I have been living here in this community for almost a year now and pretty much love it and the surrounding areas. It was an easy transition from New York and Taneisha made everything happen in a quick and timely fashion. She is efficient and always finds a solution to the smallest issue. The Complex is quite modern with lots of amenities available.
I lived in a couple places but I moved in here for around the last 2 months it has been a great place to live everybody in the office was very helpful included Madelyn rosete the only bad thing the parking late at night other then that I would recommend my friends that are looking for a great place to live
My rating will always be less than 1, starting with the parking is horrible, if you are late you can not find a place to park and the crane takes your car. And when you go to the office what you receive is rude and without any education, starting with this Michelle, the manager is not professional at all. She is inept she does nothing to try to help you or at least give you an ethical answer. It is a parasite.
The parking is ridiculous! My parents have been staying here unfortunately for 3 years and each year it seems to get worst. A few months ago my mom's SUV was towed because it was "within the range of the fire hydrant" however we had pictures to prove that it was not but still there was no form of compensation. When we showed the towing company whom agreed that the vehicle was not on the line of the fire hydrant they told us to show it to the persons in the office they would have to compensate us. However that was useless.

My experience with City Center on 7th staff is truly amazing! They are welcoming, patient, friendly and professional. The team is always there to guide and assist you in anyway they can. . Keep up the great job! Excellent service!!
I've been living at City Center on 7th for a year and a half now. They have the best people in the office Maddie is always looking for ways to help if possible. Jen is always so nice and helping when she's available she helped me get my place here. Tanisha is great also. Everyone in the office is just great people and always willing to help.

I had a great experience working with Jennifer with the move in process and adding my dog to my lease after moving in. Despite not being able to tour in person due to COVID, she was very helpful with telling me all about the community and the different floor plans. She was friendly and prompt when responding to my emails, which I really appreciated!
Parking sucks maintainance was horrible they never answer the phone at the office and the trash arrangements are ridiculous can you give negative stars????

Horrible!!! Looks great on the outside, but on the inside it's a mess. Some of the people that live here don't care. Grounds are about the only thing they maintain nice. Maintenance is also good. They are very responsive and know what they are doing. Office never picks up the phone. The gym and pool area are always messy as hell. For the amount of money we spend on rent, it is so not worth it.
Please be warned. The new management is not friendly at all. No one ever knows who does what and who is responsible for whatever issues arise. The gates are always broken, cars get vandalized and there is no parking for the tenants. The amenities that they promise are either not available and or broken. The ladies in the front office who used to handle the issues we're friendly, empathetic and helped as much as they could. Not worth the $2000/month I paid. Please check to make sure that what you put for is available.
The management team at City center on 7th. are amazing, very professional, the maintenance crew are Johnny on the spot, the grounds are nicely kept; and Taneisha at residence services is the absolute best there's not enough stars for her she's the best...
I have read all the reviews prior to mine, they couldn't be more accurate. Stay away I'm counting the days to my lease to be over. Their is weed smell every where I'm paying $2,000 for a two bedroom Honestly I feel like I'm giving this money away elevators are always dirty tenants leave their garbage for days in front of their doors in the hall ways. This place is so unsafe I honestly encourage my wife to wait at her mothers till I get out of work so we can arrive home together, The security gates are always broken so its pretty much non gated the lighting at night is so terrible & you constantly see young thugs hanging out at the parking lots at night smoking weed. The parking situations is horrendous, I can type for days about this community. Its really a damn shame because obviously there is no real screening of tenants. Last but not least we received a great letter from our building management to be careful because they have been a couple of robberies so instead of telling us they are going to have security rom the premises all they suggest is for us to lock our doors & windows & never open the door to any strangers. Ghetto is a kind word to describe this place !!!!!!!!!!!!!
Love living in this place. Nice quiet neighborhood with modern interior in the 3 story townhomes and a staff that values building a community. Taneisha in resident services is friendly, easy to get along with and very helpful. Also Christian Landivar in the leasing office is very helpful, kind and a joy to work with. I highly recommend.
Overall the staff is great. Maddie was very kind and attentive, she was able to help me and answer all the question I had.

