We haven't had them managing our new construction ...

We haven't had them managing our new construction condo association since they (also the developer) handed over to owners about 18 months ago, but we are still dealing with the negative effects. Major conflict of interest. Did not perform certain duties a mangemeant company should do, like a transition study, to see what errors the developer made, and we should get fixed by the developer, or at least get money for. 2 out of 3 parts of our development are just simply S.O.L.
They only performed a violation walk one time in 6 years. I believe the commitment was 2+ times per year.
They did not properly build our budget, so as to, seemingly, purposely make monthly Condo dues seem lower than they actually needed to be (I.e. They didn't include a budget for sprinkler room electric and heat, nor common area lighting).
The construction issues are pretty major, but not related to the "property management" side of their business model. We wouldn't know if the developer or the associations paid for repairs that came up. Not saying they did a hint immoral, but we wouldn't know, they never provided detailed financials. Severe conflict of interest.
Avoid Humphrey all together at all costs.
