They started off managing one of my properties for them and it went ok for the first year or two. I have multiple properties and was about to talk to them about taking on more when the bottom fell out.

One; they stopped paying me rent on time. Claimed it was because tenants were paying late. I went and visited my tenants and looked at all of their receipts and time stamps that stated they were paid on time. This continued for 6 months until the end of their contact.

Two: Communication - I could not get the actual people on the phone and they sure would not meet with me after multiple visits and phone calls. The closest I ever got was having their administrator put them on speaker phone for me at their office. Complete run around.

They stopped doing the inspections that were in their contract and stopped reporting calls from the tenants to me that that repairs were needed. Thankfully the tenants had my phone number as well and after a period of time they called me directly.

In conclusion I finally came to realize that they are cash poor and were using money from one client to pay another and because of that they were always behind.
