We were offered the Chattel loan by Lavon but we wanted to try for the FHA loan because of lower interest rate. After 2 day trips over 100 miles one way to Hemet. It took Ma Williams about 5 seconds to shut down the ENTIRE financing conversation, including the Chattel loan initially offered. We have cash enough for a large down payment, but our monthly income they deemed too low. When we asked how much income is needed to qualify their vague response of, "you'll need more than that," left us in the dark on what's required or what to work towards? No guidance, no help. After denying us, they said not a word about returning the $500 deposit. We had to call back and request it. All the talk on their website about working hard to help you qualify and" there may be bumps in the road but we'll get through it together" We own our property outright, free and clear, yet nothing was said about qualifying for 0 down using our property's equity as advertised on their website. There are no 1200 sf homes from the mid $80,000's, not even close! Dont be fooled by the down-home name. These people are realtors and loan sharks. Youll need land, lots and lots of money, and a big salary Good Luck!