I had a phenomenal experience living here. The apartment complex is very nice and comfortable. They maintain the complex clean and haven't had an issues since I have been here. I never saw a single insect in my apartment (which is rare) and it was awesome (I hate bugs). The staff is also very friendly and helpful, in particular Taneisha Bernal is wonderful and will do anything she can to accommodate your needs to make you as comfortable as possible. I'm glad I chose this place to live in, I would recommend it to anyone.
I have lived in the area for the last 2 years but rented privately. I didn't imagine my landlord would up and decide to sell his property so it forced me to re-enter the world of apartment renting. I ran across city center on 7th during one of my numerous days of apartment hunting. Jennifer G (leasing manager ) has been extremely helpful since day 1. I am very detailed and ask a lot of questions as I needed to ensure things flowed right up to move in. No matter how many emails I sent, Jennifer responded to each and every one and if not immediately, within 24 hours. She allowed for my move in experience to be smooth and effortless. While I have noted plenty of complaints re parking, I have been fortunate so far to not have endured the pain of hunting for a space. All in all, so far I am extremely pleased with my decision and thank Jennifer again for her awesome service.
I've resided at City Center for a year now and just recently renewed my lease. The complex is kept very clean, that amenities are available and all my service requests have been handled quickly. During the last year I went through some financial challenges that caused me to be late on my rent. I worked with Madelyn Rosete the office and she was so helpful in helping me sort things out. She was up front with me and treated me humane through the entire process, even offering suggestions on ways to earn extra money on the side. She really made going through a difficult time a less stressful event. I am grateful for her support and the humanity she exhibited. I've rented at other properties before and most people couldn't care less about any personal issues you go through. My experience at City Center reassured me that some people actually care about you as a human and its not always just business. Great location, great environment, great amenities and awesome people in the office.
I worked with Jennifer G. during the entire process and she was great! She was super helpful and quick to respond and if there was anything that would delay her response she would always give me a heads up. She was super professional and a joy to work with.
Horrible, parking is terrible they tow and boot your car even though your a resident because your not parked in a correct parking space. But they don't have any parking for you to park?? After they make you pay a $50 to register your vehicle, Very irritating. Don't think about leaving your house after 8 lol you will have to park out side the complex and walk to your building not to mention if you go to the grocery store, smh to be paying over $2000 in rent this is ridiculous. I've been living here since November ask for a garage? I never heard from them we are now in March. Smh I really wanna break my lease

I had the pleasure of working with Candice from showing me different apartments/townhomes until my husband and I got on the same page. She was so helpful and patient throughout the whole process. The day before move-in we called the office to make sure everything was ready and was sadly told she would not be at work on the day of our move in and someone else would be doing it. We were disappointed but was OK. Surprisingly on the day of move in Candice showed up to work with the worst back pain and all. We were super happy but felt bad because she could hardly walk straight. She is amazing, always smiling and always helpful with my 100 questions. Thank you Candice for not letting us feel rushed. My townhome is just so homey and relaxing and best part is my daughter is super happy. Thank you .
We moved out in February of this year. As part of my last payment they forced me to pay a water deposit of $200.00. (even though I have never used $100 a month for water) To date, they refuse to even show me water bill for the months of January and February. They keep blaming the previous management company even though they have the files that were inherited. I have stopped by twice and called 6 six times. All they do is make promises that they will call me back. I'm certain that they have done this to hundreds of people. At this point, since they can't even provide me with a copy of my water bills, they can take it up with the Office of the Attorney General. They also don't provide a detail explanation of why they don't return the deposit. Yes, it was only $100 or $200, but multiply that by the hundreds that they have done this to and that's a whole lot of money.
Find somewhere reputable to live.
Dirty buildings, crime is up, the apts are broken into almost every other week.. Don't move in. Stay away...
Experience not good, place is continually dirty in the buildings. Stained hallways and garbage everywhere. No one seems to care. The people who live here are just low class people. It is like the upper class hood, they look like thugs and there is the smell of weed everywhere. The people and the management don't seem to care about the property.
** The property is also broken into every other week. The police are constantly here!!!. Stay away...

