I bought a house from them in November of last yea...

I bought a house from them in November of last year. When it rains it floods my backyard which gets 4-6 inches of water. Today (10-20-17) it's made it's way to my back door and all around the house. I would have never bought the house had I have known that it's yard was going to flood every time it rains. The house was built in 2015 and that was one hell of a year for rain, so they had to have known it was prone to flooding. Any repair/warranty work that gets done is half assed. Or it takes forever to get done.

We purchased a model home in Kansas City in April of 2015 and moved in at the beginning of May. 4 Corners made the finalization and move in process easy and their employees have been nothing but helpful anytime we have contacted them with questions or issues. I highly recommend 4 Corners to my friends, family, and anyone else looking to buy and/or build.

4 corners used to build quality homes, but for some insane reason they brought in a new president that has ruined this company and made it impossible to enjoy the process of building a home. I am having to explore other options now for building our dream home because of this inept moron who's running things at 4 Corners now.

High class Home, high class mortgage, second rate ...

High class Home, high class mortgage, second rate materials and planning. Only bough it because I needed out of my previous house. Heating and air has been horrendous. Instead of proper ac units to accommodate the square footage in the upstairs and downstairs two units that did not meet the demands were installed. For example, needed 8 tons and they placed a 3 ton and five ton. However, after multiple companies coming to check the system all said it was the most portly placed system for this house. Needed two 4 ton units. Asked for them but builder would not replace them. Also, water damage to house prior to buying. They lied about it. Land was tiered , but floods constantly. Builder said they would do anything to sell the house. asked for upgrades and they agreed. Turned around and tried to charge for them after agreeing to include in purchase. Not a square room in the house. Nice layout but horrible craftsmanship. 4 (uneven)corners is not all that in my opinion. Even lied about a protected watershed behind the house. New it was a lie when they started to remove the trees and build on top of it.

Very Bad Business Ethics, stay away! Cookie-cutter...

Very Bad Business Ethics, stay away! Cookie-cutter houses built using very low quality substandard materials. The install quality is also quite obvious and lacking everywhere you look. They lie to you to get you to sign a contract and get your down payment. Don't have any dealings with these people. They use plastic street signs and wind banners to draw you into a model home. Then they go to work on you. You'll be sorry if you deal with people.

We built a new home from afar, moving 300+ miles to live in the house near our grandkids. There is a one year warrenty on the workmanship of the home and over this year we have found issues with flooring, caulking, cracked marble, cracked and discolored area of the concrete driveway (which they tell me they do NOT include concrete in their warrenty) door frames, baseboards, drainage in the yard, cracked mortar on the front porch columns, gouges out of the concrete porches, large bright orange pipe found near our fence and house when they finally put in a French drain in the front yard, the leveling of the property has been done poorly, with huge sink hole type areas running the length of pipes from the sprinkler system, the fence they put up with a gate has had to be corrected and the bottom so uneven that we had to put down some garden fencing on our own to keep our small dogs in, etc., etc. We have not experienced issues with the plumbing, but I know that they went through 3-4 in just the time this house was being built. They have fixed some after much ado, others I am still fighting as it has been a year and I am not replacing... excuse. They put a flooring down that wasn t expected by the trim people who put the baseboards down, instead of doing it right, they put quarter round down at baseboards to cover the gap, didn t finish the quarter round and most Of those ends weren t even painted...still fighting them. Would I recommend? Probably not, we paid just under a half a million dollars for this property and house build, we expected quality work. We are admittedly new comers to building, old hats at remodeling; but I expected better. In the year that we worked with them we had to work with 4 different customer service people and 4 different Superintendents for the area we built...you have to ask why there is so much turn over...

My home is located in The Ridge, in Edmond, OK. Everything was super easy with this builder compared to my prior experiences with builders like Steve Allen, Taylor Morrison, DR Horton, etc.; essentially I have built quite a few homes. Anyways, this was the easiest and smoothest process to date. The design center had zero pressure whatsoever, and I got everything that I wanted. The home is gorgeous and everything turned out incredible. As with all new homes, and I feel like people oftentimes forget this fact, there will always be an issue here and there. 4Corners has been nothing but completely responsive and has been on top of everything at a speed that I have never seen matched by prior builders (I still own my Steve Allen home, and 2.5 years later Im still waiting on things from my closing checklist to be fixed for example).
All in all, I highly recommend 4Corners as it has been a painless process with zero nonsense.

