***long review but hope this helps prospective buyers*** TLDR - Pulliam is amazing and you will not be disappointed!

Like you are probably doing now, I was very interested in putting an in ground gunite pool (and possibly spa) in my backyard to transform the backyard into an oasis. I scoured the internet for local builders in DFW and it was overwhelming. There are so many. Not to mention, since COVID and a low interest rate environment pool demand has NEVER been higher. Where to start? Well I researched and did my due diligence on just about every builder in the area. From meeting with designers, to talking to their general contractors you name it I did it. I even had other builders say they could not meet with me since they were so busy. I had a general idea of the design I wanted and a budget. I had heard of Pulliam from an old manager who used them 20 years ago and had nothing but great things to say so I called them up. I had a design meeting with Carl not even 2 weeks later (I knew they were busy/booked). Carl was fantastic. Couldn t ask for a better designer. He really listened to me and my girlfriend and the things we wanted and liked in a pool, while adhering to our budget. He never put any pressure on us, and after sleeping/thinking on the decision and design we went ahead with signing the contract. He met with us virtually via webex to go over the design. We were blown away with the design, and he included details we would have never considered. He was accommodating to small changes here and there and presented the 3D design AND line item cost sheet in a clear and concise format. We ended up adding a spa, a covered pergola area and an outdoor kitchen by seeing the total cost of each item and keeping it within the budget. Other builders wanted 10-25k more for a similar design. We even sourced some materials on our own, and Pulliam was more than accommodating in issuing a change order and installing our hand picked materials (tile, outdoor kitchen appliances).

The only issues in terms of delay was my HOA (they are awful) and waiting on their design approval. Pulliam handled all of the permitting through the city, utilities , and the HOA. The entire build process took about 10-12 weeks and that is with delays from weather (snow storm anyone?) and Hollidays. Greg, our general contractor was also excellent. Like Carl, he was always responsive and available to communicate on any matter that arose (and there were small, normal construction issues here and there but nothing too crazy). The construction project had its share of challenges (my backyard is literal solid rock, and on a new home builder lot IE. small), Pulliam was able to overcome any obstacle or issue that arose with great transparency and we could not be happier. I have already referred multiple friends to Pulliam and they are also happy with the process thus far.
