I have a similar experience as other unhappy customers here; they don't miss any opportunity to suck money out of tenants. The landlords they deal with also seem to be in the same boat, unfortunately.

Only tip I can give is; for any services (maintenance work, end of tenancy cleaning etc.) just go with the party they recommend, or else they are going to be dissatisfied, no matter the quality of the work done. You might pay a bit extra in order to keep your peace of mind. Learned the hard way.
