1st Choice's property management team has been excellent to work with. They manage six single-family homes for me, they're quick to respond, and they take the time needed to explain any issues and options. They also have great standards for the conditions of the houses that they manage in order to attract and rent to quality tenants. I've already recommended them to others and will definitely continue to!
DO NOT RENT FROM 1ST CHOICE! The houses they rent are run down and when you move out they try to charge you for repairs that should have been done before you even moved in. When I rented a house from here they had inspection after inspection with strangers being allowed in and out of my house. Shouldn't inspections be done before people are allowed to move in? The house was a total mess upon move in. Garbage in the basement, trashed floors and appliances, the list goes on and on and when I attempted to contact the office about appliances not working they never got back with me. Read the other reviews and avoid 1st choice like the plague.
Terribly incompetent. I would never use them. They were a waste of money and never managed to rent a property for me. Also rude, unorganized, unprofessional. I had to contact a lawyer.
1st Choice has managed my home for 3 years. They are professional, prompt and do what they say they will do. I am confident that they treat clients with the same respect they show me.
I'm extremely happy overall with 1st Choice Real Estate as a property manager. The online tenant portal is extremely convenient for renters. Brian always pre-schedules seasonal inspections to be sure everything is great thoughout the year for you, he is always courteous upon entry, and goes above and beyond to take care of any and all property issues quickly. Jill is a very caring and compassionate property manager. If something comes up, she will always work hard to help you. Professionalism and courtesy are a rare mix in the rental world! I highly recommend their services to any prospective tenant or property owner looking for exceptional property management.

Never fixed things till i threatened to not pay rent, my air was broken for 8 months before they finally fixed it, the place i lived in was hell after i moved in, good idea to write every little thing down when you move in with this company and keep a copy for yourself, in my case since they barely fixed things they tried saying i broke it and would charge me when i moved out so i showed them my list and they back away.(they charge alot too)
And they charged me a cleaning fee for a place that was NOT clean, and when i called to complain i get by CJ" um we did clean your place, and ur not getting ur fee back, as we did clean it" then why is their stains on the floor that i got up myself and dust and bugs all around
The place wouldn't have pass a white glove inspection.
Also their maintenance people are not very bright either
The shed was full of belonging and trash, they waited 3 months to finally call me and say oh we will take care of it, i already did sent everything to be donated
Beware they use old pictures to sell their rentals. My last few weeks their they already had the place up for rent, and the pictures were the same as when we moved in the year before and how i know because we had a new patio door put in and that wasnt in the new rental photos