Very poor workmanship. Have to pay thousands of dollars to rip out the shower and have it redone because they didn't use cement board behind the tiles. They used regular drywall. On top of that, they also didn't seal the grout. So, water was seeping through the grout and soaking into the drywall. I have other complaints about quality (electrical included) but this is just one really good example of how they cut corners. Other people in our addition (territory Ridge) have had similar problems. I would definitely NOT recommend buying a home from four corners.

Gave one star cause we had to. We were concerned about drainage problems and erosion before purchasing our home. We were promised that it would get fixed before closing. On closing day it was not complete and again we were promised that it would get fixed and to not sign off on anything until it was. It took months of calling and finally they came and put a French drain in. It is not working and we contacted them again today and spoke to Stephanie with the warranty department. She said that the houses in Arbor Meadows addition were built on a natural spring, we would always have problems, our warranty is up and they are stepping away from the problem. She was rude and unhelpful. We bought a 300,000 home and expected our problem to be fixed as promised. It is nothing but a mud puddle holding water and attracting nats and mosquitoes. We are very disappointed. If your home sits in water for too long it can cause foundation issues as told to us by 4 corners. They will treat you like gold until they get your money.

Terrible, I have to give them two stars because the people they have paint and fix stuff are absolutely wonderful. However we paid a down payment of $38,000. We have lived in the house for a year and a half and they're still having to fix stuff. We threatened a lawyer and stuff still wasn't getting done. The owner Savannah is amazing and wonderful, so I have to give her some credit. Our pipes froze in the winter, our kitchen flooded twice, they were not ready to close the assigned move in date. I love the people and the owner and I DEFFINETLY RECOMEND THE PAINTERS. Truly professional and beautiful job. Whatever you do don't go with four corners.
Update: Water has been leaking down our wall since we first moved in causing thousands of dollars in damage. Due to the negligence of 4corners

Dusty, one of the owners, has proven to be the shadiest 'businessman" I have ever dealt with.
The headaches that I and many neighbors have endured due to his dishonesty, lack of integrity and irresponsibility have been difficult and completely unnecessary if Dusty had demanded quality and responsible service in his business. Neighborhoods are not being properly designed in regard to drainage and grading, thus creating massive, destructive, and costly damage to homeowners. Only under threat of lawsuit and DEQ fines has anything been done by 4corners to produce the neighborhood they advertise and sell to customers who believe the 4corners supposed design. Dusty and 4corners are not providing amenities per the OKC approved subdivision...OKC city departments usually don't have an answer to the many complaints....or won't because it's all a scam....
4corners doesn't deserve even one star.

We are shopping around to purchase a new home and ...

We are shopping around to purchase a new home and have been very pleased with the people we have met so far at 4corners. The field builder came to the sales offices and helped answer some questions we had about the post tension foundation cables as we weren t familiar with those type of slabs. The sales lady explained the process to us in easy to understand terms. We like the family type feeling you don t seem to ever get from most large builders
We are looking forward to being part of the 4corner family.

I am a lender here in Oklahoma City and have now financed the construction of numerous 4Corners houses. Part of my job during construction is to go out and inspect the progress and construction of the home being financed. 4Corners always seems to have great residential construction quality as well as amazing lots that the houses sit on. They are easy to work with from a business relationship perspective and appear to put significant time and energy into their houses and communities to make them a great place to live!

Great home plans to choose from, fun to pick your own style and lovely neighborhoods, but plan on overseeing everything they do if it is a custom build. If there are problems they will fix it, but only if you notice their mistake and only if you don t give up.

Update: they will fix it but only if you make sure you have emails to back up their word. If you don t have an email, they will claim they will fix things, but then another person will come back and say, show me the paperwork. So if you have something that needs to be fixed, get it IN WRITING. They will go back on their verbal words.
They don t try to do it right, they try to do it good enough. Disappointed overall with their business practices.