I love love love living here. The agents are wonderful especially Christian. Very professional and caring. The townhomes are spacious and feels like living in your own house.
When my roommate and I first saw the apartment complex we were in awe. We thought this was the perfect place to be because of the look along with the price. Here is where we messed up. The property manager Thelma seemed uninterested in my roommate and I business. We felt very neglected. She seemed very helpful to the white residents but not as helpful nor interested in the black residents. This was a red flag for us but we were so in love with the apartment we did not care. Fast forward. Now we hate the complex. One it is very dirty. meaning people leave trash all over the place expect the garbage where it belongs. I am currently terrified to walk to the garbage disposal alone because I saw a giant rat over there. It says we pay 15$ for trash and 3$ for pest control which seems to be a waste because the trash is disgusting and always over flowing the garbage can. While the pest seem to be running around enjoying life. I do not feel as if I should be paying 1600+ a month to live on a campus with rats. Also when confronted the property manager about the rat issue she said "Oh its because people do not out their trash in the garbage, they just leave it sitting around the garbage." then she proceeded to say before walking off "ill tell the trash people to put more pest control over there" Lets be mindful she didn't care to ask what garbage can. she was very nonchalant about it. Therefore, i took matters into my own hands and contacted the regional manager. there is never parking anywhere. The back gate is broken. Anyone can pull into the complex if need be. No one cleans up the trash in the stairwell. So if someone decide to leave food on the steps it would sit there until a resident decide to pick it up. This place is horrible. I would not move here if I were you. I cannot wait until my lease is up. They over charge people and provide minimal services.
I was on a deadline to Find a place, I drove by and within four hours of applying I was accepted and ready to move-in. I cannot emphasize how easy Jennifer made the application process. Her customer service is above and beyond... moved in 7 days later no issues, everything as promised and told is what I have received. I look forward to settling in and using all the great amenities offered. Definitely recommend

Great location and amazing staff. The best is Taneisha Bernal who goes above and beyond. A package was delivered for me at the office that I urgently needed but I wasn't able to pick it up until after they closed. Taneisha stayed the extra time to ensure that I was able to get it. Always with a smile and willing to help, she is a true asset to resident services.

I call this place the The Ritz Carlton of Rental community. I sold my home in September of 2019 to downsize from a 4 bedroom 2 car garage with pool in a gated community, move to one of their 2 car garage 2bed 2 1/2 bathrooms Townhouse. The space is amazing. Don t miss the maintenance of my house at all this property is extremely well maintained with a excellent management team. Beginning with Madelyn, from day one she has been a absolute pleasure to work with, She has been very warm and professional. My wife and view at least 7 or 8 complex s between Miramar, Pembroke Pines and Davie. This property features Resident Services to receive packages and address any maintenance issues. Again a excellent team from Michael to Tanisha thier response to any maintenance issues by the maintenance crew has been outstanding. Looking forward to a long term living experience here at City on 7th, which features not one but two magnificent pool areas and Two gyms with the most elegant bathrooms I ve ever seen on a rental property that resembles a find luxury hotel. No property is perfect, but for me it s Pretty close to a five star living experience so far, oh Let s not forget the valet trash Service they provide. Keep up the good work ladies and gentlemen.

I love my community! I've been a resident since 2015 and although it has seen it's share of management companies over the years, this one is definitely the best since I moved in. The apartments are beautiful , maintenance and the office staff is nice and helpful, and the new monthly activities (Wine Wednesday, Food Truck Friday, etc) are a great added touch to enchance camaraderie amongst the residents. In Resident Services, Taneisha is always cordial and kind. She is down to earth, friendly, and does her best to accommodate you immediately. Of course, I do have one complaint: parking. If you come home late, forget it! On the curb you go. If they could just guarantee each apartment a designated parking spot it would be amazing!

