you are thinking about making this place your home... GO FOR IT. There's a new Sheriff in town who is doing their best to ensure that you get everything that you are paying for. THANK YOU Michelle(s), and Harbor Group.
Amazing Place to Live!!! The staff in the office is always kind and helpful when needed of their assistance. The staff maintains the offices, gyms and bathrooms clean. Everyone is helpful and kind, Always willing to help! I will definitely recommend this place to anyone who is wants to live in the neighborhood.
The worst place to live. I can t wait till my lease is over. Have a big problem with parking. I come home after 7pm I can t find a parking space. Why can t we tow cars that doesn t live here it will probably give spaces to people that live here. I know you put signs on cars that is park on the curb after 10am which is a ok idea but some of the people live here and they can t find a parking space. Focus on the cars that don t live in the apartment building. I know it won t change. Also lastly, I call the front desk for residents and no one ever answers. They make me have to go up their instead of just calling.
I live in this unit for 5 months and is always looking out for the well-being of the community, also the service is excellent, Natalie from customer service helps you with everything and Janoi is always looking out for everything to work perfectly in the apartments
I have been a resident at City Center now for a few years. It has not always been a smooth ride but what I can say is that this new Management has been trying their best to ensure that residents are taken care of. I would love to see some more lights around the community. It is very dark here at night time. Taneisha Bernal has been my person of contact since the day I moved in 5 years ago. She left and is not back with that new company. She is so great to her residents. Very compassionate and understanding. I can go to her with just about any issues I might have and she resolves them. Overall great community. Thank you city center.

Ive lived here over a year. Love it. Staff is friendly and professional maintenance team is prompt. Grounds are well kept and pool areas are very resort like.

I just moved to the City Center on 7th and at this time I had the best experience and support ever, the staff at City Center is fantastic! The maintenance is quick and efficient . The groundskeeper keeps the property looking nice all the time. The complex is super safe, they care about the residents safety! Overall great apartment complex! I totally recommend.
Illegal towing of vehicles are being conducted here apparently with management approval.
Update: After some research, this towing company is known for their predatory practices and is banned from Sunrise. This management company is subjecting their residents to predatory towing in order to gain a percentage from their victimized residents. They are towing innocent residents as well as unexpected guests and providing no recourse but an apology as they do nothing but collect their piece of the pie.

I looked at many apartment homes in the Miami Lakes and Pembroke Pines area before deciding to pick this one. What really sold me was the attention of the staff, particularly the leasing manager Jennifer Gesell, who was more than happy to answer all my questions and keep me updated on any changes. Aside from the beautiful apartments and the very convenient 24 hour fitness center, what stands out the most is their helpful, readily available staff.
Is a beautiful community with a terrible management. The halls are always dirty... Can't wait to move out. the gate is always damaged
Madelyn Rosete is a true professional and a concerned member of this management team! She assisted me throughout a difficult time my family and I were going through! Additionally, she assists in making maintenance scheduling for me without hesitation and the job gets done within one day or less! Love this community and Madelyn!
I have almost three years living on this community, I could say that the management works pretty well, taneisha is always accommodating, helpful, friendly and always try to solve anything with professionalism, it s a good place to live!
I just moved into my apartment about a month ago. I absolutely love everything about it. Moving in is always hard for me but this time everything went according to plan, thanks to Maddie. Maddie was especially helpful. She has fantastic customer service skills and always has a smile on her face. So glad that I moved here.
I love living in this community. The only thing that is a bit difficult is the parking for tenants as well as guests, but other than that I love this place. I love the staff. I just love it.
This place should do the world a favor and close its doors for good. I feel sorry for those of you that still live here. I have never in my life experienced a worse living situation. Even after I have moved out I'm still in this battle to receive my deposit back, I've moved out 3 months ago and still haven't gotten anywhere. everyone is unhelpful and doesn't care about you. If I don't receive some type of help soon they will definitely be hearing from my lawyer. If you know anyone looking for an apartment please do them a favor and advise them to stay far far far away from this horrid place. What a nightmare. Moving in here is definitely on my list of top worst decisions I've ever made.
I have been here in this apartment complex for the past 6 years; even before the second phase was build. The reason I am giving a 5 star review is for one person, her name is Taneisha Bernal and she is my go to person for any issue I have when it comes to my apartment. She is very diligent, fast and efficient and always, always has a great attitude when I come to her office to address my issues. This apartment complex is very beautiful and it has pros and cons like every other place but they should train their entire staff to be like Mrs. Bernal since she definitely is the definition of customer service. The other staff doesn t even deserve 1 star that s why I don t even waste my time because they make you take 100 laps before something gets resolved this has been my experience living in this place.
Madelyn is the best community manager ever.She always goes above and beyond the call of duty anytime I have an issue to ensure things goes smoothly.
FYI: Zero stars. When I was living there, the service was very slow. It's been 60 days since I've moved out and they haven't refunded me my security deposit yet. I've tried to talk to the manager in charg, Dennis Davila, but it's impossible to get a hold of him in site or on the phone. I've been waiting for him to reply me with a solution over email for a week now. I'm very disappointed. Update 9/6: They keep saying they will solve the problem but keep disappearing on me. No one seems to care. No one returns my phone calls or emails.

