Termites, high move out fees, and apparently a monetary incentive to not continue to live here.

It took a while for management to come out with pest control both the first and second time we called. Eventually we moved to a new apartment within the complex, and were charged $1200 to move, a charge that we would not have incurred had we moved out completely. We aren't really sure what this money was for, as we were promptly charged an additional $762 for repainting, carpet cleaning, other cleaning, and repairs, including reglazing the bathtub! This was even with a member of maintenance, representing the landlord, completing a move-out inspection resulting in no itemized list of deductions - we were cleared to move out!

We were also charged this amount on a Monday. Moving only a few buildings over, we were able to see the 'cleaning' being done on Tuesday, almost a whole day after the 'final bill was calculated'.

When we transferred apartments, the new apartment had multiple things that needed to be fixed and cleaned, like wall damage, window screen, and cleaning. This leads us to wonder how much they charged the previous tenants for things that they never cleaned/fixed.

You might be asking: 'Did you knock down a wall?'. No, nothing more than what we considered as normal wear and tear from hanging paintings and anchoring furniture - a common practice in an earthquake zone.

Don't be drawn in by their low security deposit, and stay away to avoid their predatory practices. We feel swindled.

Oh, and they ran a second hard credit check when we moved within the complex, even though we'd been leasing with them for over a year!
