While I am posting a negative review, I do want to point out my realtor was nothing but polite, courteous, easy to reach and responsive.

The reason I am posting the negative review are the business partners this realtor chooses. We had 2 major failings.

The first was with John Adams mortgage, their in house mortgage partner. With the new truth in lending forms, it is supposed to be impossible to come to closing needing a substantially different amount of money than your estimate. Due to a mistake in their calculations, 2 days prior to closing we learned we needed to come up with an additional $5000 out of pocket. This nearly derailed our closing.

The second major issue we have is with their MAX BROOCK home warranty. Their brochure touts it as their plan, and their partner is HMS home warranty. We had an issue with our furnace recently, and the HMS selected contractor diagnosed the issue. HMS didn't like the cost to fix the issue, so rather than providing locally available parts that could fix the issue today, I have to wait 3+ weeks in winter with no heat for them to provide their own part which is back ordered. There is no one at this company who will speak to you who can make a difference. It is at their sole discretion as to if they have to expedite a fix. According to them, no heat in December, waiting 3+ weeks to get a non-functional furnace fixed is acceptable. I contracted my own contractor to fix the issue for $300. Well, since HMS didn't approve, (no one one the phone could ever approve, the best they could do is promise a supervisor would call within 72 hours), so 3-4 more days no heat if we did that, they will not cover the cost of the repair. This home warranty is a sham.

If you decide to pick Max Broock, stay far away from their business partners.