I want to start off by saying that I am an extremely fair person. This is an AWFUL management company!!! NEGLECTFUL in every way possible. I live in Pembroke Pines at City Center on 7th (but not for long), what a mistake. This property if FILTHY, Gates PERMANTLY broken, elevators are out of operation for a greater majority of the time. Also want to mention that the rent I currently pay for a 2/2 is $2000+. For this I expect so much more!! I have lived in other rental communities but this is by far the WORST/LOWEST I have resided in.
Although this place is very beautiful and my apartment is as well, The management sucks. The elevator in my building is always out. I actually had to help a family who was stuck with a small baby this past week by calling the fire department. They Charge $15 per month for trash that you have to take to the dumpster yourself which there are only 2 on property and they are far. You pay $3 per month for pest control which they will only come if you request it. Parking is a nightmare if you dont get a spot you have to park outside of the gate in an open field. But the BIGGEST!! thing is that when i came to see the place for the first time i was quoted a price , I paid my all of my fees for that apartment and was ready to move in but they keep prolonging the process for a few days to tell me oh now the price has changed because i did not move in in 2 days. HELLO I was ready to move in you all held me up. But anyway, most of the ladies that work there are very nice and i know they are just following the directions given but I would not recommend this place to anyone because of the issues that I have experienced.
Dont live here, rent its high and their management sucks, i had 4 deliveries from amazon stolen from the front of my door, manager didn t care about the issue, parking its a nightmare and you will find garage on the floor everywhere . Ive hear from the houseman someone got stab by their neighbors in this complex and they just told the community it was a misunderstanding. Please take your family or self somewhere better and safe. And if you respond just give me a call you guys at the office have my # thank you
When City Center on 7 began in April to manage my experience with them has been great. The team is awesome, Teddrick & Chris, and Paige have been so helpful and pleasant. I decided to continue my residents here.

Management sucks. The resident manager, Ileana, is a major b****. You go in and ask for something, she rolls her eyes and turns her back to answer you while walking away. Been living here for 4 months and still don't have a way to get in the gate because the "transponders will be in next week" HAHA very funny joke.
Think your complaints are being heard? On the resident portal for residents to post issues they see and such, management goes in and deletes what you posted to hide it from the rest of the community. Yup! That's how they take care of issues/concerns!
Parking at night is located outside of the gates because it's full of cars inside, not enough spaces for everyone.
I see people from my balcony walking around at night looking inside of cars one by one usually around 11-2 a.m.
I go to walk outside at night and a lot of times strange cars with dark tint pull up right next to me, stop, sit there for a bit, and then drive off.
Police have been actively coming to calls here specifically this last week, not sure what is going on but there is too much activity.
The apartment you live in is great. No complaints so far on that. However, too pricey for what you get. I rather pay a mortgage.

The Complete Team over at City Center are amazing. They have been listening to the residents input in making major improvements to the property. I was very pleased to see the hallways painted in my building. It definitely needed it! Now my building looks new. The Elevators are always trouble to keep clean. Since this is a pet friendly neighborhood, mistakes happen. But the cleaning team at the property is always prompt to address any mishaps. I highly recommend this place to anyone who is looking to live in the area. Keep up the great work!
I have been here for over a year. I love it here. Staff is friendly and always listen to my concerns. Recently I had an issue and Maddie listen and was able to help me. The maintenance staff is great. Taneisha always listens and promptly informs maintenance of the problem. When I first moved in there were a lot spider webs around the light fixtures. I informed one of the maintenance staff- cannot remember his name but the next day they were gone and since then no more spuder5 webs. Great place to live.
Awesome community. Great amenities. Staff very attentive to our issues. They host events for residents once per month it s a joy residing here.

Prospective contacts went unresponsive from voicemails and emails. We arrived during office hours to find no one was working, with no sign stating the office would be closed. While trying to wait for someone, we got to talking to several residents who were not shocked by our experience thus far. They shared how inhalpy they were with the property management and that they each were leaving when their leases were up. One resident even told me that she is ashamed to have family and friends over due to the poor condition of the property- feces and trash always lining the stairs. We definitely dodged a bullet here.

I relocated to South Florida and signed a lease with City Center in December. My tour went great and I was so eager to move in. The stress of moving was finally lifted off of my shoulders after touring multiple communities. That relief of stress did not last long. When I received my keys not only were there dead roaches through out my apartment, but live ones as well ( the reviews below about the insects are true). I haven t authorize the deliver of the rest of my furniture until I haven t view a live roach for 2 weeks, I don t want to take the chance with my furniture. I also learned from one of the employees that the elevator in my building was on a ADA delay which caused my movers to take considerable longer to deliver my items. It takes the elevator at least 3 minutes to close, which is fine however that should have been articulated to me during the leasing process.
My move in work order I had to put in was ridiculous as someone who moves a lot for work, I have never experienced anything like this.
I learned that the white lighting that is in the model is not the lighting that they use in the apartments, which makes a significant difference. So, now I have one yellow light in my kitchen and one white light. A mess.
The blinds were covered in food, the shelving was damaged in the kitchen, the ceiling fan was not install, the bathtub was chipping and horrible stained, the counter top in the bathroom was and is burnt the fridge had this brown slime residue substance all in the top shelf, and the carpet smelled like cat piss ( the list went on and on) It was horrible. After multiple emails, phone conversations and work orders all of my issues but two have been resolved since I moved in a month ago. And for that I m grateful.
My mail isn t being delivered because the address on my lease says Pembroke Pines, however after talking to Jennifer she explained sometimes you have to use another city Miramar or the post office gets confused.