Another update: Stephanie in warranty has been the shining hope in our entire process! She has been helpful, kind, honest, respectful and seems to care about doing the right thing.

We love the house, but these guys are the biggest bunch of thieves you will ever come across. They tried to jack the price up on everything at the eleventh hour. It was so overt that we almost walked away. The warranty they offer is a crock. We ve submitted several claims online, as we were instructed to. We haven t ever heard from them. We have called them to follow up, we are given some excuse to shrug us off, promise they ll look into it, and we never hear from them again. We know other people who have used 4Corners and they ve had similar experiences. I would use someone else to build my house if I were to do it again, and I recommend anyone else do the same.

Boardwalk Floor Co. has not EVER installed wood floors for 4 Corners Homes or Mike herren of Quality Floor. I am more than certain 4 Corners has not built a home for Mike herren.

We are more than happy to discuss the opportunity to do business with 4 Corners or any of its customers for supreme service, satisfaction, and beautifully finished hand scraped or sanded solid wood flooring or engineered flooring.

We had a home built by 4 corners in the Ridge in 2...

We had a home built by 4 corners in the Ridge in 2015 and have encountered constant issues with their workmanship and have been embroiled in never ending battles to correct obvious errors by their subcontractors.

Just to name a few:

1. Under counter ice maker that was put in directly on top of dirt causing the appliance to fail and mice to infest the house.

2. A farmhouse sink and pot filler installed so incorrectly both had to be completely ripped out and redone.

3. Never flushing the well causing red dirt to run from every faucet and clogging the lines to the clothes washer, dish washer, and refrigerator.

4. All of that was nothing compared to the upstairs plumbing that was botched so badly that when the toilet backed up it sent gallons of black water 30 across the house to the HVAC drip pan meant to only handle condensation. The overflow resulted in a complete flooding of our living room/master bedroom ceiling, wall, and carpet causing thousands of dollars in damages. While company representatives admit it was incorrect from day one, they refuse to pay a dime of reimbursement because this ticking time bomb didn t go off during the warranty period.

In short, we been told it s the subcontractors responsibility and not 4 corners and we need to deal directly with them. As you can imagine we haven t had much luck beyond it hearing it s the other guys fault. I naively assumed that since I was buying the home from 4 corners they were actually responsible for the construction.

So buyer please beware that you are dealing with a company that has shown us zero accountability. They will not stand behind their work (because it s the contractors fault not 4 corners.) They will gladly take your money for the sale, but you re on your own for any defects no matter how blatant and costly.

We thought this would be our forever dream home, but sadly it has turned into an absolute nightmare.

As we looked to buy our 1st new home we actively looked at houses by several home builders. When we met the staff at 4 Corners we immediately felt comfortable with the whole experience. They we honest and very helpful through the entire process. The helpful nature of the design team made what seemed like an overwhelming exercise very easy. Once the home was complete the transition to moving in and closing was seamless. We had a few minor things that were fixing within days and their general foreman was incredibly responsive.
Overall, we would recommend building and buying a home with 4 corners to anyone interested in a quality product coupled with a great team of professionals

