In response to Cecilia Diaz comment below. When a house floods twice, and the rehabbing is not done in similar or better fashion than the other houses for sale in the same neighborhood ( Robindell ) It affects the price. Real Estate prices are set based on the market conditions for the area. When there are too many houses for sale on the same street, and very little interest from buyers to buy in the area, the market shift - which means that the house prices go down. When a seller decides to ignore the Comparative Market Analysis for the area , and don't take the comments from guests at the open house seriously on property condition to do the right improvements, or comments from other Realtors in regards to appraisal - then the seller is being unrealistic.
On your comment criticizing my performance as a Realtor, you failed to mention that the house has been listed with two different real estate companies, and two different Realtors. Also that there were 3 open houses, an offer to purchase your house at a very realistic price , and two Realtors who backed up on making offers on behalf of their clients after finding out that the house flooded twice after reading the sellers disclosure.
Was it unethical to speak with the truth about your house condition when compared to other properties? Was it unethical to disclose the age of the kitchen cabinets, and report how old was the AC unit? Was it unethical to ask of you to turn on all the utilities for the open house? Was it unethical to provide you with comparable in the area and explain the appraisal process for buyers wanting to buy your property with a bank loan? - Was it unethical to talk about the lack of a dishwasher in the kitchen? Was an unethical to transmit the comments from showings in regards to the 3 types of tiles in the house? There was not unethical behavior on my part.
The use of a car trading example is justifiable when the property in question is being advertised at an overpriced value, and when the so call improvements dont meet the buyers expectations, or the seller cant understand the real estate market. If you want a Realtor to lie in order to gain your business , then I proudly say that I am the wrong agent to represent you!
