I found selling my own home with the help of using HomeAvenue to be easy! There were a few hiccups when it first posted on the MLS but Madeline corrected immediately; one of the realtor sites had posted without using my entire description and photos. Maddie had this corrected within a day! A former neighbor, who was trying to sell their home (and couldn t) using a realtor, had an issue with that same site and it took their realtor months to get that site to correct the error....
I sold my home within a few days and I would never use a realtor again after using this service. We saved over $20,000.00. A little work to fill out all the information on their site before it posts on the MLS; I did hire a photographer and would recommend that if your selling a property that is over $300,000.00. I purchased the basic package plus the scheduling add on (worth it but I didn t know I would sell so quickly) and the sign arrived quickly-within a couple of days. I previously had hired a realtor; her commission would have been 6%. I fired her due to lack of communication and not doing her job but insisting she was. I found this experience less stressful without a realtor and you are in control. Closing was a breeze and went into closing alone, feeling very secure without representation; title companies keep you very informed regarding everything. Don t let realtors scare you about legal ramifications, that can happen with a realtor too. If worried, hire a real-estate attorney (I didn t because it was a cash transaction and very straight forward). I have some realtor friends who said I was just lucky- well so are they; it s all about waiting for the right person to see your home (our buyers bought from out of state site unseen except for the pictures and their realtor doing a video walk through. Realtors do the exact same thing- get your photos and house information (spend some time on the description of your home) on the MLS and all the subsequent real estate sites. I did offer 2.7% for the buyers realtor s commission as recommended (I went with the high end and probably didn t need to).
Other states and countries use flat fee services, very common but not so in MN. People have this impression that it is very difficult; I was in healthcare not real-estate and was totally amazed by how easy the process really is.