If u purchase in Asheville ask about crime rate. Several Cars, sheds have been broken into and trailers stolen from driveways in last yr. Happening in middle of night. Bought a home from 4 corners and have lived here just over 20 months. It would be easy to bash this company but instead I am going to tell you just facts. If you do think about buying a home from 4Cornershomes please do your research and don't fall into the appearance of the staged homes trap. If you want to get it straight don't be afraid to knock on some doors and ask people that are living in the community about the homes. Now for the facts: Ashley (salesperson) is wonderful and probably the best thing this company has to offer. Most others are nice until they close and then trying to get a quick response, especially from warranty is challenging. The homes look nice on the outside and they offer good amenities. The home buying process was easy as was the financing portion. After we moved in the concrete had a black webbing look on it and I was told it would go away in time, it has been almost 2 years and it's still there. After pouring the concrete one of the contractors rolled a dolly and walked over the wet concrete leaving imprints on the patio. 4corners did pay for staining but the imprints can still be seen. Also, the front patio had black marks all over it and I stained it myself ($500). Be sure to document everything you add and don't rely on the designer to keep track (yes they are supposed to). They forgot my dining room crown molding, rocker switches, flourescent lights in garage, rain shower head in MB. They said they would fix but the prices had doubled and triples on the rocker switches and the closing would be delayed. They did put in the rain shower head because it was on the list they had. Problems after I moved in: Added a shed when purchased and the electric went out after 14 months (cost $700). Stone on the fireplace and outside corners fell off (see pictures). It took them over a month to fix the fireplace and two hours after they fixed, the stone fell off again. 5 months later I am replacing the stone as it has fallen off for a third time and the people installing said there was no back webbing for the concrete to bind to and they just tried to put it onto the drywall. they also said the concrete wasn't mixed properly. Same with outside corners, I am having it redone now (cost $1,750). The drainage is a nightmare, they kept saying they were going to fix the flooding in the backyard and after 3 attempts just made it worse (I fixed myself, cost ($3,000)). drains good now, why couldn't they have done this? Drainage in front of my house is a disaster, the pics you see is what it looks like 365 days a year and 4Corners has stated it is not their problem. And now they say there is a underground spring under my property (why wasn't this disclosed, hard to believe they didn't know with all the digging and construction going on). After a heavy rain my dining room was flooded (dormers weren't sealed properly). they did come out right away and fix this issue, even after the 1 year warranty, no problems since. Now for the latest: air was not coming out of my vents in the back part of the house. I called a heating company and they came out thinking it just needed adjusting but turns out all of my duct work had fallen and was kinked preventing air flow (cost: $600). The company that fixed it said it wasn't installed right and 2 vents weren't even hooked to ducts. This should not be happening to a house that is under 2 years old. So far, repair costs of things that shouldn't need repaired have cost me close to $8,000. The houses might be nice to look at but the poor workmanship by the subpar contractors are poor at best. Every time someone comes out to work on something they tell me it wasn't installed properly or the materials used were poor quality. Buy at your own risk and do the research, and if you do buy from 4 corners, constantly check on your house while it is being build (daily basis).

All the previous 1 star comments are pretty much spot on. There is NO WAY 4 corners is a 5 star builder. Cheap materials, poor workmanship, no attention to detail and awful drainage. 4 Corners makes every excuse in the book and puts minimum effort toward their craftsmanship. No accountability or pride in their work. If you are thinking of buying a home from 4 Corners, buy an RV instead. However, If you do like muddy yards and constant projects then 4 Corners is the builder for you!

After having lived in a 4Corners home for a couple...

After having lived in a 4Corners home for a couple of years now, I can say I am disappointed because of the poor quality of their work. We had several light fixtures fall off the ceilings, doors coming loose, walls detaching from the foundation, and cabinetry problems. Just all around bad work. I've lived in 2 Ideal Homes before, and the quality of their construction is vastly superior.

Buying a home is such a large investment. Please stay away from this company.

Nice layouts, but these homes our very inefficient. Hot and cold spots throughout the house. Huge energy bills. Pipes are freezing in the upstairs bathroom, and I wouldn t expect that with a new home. The quality is not here with this builder. Would not buy another 4 Corner home again for this reason.

Great company when dealing with sales, but once they take the money then it changes significantly. House slightly over a year old and have ceiling leak, grout coming loose in kitchen, issues with plumbing. Outside trim already needs painting due to such a light coat. List goes on and on.

I am a commercial lender for a local bank that has a great and long relationship with 4 Corners. I personally work with numerous employees as well as the owners of the company and they have never been anything but kind and helpful. I also have experience on the personal side as my personal home is a 4 Corners home. My family loves our home and we have never had any issues with the quality. I have referred friends and will continue to refer anyone to 4 Corners for their new home construction.

Bought a new build in Choctaw Oklahoma. Seems like repair guys have been out at least once a week since closing in April. Ceiling leaking in the kitchen, cutting holes in the bedroom walls to repair plumbing leaks, all of the ceiling fans are loose because of cheesy electric box install, nasty sod full of weeds installed, and the list goes on. If we hadn't been pressed for time we would have kept on looking. But the homes look good on the surface. Just the quality that is cheap.

