My name is Lorenzo Hooper I just moved in last week, my apartment was not cleaned. Inspection was not done, to have to move in on the 17th of a month that I already paid rent for and was not prorated is crazy by itself. I had emailed my leasing consultant (Keana) repeatedly to try and get an understanding of this and she literally ignored me after i signed until move in day. It was hard to reach her to even sign the lease which was Outrages. For the apartment to not be inspected and cleared for move in is unheard of. Not to mention the roaches in the kitchen and cable in bedroom not working. I have had several issues maintenance has had to come to my apartment 3 times in one week. Today was the last straw I have parking in my lease, so I come out to my car 10 minutes ago and I have a boot, the man from LAZ not comprehending that I actually live here and that he needs to take the boot off because I have paid for parking in my lease. He was asking for $150 that I don t have...I m a college student I don t have money to spare like that. I called the security desk (because he was not at his post) ......to explain to try and get a resolution and he laughed in my face. I m greatly upset about this and am going to seek lease termination and my money back. So, in the end I ended up staying, I did not have the money to move at that time. They charged me 75$ a month after leaving saying I did not clean. I have vacuumed, bleached bathroom, and thoroughly cleaned my room and bathroom. I had to pay the money because they sent it to a collection s agency so fast. I am reporting them to the housing association and other agencies because this is not right. I paid 1200 dollars to live in a run-down apartment, no one even cleaned the place before I came in to live. The apartment had like 6 roaches running the day of move in in the kitchen. I even woke up to one on my arm. This living environment is just not up to the standard of the rent they are trying to charge. Not to mention the missing security and broken front door. MANY homeless live in the stairwells. Then my car was even broken into, my $800 camera stolen but the homeless men that stay in the stairs well. The gate that encloses it sometimes just stays open, there were so many security risks. The door leading to the elevator to the apartments was ALWAYS broken so really anyone could enter when they liked. not to mention the $75 they made me pay after I left after I extensively cleaned. I even left roach motels behind that I payed for. I told management about the roaches and they said they sprayed a while back up stairs but they keep traveling up and down stairs. over the years.

There was not enough space for me to give a full review. I just hope they don t charge me for damages done before I arrived. I will update later if they do

There was no pre-inspection of the apartment. When I moved in, the lady looked embarrassed to hand me the keys to the room. I live in a 4bed/2bath apartment, but when I moved in the tenants on the opposite side had bloody flossers on the sink right next to my room. The bathroom sink was also clogged, which I had to unclog myself. The bathroom is ridden with mold, from the floors to the corners of the tub, to the walls. The water from the toilet has metals in it that will cause it to turn black if not cleaned regularly. I originally thought that the toilet was left Unflushed and Uncleaned when I moved in.

You are paired with random people, which is probably a normal thing for college housing. Fortunately I started out with a great roommate who was very clean and respectful. The other side of the apartment had very disruptive and dirty tenants. One gentlemen was recalled to Saudi Arabia before his lease was up and left our apartment completely dirty, with his room trashed and leftover trash from a party he threw the night before he left. He also gave his key to his friend to come and go as he pleased, so we had a stranger in our apartment. We told the managers this happened and after an actual debate of why they needed to reset the keys, they did it.

When COVID first hit, it was just myself on one side and a gentlemen from China on the other side of the apartment. The apartment COMBINED another half used apartment with ours to fill it at capacity. Ignoring common sense, they put 4 people in the same small apartment instead of leaving 2 people in 2 apartments. I know there must of been a maintenance or cleaning schedule or maybe it made economical sense, but there was no common sense applied to this decision. While in their own right these were respectful young men, they were not courteous roommates. They were from Spain and apparently they stay up until midnight in Spain to make dinner and talk about their days. The gentleman from China and myself were very upset about how loud they were. The Spaniard using the bathroom I used never cleaned up after himself, even up to when they left. During his stay he shaved some part of his body that left my bathroom covered in hair that I am STILL cleaning up now.

The kitchen area is large enough to maneuver around with other people in it. The oven broke a couple times but after a maintenance request it was fixed. The microwave door was broken but it still worked fine. I have no real complaints about the kitchen other than it was extremely dirty when I moved in but we worked hard to clean the oven and floors on our own dime.

The WiFi is free but it isn t consistent. Luckily there were two options in my apartment that made it convenient to switch when one wasn t working. Recently (June/July) the internet hasn t been working for days at a time (it was off for a week last week) which made Teleworking impossible. I had to put in leave days and have unpaid days for an entire week because they couldn t get the internet to work. I did call and tell them it wasn t working and the student worker couldn t do much more than say they would get someone to fix it eventually. Everyday I wake up for work (July) I worry if the internet is going to be available or if I m going to lose my pay for that day.

You will not trust the fire alarms here. During my stay here the fire alarms go off a dozen times a month. It could be at 3pm or 3am. I do not know why they go off, but there has never actually been a fire.

You will pay $75 for parking but it s at your own risk. My car was broken into not once, but twice in an 8 month timespan. When I asked to see the tape to give to the police, conveniently they could not see what happened to my car. The gate to the parking garage was just fixed and before then anyone could come in. Homeless people were sleeping in the stairwells or sleeping in the common areas next to the front door or community gym.

I'd strong advise any new students, particularly new foreign students against living there. Their maintenance is slow. The facilities are old. Their rules are inflexible when it comes to subleasing and so on. It appears that the rent is lower than newer apartments nearby, but they arbitrarily charge you a large sum upon you moving out. An apartment of 4 bedrooms was charged over $1800 even after the students spent a whole day cleaning. Strange enough, they also did not bill the students equally when it comes to common areas like the kitchen. What are the grounds for their calculated penalty? Stay away from this place.

The staff at 100 midtown is amazing. From the front desk clerks to the maintenance guy, housekeeping and management. Great service. There are few problems, no proper ventilation of the house, roaches in the house most of the time, poor roommate allotment. I renewed hopefully the next 6 months is better. Other wise it is a safe location, good rooms, great location and reliable staff.

The office has been amazing and so kind. Whenever I go to the office they remember my name and our other conversations. They treat me like a friend and not just a rent check. The location is also great, I can walk to class and there is a grocery store right next door.

The elevators are old and a problem but it seems like they are working on them. I've heard of people having bug problems but my roommate and I keep our place clean so I've never really had an issue with any bugs in our place.

My fraternity agreed to block here while our house was being renovated, and just as we got our leases to sign (some already signed) they backed out because they had tenants willing to pay more than their already agreed upon deals. Terrible management and a very low move to college students now struggling to find last minute housing just to make some more money.

100 Midtown is cheap and in a great location. 100 Midtown has a good staff and I even became boys with a couple of them in the front office. The customer service is good but management and maintenance was slow but I saw that they are in the process of turning the staff and I already have seen a difference. I trust in they will continue to do a great job on turning around 100 Midtown and making it a great spot to live in Atlanta.

I would recommend here to anyone looking for a clean and quite place. You would find anything you need here. The stuff and managers are nice and responsive people. It is furnished with high quality stuff.
