We documented several issues with a rental house during a move-in inspection. We even took pictures. Upon move-out Huneycutt charged us for the issues even after we provided the move-in checklist signed by their son and pictures of all of the issues at move-in.

Before move out we considered staying another year. We sent an email to Huneycutt to ask the owner if they would consider reducing the rent if we made and documented improvements to the house. Over a month later with no response we decided to buy another house. Finally we were contacted saying the owner agreed. I responded that we had decided to move out because we did not receive a response. We had to make a decision. I received a very rude response that the owner was deployed and couldn't reply so it was my fault for not waiting for a reply over a month later!

I don't fault the owner. Deployed life is tough. But if Huneycutt would have let us know this fact we could have prepared appropriately. They didn't even acknowledge receipt of our email for over a month. As far as I knew they either didn't read our email or just trashed it.

If you are looking for a rental, I recommend staying away.

P.S. I'll also mention that on move-out you will suddenly be forced to sign new requirements like you must have the floors professionally cleaned, something we were never made aware of upon sign-up. Deceptive and unprofessional all the way down!