It's been 2 years since I originally closed on our home and the problems still continue. We've had a water line inside the wall that was placed against the exterior wall with no insulation covering it. That line then got hit with a nail from the outside and has been dripping inside the wall cavity for 2 years! What a mess. If the builder had placed the line in the proper location and anchored it in place I wouldn't be in this position. These guys don't do quality control checks on their contractors. Just terribly shoddy work!

Worst experience of my life buying anything wish I would have done more research on these guys I can t believe they get away with the stuff they do. I used my VA loan I thought the VA had more stringent building standards but they ll loan money on anything apparently. Anyway you live and learn don t make the same mistake I did ! I live in Hunters bluff addition in Newalla .

we love our new 4corners home! the building process was smooth and enjoyable. mollie did an excellent job in the beginning making sure we found the perfect lot and floor plan to meet our needs. ashley and the customer care team provided wonderful customer service, were very responsive to questions (& was so patient with all my questions:) ) zand made the process fun. nate, our superintendent, worked incredibly hard paying attention to detail, always following through with communication and making sure everything was done correctly. thank you 4corners!

Stay away from this builder! We bought a spec home...

Stay away from this builder! We bought a spec home from them a few years ago and within 5 years we have a FAILING FOUNDATION! The brick veneer from one entire wall of our house is at risk of delamination due to failure of the stem wall (the soffit is the only thing preventing it from complete collapse) and another wall is slowly creeping away from the house. We have no less than 10 different large cracks in the brick veneer -which are NOT covered under the 10-year warranty. They do not perform proper soil analysis (if any) and do not build strong enough for Oklahoma's clay soil. We've had issues with leaking plumbing (master bathtub), low water pressure (they cut corners on the size of well pump), and CONSTANT issues with HVAC. In the summer half our house is way too hot and the other half is too cool. Our system struggles to keep up on most day due to large gaps in the insulation between the 1st and 2nd floors. They didn't put a drain line on the pan underneath the HVAC air-handler and it flooded our master bedroom. Our cooktop vent fan doesn't vent outside (who does that?!?) and we are constantly having to reattach the cedar accent siding. We also found out, through one of our neighbors, that they force their employees to post positive reviews online to improve their overall score! A quality and honest company wouldn't have to do that. They may look nice from afar but trust me, these houses are far from nice. You'll pay for it in the end. See photos to show how bad their construction really is.

When we signed our Contract with 4corners they told us 150 days with weather delays built in. We explained that time was of the essence before we signed amd they assured us it would be done on time. Then they wasted a month without starting construction. Followed by them building part of the house wrong, tried not to fix it, and then after they fixed it they tried to sneak the cost of the rework into the price of the house. A portion of their employees then quit working for them and Now that we have sold our home in kansas they dropped a bomb on us and extended our closing date by two weeks leaving my family without a place to go. 4Corners has made their internal company problems my problem and its costing me a lot of money.

After buying a 4corners home I can say - first hand - that you definitely should avoid this builder. I have come to know the staff of this company and found that the owner makes the staff members write 5-star reviews to boost its rating and bury negative reviews in older history - and this unethical behavior is just the tip of the iceberg. Quality of the homes awful. They use the cheapest possible materials, have very poor quality control, inadequate sub contractors and do very little to remedy issues. For example, the HVAC systems have a difficult time keeping up in summer months and create warm and cold spots throughout the house due to poor design and little or no engineering assessment (In my house three different rooms can differ in temp by as much as 10 degrees from each other depending on the weather outside.) The roofs in my neighborhood often leak and have many issues in winter months with ice buildup and water penetration. In my house, corner-cutting can be found in the stove hood vent (vents to inside the house with no filter), siding (constantly falling off), lack of vapor barrier underneath cedar plank siding, settling foundation on one corner (4 so far, still going), and issues with our plumbing system. Aside from terrible quality homes the customer experience is poor. As of this writing they still control the HOA and have shown no interest in attending to concerns of the neighborhood. Construction traffic has caused significant damage to our streets, little of which they repaired. They have mismanaged the maintenance of the pool (cleaning, draining, chemical monitoring) so badly that it s been shut by the health inspector several times and have caused significant unnecessary costs for maintenance. They will also fight you on warranty issues. The HOA fees are not paid through any kind of payment system (they require hand-written checks via mail, without invoices) and charge a ridiculous cost for any kind of upgrades. I could write a book with all the things that they do wrong (with proof and substantial detail) but you get the point. Do yourself a favor and AVAOID THIS COMPANY AT ALL COSTS. Their interest is clearly limited to the owners profit and not to quality homes.

