Our experience with Huneycutt was by far the worse landlord experience received and that is why I am writing this review. There are many frustrations we faced during our yearlong agreement. The biggest concern we had with them is the move out period. It seemed the deposit (1st month s rent), they did not want to hand back over towards the end of the lease period. As soon as you notify them you are moving they require you sign a form that you keep your utilities on 5 business days AFTER your MOVE OUT date. This is not legal. Beware you also have to pay a rekeying and carpet cleaning fee which comes out of the security deposit. We took over someone s lease on a quick turnaround, carpet cleaning couldn t be done, no big deal. Upon moving out they wanted to charge us for a carpet cleaning and provided us with a false receipt and stated it had been done for us now it needed to be done for the future tenant. The false receipt claimed to have cleaned the carpets at the time the previous tenants were living there. Other ridiculous demands include, repairs under $100 is to be fixed and replaced by the tenant, and no pets (although every other townhome building owner owned pets). Make sure you document EVERY single damage or missing item upon move in inspection or else you will be held responsible upon move out (even if the place is 20 years old). You have to pay for rekeying and carpet cleaning upon move out date. The fixtures are so out of date, no garbage disposal, no microwave, and old washer and dryer.
We will never rent nor purchase a home from this company. All tenants that we spoke with were just as unhappy as we were. They will try to take every bit of your deposit money or won t give you one at all. Be aware of this horrible business and the sneaky practices they use.