I lived in the Montage (Modera) for about a year and it has been a great experience. The leasing agent that sign us up was great and informative. The grounds are well kept and so are the facilities. Also the other management team are great and helpful to your needs. Had we not found a home we would continue to rent there
Worst customer service, you call for hours and no one answers the phone. No parking spaces, Car gets towed even though you have your own designated space.
This place is horrible they never answer phones and their online portal is not accurate but they want to charge you more than what s even posted on there . Also they don t want to fix the gate after years . lazy they never work office staff always having a picnic not working!!

I have been a resident here since 2013, and City Center on 7th was my first experience in renting an apartment. I absolutely enjoy living on this property. They always maintain the up keep of the property, have different events on site for the residents and also have amazing friendly staff!! One in particular, Taneisha from the Resident Services Office. She is always so kind and helpful with anything I needed. I would definitely recommend City Center for your next rental.

The process to move in was fast, however, they did not give me all details and information on how to do certain things. Candice has been helping me with all the details, she is super nice and she is always there. I do have to say that a better walk through the process would be better, the first day I was point to things rather than shown, customer service should be present before, during, and after a sale. Regarding the property itself, it's really well kept. I see a lot of complaints here but we have to understand that sometimes people inside a community can make the place horrible. That's why there are rules! If there is trash around, you should understand that it is your responsibility to follow the rules on how waste is manage and do your part to keep it clean! I will suggest as well they give each apartment one designated parking spot, and then if you have more cars is first arrive, first serve. Because currently there is a parking problem and I've noticed some cars are sitting in the property for days without been moved! Meaning people have two or more cars taking a space someone else really needs. The biggest problem here that I can tell is parking but it's something that can be improve and I hope they do!

The amenities are always clean. The events that the leasing office organizes are very nice and thoughtful of their tenants; some examples are Food truck Fridays, wine Wednesdays and all the kid events. Madelyn Rosete is very professional and willing to help at all times.
Get a new lock if ur gonna live here because people can break into ur house

Horrible. Our apartment just got broken into today because the locks are not safe at all. Someone stoled from us And broke the door, I have called every number and left messages and no one has gotten back to us, now we have to stay awake all night in fear of someone coming in here again with an OPEN DOOR. No way I m staying here another year. There is zero security or a person from maintance on call.
I am so happy living here at this community. So much that I renewed my lease once again. Taneisha has been such an awesome part of our journey here. She is always so courteous and so knowledgable. She handles all the events for residents and make it fun to live here. Thank you for such an awesome experience.

I love my apartment but parking is a little difficult... overall this place is great , staff are very welcoming. Chris thank you for being so patience and kind during the process and whenever I needed any help.
Try to get a hold of the leasing office.. You never will unless you go personally. The constant smell of weed is ridiculous.. So I don't know why they do all these background/ security check bs cause it's obviously for nothing. If I wanted to live next to dope dealers or smell weed everyday I would live somewhere where the rent isn't almost $2000. The parking is so crazy.. No guest parking for one and if they park I. The gate the will be towed after 10pm. How dumb is that. Just last week there was a woman who barricaded her self and swat was everywhere.. Really ?! That's what I'm paying for?! This place will have anyone fooled! It's so unsafe I don't even walk my dog once it gets dark because I'm afraid of getting mugged.. There are so many "thugs" walking around here, smoking weed in public that I don't even invite people over my house! I'm way too embarrassed! Yet I pay the most rent out of my friends! Go figure! So please do yourself a favor don't move here!! It's totally a HOOD IN DISGUISE!!