I helped my daughter build and purchase her first home with 4 Corners. The process after signing the contract was anything but pleasant. Our sales agent was friendly however as soon as my check was cashed... everything changed. My daughter and myself had the most difficult time getting our phone calls and emails returned... we are talking over 2 weeks on average without responses. In order to get a response from this company you literally have to scream and threaten. There are several issues with the home that 4 corners promised my daughter they would fix AFTER closing and without surprise... they now refuse to. They blame everything on their tradesmen. After visiting with neighbors in the community, this is how it has been for a few years now. One of the neighbors advised that 4 corners has employees post 5 star reviews "to bury the honest reviews from actual home buyers." Please Please Please seek other builders if you expect communication, honesty and a quality home.

I built my dream home in the ridge and couldn t be...

I built my dream home in the ridge and couldn t be happier with my choice. Not only did I go from a tiny city lot to a whole acre. I also got my dream kitchen with a real vented wood hood and a huge walk in shower in the master bathroom. I had shopped for over a year for the perfect neighborhood and this one has it all. Pool, basketball courts, trees, creeks, other beautiful homes to look at, fun neighbors and beautiful sunsets. What more could you ask for? The building process was so surprisingly easy! I had the options for my entire house picked out in just a couple hours. I was very impressed to see during construction that my foundation was post-tension and the framing wasn t done with with sub par lumber. All the studs were solid. None of that finger jointed studs you see those cheap builders use. The overall quality of my house is awesome and I feel like I got my money s worth and then some. You shop around and I bet you won t find a better deal then 4Corners Homes. Thank you for making my dream home a reality!

Any five star review is laughable at best. Of the 38 five stars I've seen, 26 of them are current or former employees encouraged to give high reviews, spouses or girlfriends of current employees, or vendors/bankers who hope to stay in the company's good graces. THERE ARE REVIEWS FROM PEOPLE WHO HAVE NEVER BUILT A 4CORNERS HOME THAT SAY THEY LOVE THEIR HOME. The best way to find out is to drive neighborhoods and talk to current homeowners. From personal experience, they sacrifice the quality of a home, the experience of the customer, and the hours of work put in by employees to save money for upper management. Poorly run, ESPECIALLY with the new management. They do not respect or value their employees and will do everything to get buyers through a door to write a contract, and then could not care less what happens after that. PLEASE do your due diligence when looking to purchase your forever home from this company or any of its related companies including Craft Homes.

They have a great team. The whole team; from the real estate agent to the administration, to the warranty team to the project manager. They are very knowledgeable about what they are doing. This made the home buying process very easy. If I were to buy another home, I would definitely use this company again. They have great craftsmanship and stand by their product. They have by far exceeded my expectations of buying a new home.

We built our home in Woodland Farms. Any issue inside our home were resolved. However, the development of the land was so poor that we are now watching our home slowly slip away into a ravine. Our neighbors now have a tunnel beneath their driveway caused by the erosion of the land. We paid over $3000 for a sprinkler system that is now exposed and broken. Both ourselves and our neighbors have made countless attempts and requests to the builder and developer to rectify the situation. Their single attempt was to pour a pile of rocks between the homes. This has now caused the erosion to increase and every rain we loose more and more of our yard. Both of our families have small children that can no longer play in our yard as the ravine and surrounding areas collapse if you walk near it. Our own yard is no longer a safe place to play and enjoy. Please do something to permanently resolve this situation!