The leasing early termination policy is unfair and damaging to the tenant: you ll have to pay a half-rent fee PLUS still pay for EVERY rent and bill until the end of your lease or until they find another tenant. We spoke to Bailey and she was very unhelpful. She said she d reply to the bad review we said we d leave because we were unhappy with their policy. We don t want help later, we need it now. Avoid First Choice Real estate at all costs.
Seems like a giant scam to me. There's a bunch of "nonrefundable fees" you have to pay. Like a $250 fee to hold my application spot? And I don't get that back? What? I wonder how much money they've scammed out of people.
We recently moved out of our home of three years that was managed by 1st choice real estate. Our broker was Jill Powell. Over the past three years we had our good and bad times financially. Jill was always willing to work with us. They got us into the house very quickly and were always prompt and thorough with their response to maintenance requests. From all of the interactions we had with Jill and Brian (head of maintenance) we really felt that they cared about our well being in that home. We would most definitely rent a home from 1st choice again and highly recommend them to manage your property.
Really awful experience working with them. I was given a time frame to view the house, so I set an appointment for the time frame. I was told that I couldn t have that time frame because of a lack of communication from them to me, so I reschedule. When I rescheduled and set a time for us to meet the next day without warning Janette, whom I was working with, started changing times and never mentioned it to me, I was only receiving confirmation of appointments for times I had never set. I proceed to text back the confirmation text and deny the appointments for times I hadn t set, and tell Janette that I made an appointment at 5, so I was showing up at 5. Janette tells me she s scheduled another appointment over my appointment, and this obviously took precedent over mine, so she bailed, and no one to meet me to show me the house.
Once I get there with my boyfriend, the person she picked to show me the house was very, very, very rude to us. She stood in a corner instead of walking us through the house. The house wasn t actually prepared to show, so she just told us to look passed the mess that the current tenants left. Angela didn t have answers to our questions, and she really didn t show any interest in making a sale. It s safe to say, with as many properties that 1st Choice Real Estate has I will not be renting, or buying, from them ever. Worst experience looking for a house this far.
As a potential tenant reading your reviews, it's odd that all your reviews that are 1 star have more likes versus the 5 star reviews that have none....I can already tell you guys do shady business. All the 1 star reviews sound about the same to me, which tells me to stay far away from your company.
I have been living in a building managed by 1st Choice Real Estate since June 2019. The level of professionalism from everyone is exceptional. Totally above and beyond. The personable staff, attention to detail and very quick responses to requests is more than I've ever experienced in any place ive lived. EVER! The maintenance staff are top notch and I look forward to my continued tenancy.
1st choice is the best rental experience I've had so far. (Even when it came to applying I had immediate responses and never even heard back from most of the places I contacted) The owner Jill is very personable and showed me the house initially and has been available to answer my questions along with her staff. They have been accommodating to all of my requests. If you communicate any issues you may have they will surely fix them- which is why I'm confused as to why the other reviewer had something negative to say. I would definitely recommend renting from first choice and hope to again as long as I stay in the Lansing area! I also absolutely love the property I am renting, great location with a reasonable price.
Maintenance maybe quick but it will cost. Everything will cost even if you have nothing to do they will.charge you stay away I'm not the first to say it...lol
I wish i didnt even have to give 1 star. There are animals living in the walls that they dont care about and a lot of other things that go unfixed or you get a fee when they do fix things in their house.
Owners, avoid this company. They neglected our property, allowed tenants to damage it. We paid 2,500 in repairs that were never done.

Shockingly incompetent brokers. They truly can't even get your email address correct. The only consistent thing about them is that they nearly always leave lights on and doors unlocked in apartments that they show. 2 apartments, both vacant for 4 months. I hired them to make life easier and instead ended up babysitting them and the apartments they leave unocked with the the lights on, on the very rare occasion that they actually show them. DO NOT PUT YOUR TRUST IN THESE PEOPLE. 4+ months, nothing rented, and out $900 for nothing.
I never even went inside the house!!! The picture they had, had to be like 10 or 15 years old because that house looked so nice. It had good siding, new carpet well manicured yard and all around a really nice place. The house we went to was dilapidated. Chunks of siding was missing paint, the front door paint was peeling off and what was left of the grass was patches and more weeds then grass. It did say that it wasn t ready until 3/15 but never said anything about the tenants being there while we looked at the place. We showed up about 15 minutes early and watched one of the tenants hide a bad of dog food in his trunk too, so I m sure they weren t allowed to have the dog there.
They have been amazing to us! Brian with maintenance and service is fantastic!
I had a request for a major addition to the property i rented. Maintenance staff and the owner were very reasonable and we got a successful resolution in a very short amount of time. I have no complaints and am happy with how things are going.
1st Choice takes really great care of their tenants and their properties! Staff is very responsive, professional, friendly and maintenance is quick to respond. It is very easy to work with them and they provide a tenant portal for requests, rent etc.. I highly recommend 1st Choice Real Estate if you are looking for a property management company that is locally owned and run by real people with compassion for their tenants. And they can also help you if you are considering purchasing a home. Brad was an amazing realtor to work with.
Great until you want to move then they will do everything they can to try and take your deposit and also put additional charges for things such as re-keying locks that's mandatory when a tenant moves out anyways
Weve been in the house for about a week now. The process to get into the house was very easy. Everyone communicated great with us. Bailey was wonderful answering questions via emails.
We had 2 maintenance issues upon moving in. Brian has been awesome. Saturday night one of the drain pipes flooded. Within 2 hours he had someone call us to see if we wanted them to come out that night (10 pm at this point) or schedule it for whenever we wanted. This was the fastest Ive ever had a maint. Request be filled in any rental or apartment Ive ever lived in.
This company is very dependable. They have been quick to respond to maintenance requests, and have solved everything I've asked of them. I highly recommend using 1st Choice Real Estate for all your real estate needs.

