**PLEASE NOTE: I tried to post this internally in the resident portal. However, it was not submitting correctly. I don't know if I was over my character/ word count or not. I tried to find a management/ corporate email to keep this review internal, but couldn't find anything. Unfortunately, this is now a public review.**

Parking Availability: I marked parking availability so high, only because I pay for a car space. Spaces are extremely tight though. I feel sorry for the person that is in the middle space. It seems like it would be very difficult to get in/ out with ease without scratching their neighboring cars. I, myself, have dented my car a few times along the pole that is the barrier. It is not uncommon at all, and I dare to say the status- quo, that cars will take up two spots under the carport, where they can. I don't fault them at all because of how tight spacing is. (3/5 stars)

Noise: I can frequently hear my neighbors both below and above me. The neighbors next to me on either side, I can't hear at all. I'm marking it high though because I feel like that is more on the neighbors themselves and not Advenir's fault. I don't think it's fair to penalize the complex for resident behavior. (5/5 stars)

Grounds Cleanliness/ Construction: Unfortunately, it is clear that the grounds cleanliness is not a priority. Most of the time, the bushes are overgrown and hard to walk by on the sidewalk, without pushing your way through the bushes. It's not a big deal, but definitely a hassle you get used to. Along the same lines, the potholes are getting larger and deeper. You learn quickly where to avoid. If you look closely, at both the interior and exterior, both need substantial work. (1/ 5 stars)

I was attracted to this location because of the gates. It's not in the safest neighborhood, and I appreciated that the gates would deter unwanted behavior. Only after I signed the lease, was I told that the gates don't work and haven't for some time. It felt like a bait- and- switch and left me feeling like the Advenir organization does not have my best interest at heart.

Maintenance Staff: Marcus is one that goes above and beyond whenever I need help. He does his best and takes pride in his work. I appreciate everything he has done around my apartment! Because of him, I'm giving the maintenance review 5/5 stars.

Property Staff: Whenever I go into the leasing office, it feels like I'm talking to someone who is new and not sure how to answer questions. The retention rate is low and it's clear that employees don't last long. To give an example of their service is- one day I went into the leasing office, started talking with one of the agents, and then she excused me to take a personal call on her cell phone. I found that a little unprofessional. Having lived here a year though, I do really like Karina and find that she genuinely cares about my concerns. Her professionalism is one thing I have always appreciated, and is the sole reason I'm giving as many stars as I am. (3/5 stars)

Overall: As a teacher, with a masters degree in leadership, I feel like I am not the typical resident in this complex. I am renewing my lease only because it's a two minute drive from work and the rent is cheap. I understand the concept of "getting what you pay for" and I feel comfortable foregoing some of the luxury amenities I have grown accustomed to, in different apartment complexes. However, I would hope the Advenir- Del Arte branch would take a more proactive stance on taking pride in the property and supporting residents when needed. As a resident, it overall feels very discombobulated, at times. (3/5 stars)