We would NOT ever recommend this builder to anyone. It has been a struggle from the beginning. Every problem we had from the beginning was always deflected and it was never their fault. Everything was an upgrade, and of course the cost kept going up. We ve been in the home for a little over a year and we ve had to clean our yard, which was left like a dump site of nails and bricks. To this day we still find them all over. We had a sink hole from the beginning by our septic tank, flower bed and driveway. They said it was erosion so they d only fill it once and only by the septic. Then we had a leaky roof in four different spots of the him ouse. Then, down our bedroom wall wich caused a mess to the wall and carpet and under the carpet. They did come out and fix the issues but at their time. And they just send out who ever is available not certified. Every day we find something wrong with the quality of the house. This has definitely not been our idea of the dream home we ve been dreaming of for our family!

Our home has been fine, built in Choctaw in 2012. A common theme here is the terrible service and communication after the sale, especially from their HOA arm, Block One. They are extremely non-responsive in the fact that they won t answer the phone, and when a message is left, no call back. This is especially true with an employee named Luke Rountree. The communication and follow through on needed action items is just atrocious.

We've been living in this house only 3 years and our furnace has already failed and our roof is leaking. Something of course 4Corners won't fix. Never building with them again. They also rebranded and are now called NU Homes

Just closed on this property(in landrun) 4 days ago, not moved in yet and already have a list of things that need to be done. We built with plans to stay in the home for about 6 yrs so we upgraded some items in the house. Added about $80,000 in upgrades but everytime I walk in the house it just feels cheap. The craftsmanship is sub-par and you can tell that a lot of the contractors that 4 corners used, at least on our house, are either inexperienced or they just do not care. Overall we are very disappointed and if I could go back in time I would never have entered an agreement with this company. I can in no good conscience recommend anyone that I know to build with 4 corners. Do your research before you choose a builder!!

Buy from anyone else. Workmanship issues. Warranty issues. Refused to repair items correctly or at all. Some of their workers want to fix things correctly but they wouldn't let them. Other workers no show. The one guy that helped out got fired. Shop anywhere else folks.

From the beginning of our meeting with Rick and his staff everything has exceeded our expectations. Everyone was more than willing to go above and beyond to help any way they could. There was a large selection of options at the design meeting for picking out the paint colors, tile, carpet, and other desired upgrades. We have lived in plenty of homes and this will be the one our children grow up in. My wife and I could not be more satisfied with our new amazing home here in north Kansas City.

We had a house built in 2013. They were so nice and helpful until they got your money. Promises were made in the beginning and then when we closed on the house we were told we never promised that or that we had misunderstood. To this day we have had so many problems especially with drainage and clean up work that is NOT getting done. Houses are not good quality houses. I say stay away from 4 corners and if you do buy from them get EVERYTHING in writing even if it is a small detail.

4 Corners Homes built a new home perfectly fit for our family. This is our first brand new home and deciding on where to build and what floor plan was a big decision. Where to build was a little easier than picking the floor plan so this is where the sales executive stepped up and made it simple. Once we identified what aspects of a home were most important to us and those that were deal breakers, she presented several plans that checked most of the boxes on our list. From selecting a floor plan to our design gallery appointment to closing, we could not be happier with the entire build process.

Company does not respond to warranty work, very disappointing. Buyer beware. We send numerous emails, phone calls and letters and get excuses several months later. After we moved in we re heard from numerous neighbors with the same complaints. Before buying knock on doors of previous buyers and hear the truth, a home in an important investment and you need to have trust in your builder otherwise they can promise you the moon but don t expect it.

We bought a home w/ 4Corners 2 years ago. As with ALL homes, you will have things that need to be fixed before/after you move in. We had a weird water issue with our home that kept popping up and we could not figure out how it was happening. The builder did not stop until we figured out what it was that was causing it. It took many people to figure out the issue and hours and hours of research as well as months of trial and error. They could've put a band-aid on the problem and hope that we didn't find it until years down the road and long after the warranty had expired, but they didn't. They did right on the problem and left a very positive impression on my family.

If I could leave a lower rating, I absolutely would. We built a home through 4corners and closed on March 23rd, 2018. Through the build process getting in touch with anyone was nearly impossible. They would tell us they'd get back to us with an answer on something by a specific date, and we'd be fighting to reach someone for that answer 2 weeks later. Thank goodness for our realtor for pestering them until we could get a response.