We moved by March 2017 and we started loving this community. The Leasing Consultants are very friendly and prompt in taking up requests. They ensured that all our requests are being addressed. Maintenance team is very prompt in completing the service requests. Equipment in the apartment is new and better. Floor plan are inline with the modern trend and spacious. The high ceiling from floor to roof is a big plus in this community. Enjoying the stay so far.

Parking is ridiculous, you pay all of this money to live and can t find parking, with the possibility of getting your car towed because you park on the curve. One of the worst complexes to live in! If I would ve listened to all the reviews before moving in, I d be living somewhere better. The reviews are no lies, all true!
When we first moved in we were in awe. The interior of our apartment was beautiful! It still was on the day we left. The club house was very fancy and the pool was fun. Within a few months we started noticing very young people starting to move in and then there were parties and then there was weed and then there were burglary notices and the I would get home from work and not be able to find parking. I no longer felt safe. For the amount of money we were paying it was not worth it. If the rent were $900 - $1000 then maybe I would say it's worth it. my biggest concern here was safety. The decision to break our lease (by paying two months) came very easy to us. This was our first apartment and although we made great memories inside our home, the outside never felt safe.
The amenities are awesome. Love the apartment floor plans. The staff is always available when needed. Chris is very friendly and knowledgeable.
Been living here for almost a year and have zero complaints with the staff, emphasis on the staff (some residents may need some home training but hey can t control that ) Taneisha has been amazing with responding to any requests and questions.

Ridiculous how these peopel don't ever answer the phone! I've been calling to schedule a tour, no answer. I'm not sure the service being offered here, as a first impression, this isn't a good one.. I read the other reviews and one of the many complaints is getting in contact with office staff. Why would I want to live somewhere where I will always have to be available to walk into the office for assistance.
By far the best apartment complex in the area. Staff is super wonderful especially Mrs. Taneshia Bernal, super helpful, super friendly and caters to most if all your needs. Complex is clean and if there is a dirty area all you have to do is notify maintenance and it is cleared in less than a day. I have been here for a while now and notice how they are constantly updating, cleaning, doing maintenance and trying everything in their power to keep this place among the top notch places to live in Florida. If there s one thing I notice here in South Florida you re never going to get everything you want no matter how much you pay. The rent here is vary comparable if not better than the competitors in the area for the square footage you get plus they have garages available which others can t say. If you re looking for a good apartment complex with little or no hassle, and you want to feel safe this is the place to be. The only negative s that the parking can be crazy sometimes, some people don t know how to take care of their surrounding area s and the gate is supposed to be for one car but at least five can go through at once. Of course this is just nitpicking. Every apartment complex here in South Florida has its ups and downs but this one by far to me is one of the best.

From looks alone, you will be fooled. It LOOKS like a super nice fancy place but it is far from it. New buildings and fancy community center had me fooled. The parking is AWFUL (for guests as well as residents) ... It is impossible to get ahold of anyone in the office by phone, they NEVER answer and even voicemails consistently aren't returned. Also you can smell weed from certain units. There were a number of break ins while I lived there ... For almost $2000/month (which is absolutely ridiculous) it's NOT WORTH IT. While moving out (early) someone almost started a fight with my brother because our U-haul was taking up 2 spots....Just crazy. Def the hood in disguise.
We are very happy with the attention of Madelyn which is very profecional and answered all our questions during our transition to a new life at City Center. We are very excited to be a part of this community.
We had an appointment October 11 as you can see on the photo I have attached and when we got there leasing office was closed. I tried to call 3 numbers that I had but no one answered me. We have been waiting almost 30 minutes and while we were waiting there were 4 families asking where is the leasing agent.
I had the opportunity to encounter Ms. Candice Lloyd at City Center of 7th when I was looking for an apartment. Ms. Lloyd was very helpful in helping me selection the perfect place. She took her time in every aspect of the process never living me with unanswered questions. I was so glad that I had the opportunity to meet Candice during this process. Not only after I moved in she still continues to be very attentive to my concerns. Thanks Candice for all your help.
I enjoyed my stay at the apartment. The grounds were always clean and well kept. The people at the office were always friendly and professional. You can always count on chris to be positive, and go the extra mile.
Thank you Jennifer for helping us move into our new home! Covid interrupted our move and Jen was more than supportive and accommodating during the entire process. Our little corner is super quiet. The valet trash pick up is definitely a bonus.
My boyfriend, dog, and I have lived here for about 8 months now, and overall love it! We live in a townhouse that is very spacious & really feels like home. The maintenance men are so quick to respond, and are efficient at completing their tasks. Jay in particular was so accommodating! He showed up early to fix a problem with my tub, But I had asked him to come back in an hour as I was not ready and wanted to actually clean my bathroom first lol. He was of course back in an hour and fixed the problem very quickly. He was very friendly, as are all the other maintenance men. The people who live in this community are so friendly as well! Most have dogs & are very respectful with their animals. The only issue I have is parking, as I'm always dodging illegally parked cars trying to get through the community. Overall, this is a great place to live.
Awesome community to live in! The new management staff are very helpful with any of your needs. Always quick to address any situation or concern that arises. They also hired a new cleaning company to clean the hallways and the elevators. My wife and I have seen a major difference now walking down the hallways and riding on the elevator. The apartment layout is very spacious if you like to entertain. No words can explain how fascinated my wife and I are living here. You feel like your in a resort with all the accommodations they offer. Great pool and gym! Highly recommend this community to anyone.
At Modera apartments is has a beautiful view and nice apartments very Quiet.Lets not forget the Pool what everyone use to calm their self on sunny days but their ants at this pool are extremely bad I was at this pool and got a lot of ant bites that itches and burns.Im not satisfied but other than that its good and safe place.