I moved into one of their homes because I needed to move out of the house I lived in urgently and it was easy to get in but I did have the same job for over 2 years and made enough money plus I lived in my previous house for 4 years but throughout my year and a half In the house I rented from first choice they lied and scammed me out of a lot of money which ruined Christmas for me and my children last year and just made life really hard for me. They made the house look nice when I moved in but I surely realized how cheaply everything was done which would mean it would need to be fixed soon and they would charge you for every little thing that wouldn t normally be your responsibility and overcharge like 5 times the normal cost. They are scammers and they will get you for every dollar you have if u let them. Take pictures and videos of everything if you move into one of there homes and they will get on here and act like I m lying but I have proof to back up everything I m saying so good luck to you if u rent one of their properties

I spent two weeks trying get ahold of someone about a listing I was interested in. I sent multiple messages and emails to them. Also left phone calls, filled out there application after someone finally got back to me almost 3 weeks later for them to tell me they wouldn't show me the house i wanted. Due to them they basesing all it off of my income alone and not my fiances income to. I will never recommend going threw them. I could not be angrier about waisting almost 3 weeks just to try to look at one house!
Our family dealt with mice infestation in the Eastfield Townhomes for 2 years!!!! As young black people, they feel that they can get over on you and treat you like scum!! Making us feel like we couldn t afford their properties, but why pay when you have mice running in and out like they pay rent too! They could care less about their tenants!! Take pictures and screenshot every conversation, because it will help you in court as it will for me!! Beware renting from these people! The staff and their homes are not as they make them seem online!
We went to see a house and the entire time the realtor acted like he had something better to do, he acted like a real see you next Tuesday.
If I could give a negative 100 I would! The company will take your money, and not do repairs! I lived in a house with black mold for two yrs! The bathroom had mushrooms growing out of the wall and under through to the living room carpet! The only reason they started fixing things were because during a showing for new tenants the broker saw it and turned the info and pictures into the code inspector! I put in many reports for repairs, the days the repair guy was to come he never showed up nor did he call to reschedule! When I first moved in the kitchen stove was so full of mice feces and grease it took seven cans of easy off to clean it! Not to mention the fridge! Then when I moved in and out I did the check in list, and moved out put it on the kitchen counter... Jill said it was missing and charged me for it! Not to mention charged me for a inspirational sticker the size of my hand to be removed (25.00). Plus each fire detector were in the rooms or on the kitchen counter! With new batteries! Yet, I got charged for those missing? 25.00 each!!! The carpet was cleaned, no damaged to screens and kitchen stove trays, garbage was to be picked up that following Monday and bulk pickup that Wednesday which I paid for! Yet because the stuff was put on curb, they charged me to remove it? Everything down to meridian township said I didn t owe anything on my utilities yet they somehow want to me pay for June the month I wasn t there! My advice.... NEVER rent from them! If you do, take pictures of every single thing wrong and keep them! Plus have proof on everything! Ever text, email, everything! I lived at 3248 Biber Street. East Lansing through them... paid 775.00 a month... they raised it to 899.00.. you pay everything, and have to mow grass and snow removal! They will keep your security deposits over everything!! Never ever trust them! Plus the owner/broker Jill. She will send you email after email after email instead of calling you and talking! She s horrible!!
The company goes out of their way to accommodate their tenants. Maintenance requests are handled very quickly, and effectively. I also appreciate the fact that there is no additional charge to pay rent online.Reasonable rent considering the size of the properties as well. They are very quick to respond to emails.