The real issue is their aftercare. We have had several warranty issues arise. The main issue for us, being that the 7000 as ft of sod we paid for was laid, never watered despite us paying 4corners to install a sprinkler system, and dead before we even moved in. When we contacted 4corners about this issue shortly after we moved in we were told they would reach out to the sod company and they would be in touch with us. Like usual, we never heard back. I reached out again and recieved the same response. Again, they never got back to us. My third email went unanswered. That was in June 2018. Now, in February 2019 they claim that the sod is not warrantied, despite the fact that we paid for it, and their negligence created this problem. Regardless of the fact that we were told it would be fixed last year.

Please, if you are purchasing or building a home, be selective and choose a reputable, responsible builder who stands by their word. I wish we would have researched more and gone with a company who values their clients.

We recently bought a home from 4Corners in KCMO and have had some issues. Some things were taken care of quickly and professionally more or less the things we noticed right after moving in, but then there are things that took a while or have yet to be taken care of at all. Our back yard was a big issue but did get resolved. I've noticed cabinets painted poorly (runs and some places not painted at all). The house was not cleaned very well when we moved in. Lots of grout on top of paint in the bathrooms. All in all we do love our house! Pay close attention when doing your walk through and everything should be ok.

We purchased a home in The Ridge (N Edmond). The price of our "plan" went up by over $15,000 a month after looking. We were told we would need to sign a contract to lock in a price - we stated we wanted to wait, and then the price went up. Most concerning, the price went up, but the included features went away. We demanded items be included (and won on that front) due to the ridiculous increase in price (it was blamed on "material" price increase... what a joke). The process started (and finished) roughly, with a number of issues and items that were incorrect. I don't have enough space to set forth each and every issue... they are that numerous. These items were pointed out on numerous occasions, but went ignored until about the 5th time they were pointed out and corrections were demanded. Once we were provided with a new contact, and new foreman (the other was fired half way through) the items did get corrected (thanks, Amy and Ryan), but it took way too much baby sitting with the original people. There is no work ethic in the homes, only quick crews paid the least amount of money possible to "get it done." We checked out the home at one point only to see four letter words written on drywall where mirrors were to be placed... high class crews there. At one point we were accused by the electrician that we were changing layouts of electrical... we never met with any electrician for electrical, and never moved any cookie cutter layout of electrical. Goes to show the types of crews this builder uses... cheaper the better. I can not and would not recommend this builder, as they look to cut corners and nickel and dime people along the way. Home did not appraise, and a number of issues are being found after closing, including a brand new microwave that does not work (had to have GE come out and repair), mortar that breaks apart when touched on the mantle, water that takes 5 minutes to get hot, and so on. Those are items just noticed 2 days into the home. We will see how the warranty goes, as well as the other issues that will show up. I can understand why the landowners around the neighborhood are angry with the builder, and will personally recommend they continue to hold out from working with him. Neighborhood is great... unfortunately the builder you must use is not. Q5 homes is owned by same.. so avoid Q5 and 4 Corners. With that said, I will add that Ryan, the new foreman, has made every attempt to fix everything, as did Amy. My impression is upper management and ownership is the problem - cheap, cheap and more cheap. In summary, the home just does not feel to have the quality it should for the price paid. Not even close.

UPDATE: Frozen pipes in a brand new home... pipes that are NOT located on an exterior wall. Come to find out, after talking to a number of neighbors, this is a problem in a number of homes built by 4 Corners, both new homes and homes built in the past few years. Also discovered the "pre-wired" security system is not accurate at all. Had 2 security companies tell me the "pre-wiring" was the worst they had seen and could not use the wiring as done. Instead of being able to use the in-door sensors (in the doors that actually had them "pre-installed" - 2 doors did not) I was required to add additional sensors on the door in order to have a proper security system. Additionally, I discovered the upgraded mantle that we paid for is full of dents, scratches and cuts all over the top. The reason why? Because the brick fireplace was not installed properly (after arguing for months, 4 Corners finally agreed) and the mason had to remove bricks. He obviously left the mantle up as he ripped out brick and let it fall all over the top of the mantle. Rather than fix the mantle, it appears to have had a sharpie or something else applied in an attempt to cover up the damage.
I'll continue to update as we go... we are 16 days in the home at this point.