I love my community. Everything is so well kept. Maintenance is awesome. Very quick with work orders. Taneisha by Resident Services Office is so nice to us. She plans the events for us and make us feel so special. You rock T!!!!
Moving in the leasing team is very nice to you. Once you are in the conditions and treatment (from me and my family's experience) gets worst. For instance, I'm very light skinned and could pass for Hispanic. Another family member is dark skinned and fits the stereotype of a typical black person that is always frown upon. I go into the office to conduct business and is treated very nicely, the other family goes in and gets attitude just because of their looks.
Problem #2: The parking is overcrowded and management is aware AND yet they hire a company to boot your car. You have a sticker indicating you live here and you still get booted. They allow you to rent but you can't park anywhere else if the spots are filled.
Problem #3: I guess I shouldn't blame them because they are frustrated with the parking alone but the residents have this don't care attitude and just dump their garbage anywhere, even in front of your door.
Problem #4: Robbery. There seems to be a lot because the back gate hasn't been closed for at least a week since the place was built. So everyone has access. One neighbor's apartment was cleaned out while he was away.
The turn around at the montage is very quick. People don't stay there long.
The parking situation was terrible. But ever since new management took over, parking has been a lot better. I've never smelled weed or seen any thugs hanging around the parking lot, so i must have good neighbors. What really drives me crazy are the dogs pissing and pooping all over the place. That is plain out disrespect on behalf of the owners. Also we have a garbage compactor, yet people still through their trash on the floor. luckily our maintenance guy is quick to pick it up.
I want to take the time and say what a wonderful job the front office and maintenance crews are doing. I had put a work order in for Service I saw 2 maintenance guys on way to my house ando stoped and asked them if they had received a work order for my unit ? Right away the guys followed me home and got the job done!! Thank you michelle for getting back to me so I could give you my feed back. Much to Often we only see the bad things and complain but we never see the good things that the community and staff members do for us keep up the good work by far the best property management team we ve had on site so far!!! These walls are THIN you can hear adjacent neighbors playing music I can even hear my down stairs neighbors blasting their music when I'm trying to sleep in day for my night shift yayyy me ... upstairs you can hear EVERYTHING when they walk (a monster lives above me ) to each room when they use bathroom when they run when they drag chairs across floor when they move couches when they stomp, I can even hear when they constantly slam their doors ... ok get my drift if your work night try a too floor or duplex
New management is cool so far I had mold growing in apartment I put a work order in online toook sometime to get to it and some calling and go in office but it's done now so I guess but I cannot wait to move
Hopefully new towing inforcement effective soon I can find a parking within 10 min by my place maybe and I don't get towed since I live here which I have been booted before previous management

Now these jerks are booting cars that pay rent here and cannot find a parking space when they come home .. this place is a setup I work night shift when I come home I have to park extremely far which is dangerous for a woman walking far in the dark just to get to apartment... now I'm scared when I come home from my night shift Job where I will find to park now that they are booting their tenants that cannot find parking (which forces us to park on curbs) ...
THIS PLACE NEEDS MORE PARKING !!! This isn't fair after all this rent we pay for us to have to drive around 30 min just to find and look for parking

I have lived here for 3 years and it s a great community! Candice helped me select the perfect space and was available through every step initially. The grounds and staff have improved dramatically from the previous ownership/team and it has been a great place to live! Maintenance is quick to respond to any concerns you have. Once you are a resident you have 5star customer service and personal attention from Taneisha and the resident team. She is always there to assist me with anything I need. I am familiar with many of the local rental communities in the broward area and the staff cleanliness and pricing in the area is the best of the best!
The apt complex is really good, love both gyms they have , one that s used more for CrossFit purposes than the other gym, the staff is very helpful! Chris at the front office is great he s polite and always willing to help.

I have been a resident now at City Center now for over 3 years. The prior management was OK! Since Harbor Group took over 2 years now the community has gotten so much better. The team is very attentive and Maintenence is always on point with work orders. Daniel from the Maintenence team is so professional and courteous.
Taneisha the Resident Services Manager is just amazing. Candice and Madelyn at the front office always greet me with a smile and is always helpful. The new Property Manager Alina is doing a great job. Keep up the good work Team.
